Join BuyKlang: Careers for Industrial Property Negotiators (REN)
We believe a good industrial property consultant does more than walk a client through a building. They understand what the business actually needs.
When a client asks you
- Is 600A enough power?
- Will the floor take the load?
- Will the production line fit?
- Is there room to expand later?
Every question you answer properly is trust earned. At BuyKlang we focus on industrial property, and we share what we know with the team, so we grow and close together.

How to become an industrial REN in Malaysia: the licence steps
1. Meet the basic qualification
At least SPM, UEC or a university diploma.
2. Attend the NCC
The Negotiator Certification Course is a 2-day course run by LPPEH-approved organisers, usually over a weekend (PEPS, for example, runs it in Kuala Lumpur and Petaling Jaya). You can take it before you join an agency, and the certificate is valid for one year.
3. Join a registered estate agency firm
A REN cannot work independently or open their own agency. You work under a registered estate agent, and the firm applies to LPPEH for your REN tag with the application form, a photo, a copy of your IC, your employment letter and your NCC certificate. The tag carries your REN number and a QR code, and you wear it whenever you deal with clients.
4. Renew every year through the RRP
The REN Renewal Program (RRP) is a mandatory yearly requirement to keep your registration. You attend an LPPEH-approved RRP programme, the organiser uploads your attendance to the LPPEH BIS2 system, and you download your e-certificate from BIS2. Programmes that are not approved do not count.
5. Check the agency and your leader before you sign
Search the agency firm and the person who will lead you on the LPPEH public register at search.lppeh.gov.my: negotiators by REN number or name, registered agents by registration number, firms by firm number. You can also scan the QR code on their REN tag.
Choosing an industrial team in Klang, Port Klang or Shah Alam
Choose the leader before the brand. An agency with a few factory listings will not teach you industrial property. Search factory and warehouse listings for the area you want to work in, note which agencies and negotiators keep appearing, then ask them the questions below. These are our own answers, so you can compare.
Does the leader specialise in industrial property?
Yes. Adam and Yuki focus on factories, warehouses and industrial land in Klang, Port Klang (Westport, Pulau Indah, Northport, Telok Gong, Pandamaran), Shah Alam and the wider Klang Valley.
Will they take you to viewings and negotiations?
Yes. Training is hands-on: we show you, do it with you and guide you through real cases, from the first call to an owner through to completion.
Is there a base salary?
No. Estate agency work in Malaysia is commission-based, ours included. Whichever agency you talk to, ask for the commission split in writing before you sign.
Where do listings and clients come from?
We teach you to farm an industrial area yourself: lot research, land title searches, walking the streets and following up owners. Enquiries from our website are allocated case by case.
Full time or part time?
Full time only. Industrial clients take months to decide, and part timers cannot keep up.
Industrial property widens how you see business
- Work across food and halal food, logistics, electronics, medical, automotive, plastics, metal fabrication and new energy.
- Deal directly with business owners, factory managers and operations heads.
- See how companies actually grow, expand and invest, instead of reading about it in market news.
The more industries you touch, the more you accumulate. Not just closing experience, but a real understanding of the whole industrial market.
What you will actually learn
- How to read a factory: power capacity, floor loading, ceiling height, loading bays, fire rating, and what each one means for a real production line.
- How to read land: title type, zoning, conversion, plot ratio, and the infrastructure that decides whether a site is worth building on.
- How the deal works: valuation logic, tenancy structures, SST, stamp duty, and the full sale process end to end.
- This knowledge stays with you for your whole career. It is yours, not the company’s.
How you get paid
- Estate agency work in Malaysia is commission-based. There is no monthly base wage, and we would rather say that plainly than dress it up.
- Industrial deals are larger than residential ones and the commission per deal reflects that. An industrial agent working consistently is typically in the region of RM200,000 to RM300,000 a year.
- Strong years go well beyond that, and seven figures happens on the back of large mandates, but that is not the norm and we will not pitch it as one.
- What you earn tracks how consistently you prospect and how well you answer the technical questions clients actually ask. The second half is what we train you on.
Win on judgement, not on luck
- A lucky agent stumbles onto one deal. A professional closes consistently because clients trust the answer they get.
- We will teach you and share what we know, but the judgement has to be built by you, deal after deal.
- We give you the data and the tools. A spec search that matches factories by power, ceiling height and floor loading, plus a live price index so you advise with real numbers instead of guesses.
One client, many deals over the years
- Factory clients grow. A tenant renting 10,000 sqft today may need 30,000 sqft in three years, and may buy land to build their own plant after that.
- Serve one client properly and the renewals, the expansion, the disposal and the next purchase all come back to you.
- That compounding is very hard to find in residential, and it is the real reason this niche is worth the effort of learning it.
Who we are looking for
Driven, not settled.
You want to push toward a higher target rather than stay comfortable where you are.
Willing to go full time.
Industrial property does not work as a side job. It takes time, expertise and continuous work on your client base.
Willing to learn, even from zero.
Whether you already hold a Property enquiries (REN), PEA or REA licence, or you are just entering the industry, we build your expertise with you step by step, and guide you through the NCC course to your REN tag if you are not licensed yet.
