Factory for Rent Shah Alam: What September’s PPI Can—and Cannot—Tell You
DOSM’s September PPI rose 12.0%, but the index measures producer prices, not factory rents or your utility bill. Use the sector data carefully when weighing a Shah Alam factory lease against purchase.
The latest PPI Local Production release, dated 28 October 2026, reports a 12.0% national increase for September. Mining, manufacturing, utilities and processing stages moved differently. The index is not a rent, factory-input invoice or consumer tariff measure. Check your own costs, lease and site specifications before deciding to rent or buy.
The latest DOSM PPI reading is for September
DOSM’s latest PPI Local Production release available on 2 November 2026 reports a 12.0% year-on-year increase in September, compared with 10.7% in August. The index also rose 1.6% month on month. The release was published on 28 October.
That headline is a weighted national producer-price index, not a measure of Shah Alam factory rents or your company’s operating bill. See the September DOSM release for the reported period and sector details.
PPI measures prices received by producers
DOSM describes PPI as producer prices at the first stage of commercialisation, often called ex-factory prices. It tracks average changes in prices charged by local producers, across a basket of goods and sectors. It is not a retail-price index, a factory rent index or a direct measurement of the price you pay for electricity, gas or materials.
The OpenDOSM PPI notes explain the producer-price definition and state that the most recent three months may be revised. Treat the September numbers as current published data, not a permanent figure.
The headline is shaped by different sectors
In September, the mining component rose 54.1% year on year, while manufacturing rose 9.4%, electricity and gas supply 5.5%, and water supply 3.2%. The August figures were 41.2%, 8.8%, 6.4% and 7.8%, respectively. A large total-index change therefore does not mean every factory’s product prices or input costs moved by the same amount.
Within manufacturing, DOSM’s release identifies strong changes by product group. If your business is energy intensive, handles fuel-linked materials or makes finished goods, compare the category relevant to your own supply chain instead of applying the national total to your budget.
The processing-stage index is still a national average
DOSM reports September increases of 30.3% for crude materials for further processing, 9.7% for intermediate materials, supplies and components, and 3.6% for finished goods. Those categories help describe price movements along production stages, but they are not a bill of materials for your company and do not reveal your contract terms, supplier mix, discounts or imported-input exposure.
Use your actual purchase invoices and supplier notices when updating a production forecast. Do not apply the 30.3% crude-materials figure to every factory’s input costs.
A producer-price change is not a utility tariff or rent change
The electricity and gas supply PPI component measures prices received by producers in that sector. It does not state the tariff, demand charge or invoice amount facing a particular factory user. Likewise, the PPI does not track a landlord’s service charge, lease escalation clause, vacancy or achieved rent.
For utilities, check your actual tariff category, meter, maximum demand, usage pattern and supply contract. For a renewal, check the lease’s rent-review and outgoings clauses and ask for the actual calculation. A PPI percentage alone does not justify a matching rent uplift.
What landlords and tenants should verify
Tenants should compare the landlord’s claimed cost changes with invoices and the lease wording, and separate reimbursable outgoings from base rent. Before committing to a space, confirm the incoming power supply, metering, water, drainage and maintenance obligations for that building.
Landlords should document actual operating expenses and lease clauses before proposing a change. Neither party should treat national producer-price data as proof of the cost at one property.
Compare renting and buying with your own cash flow
Renting can preserve capital and flexibility; buying may provide control when a site and operating horizon are established. Compare deposit or equity, financing, taxes and transaction costs, repairs, fit-out, utilities, lease duration, exit rights and the cost of relocation. A producer-price index cannot forecast these property-specific amounts.
Use the Shah Alam factory rental search, Shah Alam factory sale search and Shah Alam / Glenmarie area guide as search aids; verify current listings, terms and site condition directly.
Prepare a site-specific enquiry
Share your production process, monthly utility profile, loading needs, target move date, lease horizon and the actual operating costs you are trying to control. If you are comparing a purchase, include the expected ownership period and upgrade budget. That lets an agent help shortlist property options without substituting macro data for engineering, legal or tax advice.

Common questions.
What is the latest Malaysia PPI figure?
DOSM’s September 2026 PPI Local Production release reports +12.0% year on year and +1.6% month on month. The latest three months may be revised.
Does a 12% PPI rise mean Shah Alam factory rents will rise 12%?
No. PPI measures producer prices for goods. It does not measure factory rent, vacancy or a landlord’s costs.
Does the electricity and gas PPI show my factory’s power bill?
No. It is the producer-price index for that utility sector, not a specific user tariff or invoice. Check your actual meter, tariff, demand and contract.
Why was the headline PPI higher than manufacturing PPI?
DOSM reports mining +54.1%, manufacturing +9.4%, electricity and gas supply +5.5%, and water +3.2% year on year for September. The headline combines sectors with different movements.
Can I use PPI to negotiate a lease renewal?
It can be general context, but it does not prove a cost at your building or set a rent increase. Check the lease clause and actual invoices or outgoings.
Should I rent or buy in Shah Alam because of PPI?
Not by itself. Compare your actual bills, site requirements, lease terms, financing, upgrades and intended holding period.
