Petaling Jaya Industrial Areas: Factory Rent, Prices and Section-by-Section Guide
A section-by-section guide to Petaling Jaya's industrial areas, from Section 51/51A and Section 13 to the Sungai Way Free Industrial Zone, with JPPH factory rents and prices, access and MBPJ rezoning plans.

Key Takeaways
- Petaling Jaya's working industrial areas are Section 51 and 51A (around Jalan Tandang), Section 13, Section 19, the Sungai Way Free Industrial Zone (SS8) and Taman Mayang (SS25/SS26). Kota Damansara and Ara Damansara add newer and smaller pockets. All fall under MBPJ (Majlis Bandaraya Petaling Jaya).
- Factory rent: JPPH-recorded tenancies in Petaling Jaya to July 2026 show a median RM2.10 psf a month (55 tenancies in 24 months). Units of 10,000 to 30,000 sq ft rented at a median RM2.30 psf, about RM30,900 a month.
- Factory prices: over the same 24 months, terrace factories sold at a median RM1.59 million (RM675 psf of land) and semi-detached factories at RM8.6 million. Section 51/51A was the busiest park with 21 deals, at a median RM6.24 million.
- Redevelopment pressure is real and documented. About a quarter of Section 13 has already been redeveloped, and MBPJ's draft Special Area Plan (RKK) for Sections 19, 51 and 51A covers more than 400 hectares with a high-tech industry focus.
- Access is the selling point: the Federal Highway, LDP, NKVE and SPRINT all run through or beside PJ, so a PJ factory is close to Kuala Lumpur, Shah Alam and the Damansara corridor.
Petaling Jaya's industrial areas are Section 51/51A along Jalan Tandang, Section 13, Section 19, the Sungai Way Free Industrial Zone, Taman Mayang and the Kota Damansara and Ara Damansara pockets. JPPH-recorded factory rents here run at a median RM2.10 psf a month, and a terrace factory sells for about RM1.59 million. Stock is old, mostly leasehold and under steady rezoning pressure, so check the land use and the lease before you commit.