Meets the basic qualification.
At least SPM, UEC or a university diploma, which is the baseline requirement to practise as an agent in Malaysia.
Industry experience is welcome.
People from manufacturing, logistics, engineering, procurement or B2B sales often have a natural advantage, because you already understand what a business really needs.
Believes in integrity and long relationships.
We want a closing to be the start of a long working relationship, not the end of one.
How we train you: farming an industrial area, hands-on
We do not run classes or keep a course timetable. Industrial property is learned in the market, so we train you directly: we show you how, do it with you, give you tasks, and guide you whenever you get stuck. The goal is that one day you can run an industrial area on your own.
Step 1: Learn to research
- Use JUPEM, MyLot and SISMAP to look up lot information.
- Search land titles at the land office and read what matters: land area, tenure, land use, ownership details and restrictions, keeping clear what is verified and what still needs checking.
- Keep a record for every factory: unit number, size, for rent or for sale, asking price, what kind of tenant or buyer it suits, where the information came from, when it was last checked, and who to follow up next.
Step 2: Walk the industrial area
Start with an assigned industrial area and walk it street by street. Record every factory unit number, every for rent or for sale sign, and which units are empty, under renovation or moving out. Go back, update, and build your own database of the area: which unit has been let, which is still empty, which has a new sign or a new owner. What you see on site is a lead, confirmed only by actually contacting people.
Step 3: Daily targets
We set daily targets based on your progress and your area: streets to walk, prospecting calls to make, owners or clients to meet, banners to put up, follow-up records to update. If you genuinely want to learn and can handle pressure, we give you more tasks, so you meet more real cases in less time.
Step 4: Work the owners and follow up
Learn how to make the first call: introduce yourself, say why you are calling, and find out whether the factory is owner occupied or let, and whether the owner plans to move or sell. Record every conversation and the next follow-up date, and do not give up after one call that goes nowhere. Over time you learn which factories are worth chasing first.
Step 5: Match tenants and buyers
Pin down what the client needs: use, size, budget, access, moving date and the conditions they cannot compromise on. Then shortlist suitable factories, arrange viewings and get the client's feedback afterwards. If they did not like what they saw, find out exactly why.
Ask anytime
There are no fixed class times. Ask whenever you have a question, and before you ask, sort out what you already know, where you are stuck and what you plan to do. Not knowing at the start is normal, because you have not done it yet. The real problem is the person who never asks.
Why we expect a lot
Estate agents in Malaysia have no base salary. Rather than let you spend a year or two finding out this is not for you, we show you the real day to day from the start, so you know as early as possible whether this career fits you. People who commit grow fast at this pace; people who are not serious usually find it stressful. We do not promise a quick deal, and tasks are no guarantee of results. We give you direction, methods and real cases. How far you go depends on how you execute.
Full time only
Industrial clients take months to decide and the technical knowledge takes time to build. Part timers cannot keep up, so we only take full time negotiators.

Frequently asked questions
Do I need a licence to apply?
Who trains new industrial property negotiators in the Klang Valley?
I have never worked in property. Can I still do industrial?
Yes, and sometimes it is easier. You have no residential habits to unlearn. What you need is the willingness to learn how factories and land actually work: power, floor loading, ceiling height, zoning and titles. People from B2B sales, factory operations and logistics often pick this up quickly because they already understand how a business uses space.
What technical knowledge does industrial property need?
Power capacity in amps, floor loading in tonnes per square metre, ceiling height, loading bays, fire rating, plus land side knowledge like title type, zoning, conversion and plot ratio. You are not expected to know this on day one. You are expected to want to learn it, because this is exactly what separates a professional from a lucky agent.
Does it have to be full time?
Yes. Industrial clients take months to move, and the technical knowledge takes real study. Part timers cannot follow up properly or build the expertise, so we only take people who can commit full time.
How do I become a real estate negotiator in Malaysia?
Once you join BuyKlang, we help you complete the registration, then train you hands-on, from researching lots and land titles and walking industrial areas through to real deals, as you grow into a professional industrial property consultant.
Do I need to renew my REN every year?
How do I check that an agency and its leader are properly registered?
Which team should I join to become an industrial property agent in Klang or Shah Alam?
Look for a leader who works on factories and warehouses every day, not an agency with a few factory listings. Search factory and warehouse listings for Klang, Port Klang or Shah Alam, see which negotiators keep appearing, check them on the LPPEH register, and ask whether they will take you to viewings and negotiations. At BuyKlang, Adam and Yuki recruit and train full-time negotiators themselves, hands-on, and focus on industrial property in Klang, Port Klang, Shah Alam and the wider Klang Valley.
Where do the clients come from?
First, we teach you our own methods for developing clients, because that is the skill you keep for life. Enquiries that reach us through the trilingual site, Google rankings and AI citations are allocated case by case, so nobody here builds a business on waiting to be handed leads. The source that compounds is the one you build yourself: clients you serve well come back as their business expands, for renewals, bigger space, disposals and their next purchase.