Section by section
Section 51 and 51A, and Jalan Tandang
Section 51 is the busiest factory market in Petaling Jaya by deal count. JPPH-recorded transfers to July 2026 list Seksyen 51/51A as the most active industrial park in PJ, with 21 deals in 24 months at a median RM6.24 million, mostly semi-detached factories. The full table is on the Petaling Jaya industrial transactions page.
The area is not small. The Edge put Section 51 at about 370 acres in 2009, mainly industrial with limited commercial units. Jalan Tandang is the spine road for the older lanes (Lorong Tandang and the Jalan 51/2xx roads), and smaller named estates such as the PJCT zone on Jalan 51/225A and the Tiong Nam industrial park near Kampung Tunku sit inside or beside it.
Section 51A, along Jalan 51A and Jalan 225, is further along the road to change. In 2018, a valuer told The Edge that the Jalan 51A area was no longer suitable for manufacturing and warehousing, because old factories were turning into car showrooms and offices, and most buildings there were 30 to 40 years old at the time. Section 51A now suits showrooms, service centres and light assembly better than heavy production.
Section 13
Section 13 was PJ's original industrial core and is now its clearest example of rezoning. The Edge (May 2026) describes it as a 260-acre brownfield enclave bounded by Jalan Kemajuan, Jalan Professor Ungku Aziz and Jalan Professor Khoo Kay Kim, with roughly a quarter of the land already redeveloped, mostly on the main-road plots. MBPJ's Special Area Plan let industrial lots convert to commercial and mixed use, and a draft amendment (RKK Seksyen 13, Pengubahan 1) proposing a 1:3.75 plot ratio was still awaiting gazettement.
The land price shows why factories are leaving. The same report lists recent similarly zoned land deals at RM515 to RM650 psf, while The Edge reported in 2018 that Section 13 industrial land sold for RM45 to RM50 psf in the 1990s and RM230 to RM260 psf by 2018. For a factory user this means two things. Remaining detached plants are priced as redevelopment land, not as factories. The affordable entry point is stratified space: JPPH recorded 8 Section 13 deals in 24 months at a median RM525,000, mostly stratified units.
Section 19
Section 19 is a mixed precinct. The Edge (2020) lists terrace houses, purpose-built factories, warehouses, showrooms and shoplots side by side, and notes that British American Tobacco sold its former 5.3-hectare factory site on Jalan 19/1 to LGB Properties in 2016 for a planned mixed-use project.
Section 19 is in the same draft RKK as Sections 51 and 51A, covered below.
Sungai Way Free Industrial Zone (SS8)
The Sungai Way Free Industrial Zone (also spelt Sungei Way FIZ) is where PJ's large electronics plants were. Western Digital entered Malaysia in 1973 and put two Sungei Way FIZ sites of 1.46 ha and 4.45 ha up for sale in 2019 as it consolidated production. In 2020, Taiwan-listed Wistron bought a Western Digital factory in the zone for RM120 million to make Internet of Things products, and Centurion leased a PKNS site for a workers' dormitory of more than 5,000 beds.
The zone shows both directions of PJ's industrial market. Manufacturing still buys here, but land around it has gone to housing: the NST report records Mah Sing buying a 7.9 ha former Panasonic plant in 2009 for its Icon City project, and Sunway buying 6.88 ha next to the WD land in 2015 for Sunway Serene. What remains are big lots. For a sense of the stock, see this freehold detached factory in the Sungai Way Free Industrial Zone: 50,000 sq ft built-up on about 2.3 acres, 1,000A power and 20 to 30 ft ceilings.
Kelana Jaya and Taman Mayang (SS25/SS26)
Kelana Jaya itself (SS3 to SS7) is a residential and commercial area, according to The Edge, so "Kelana Jaya factory" searches usually mean one of two neighbours: the Sungai Way FIZ in SS8, or the industrial terraces of Taman Mayang in SS25 and SS26. JPPH recorded 9 SS25 deals in 24 months at a median RM1.59 million, mainly terrace factories, plus 4 in SS26. It is PJ's main small-unit market for workshops and light assembly.
Kota Damansara and Sunway Damansara
Kota Damansara holds PJ's newest industrial stock, including the ramp-up strata units covered in our EMHUB Kota Damansara guide and semi-D and corporate factories near Taman Sains Selangor and Sunway Damansara. It is the part of PJ that suits modern fit-outs best, with NKVE and LDP access. Check current units on the Kota Damansara factory rent page.
Ara Damansara
Ara Damansara is mainly a commercial and residential township near Subang Airport, with a small terrace-factory pocket. Supply is limited, so tenants looking here usually widen the search to the Subang side; our Subang Hi-Tech Industrial Park guide covers the nearest larger park.
PJ Old Town, Taman Medan and Maju Jaya
The southern edge of PJ, from the old town sections towards Old Klang Road, has small workshops and terrace factories. JPPH lists Taman Medan (5 deals, mostly terrace) and Pusat Perindustrian Maju Jaya (5 deals, median RM1.93 million) among PJ's active parks. The Edge reported in 2009 that planners had flagged Sections 1 to 4, 8 and 19 and the Sungei Way FIZ as areas needing redevelopment, so this is old stock with the same long-term question as the rest of PJ.
Rezoning and redevelopment pressure on old PJ industrial land
Three documented plans shape what you can do with PJ industrial property:
- Section 13 Special Area Plan. Already in force, with a draft amendment raising plot ratio awaiting gazettement (The Edge, 2026).
- Draft RKK for Sections 19, 51 and 51A. MBPJ first invited public feedback in May 2024. In October 2025 the mayor said the draft covers more than 400 hectares, with an estimated GDV above RM1.7 billion, and focuses on high-tech and semiconductor industry, land-use rezoning and transit housing around LRT Asia Jaya and KTM Taman Dato' Harun.
- Replacement Petaling Jaya Local Plan (RTPJ Penggantian). It merges RTPJ 1 and 2, and in December 2025 MBPJ expected gazettement on 10 November 2026.
What it means in practice:
- For tenants: landlords in rezoning areas may prefer shorter leases or add redevelopment break clauses. Read the termination clause and ask how many years are left on the land lease.
- For buyers: a factory on rezoned land can be worth more as land than as a building, which raises entry prices for owner-occupiers. Check the current zoning and plot ratio with MBPJ's planning department before you sign.
- For owners: the RKK focus on high-tech industry suggests clean, high-value manufacturing remains welcome, while dirty or heavy processes face more pressure to move to Shah Alam, Klang or further out.

Access: Federal Highway, LDP, NKVE and SPRINT
| Road | Key facts | PJ industrial areas it serves best |
|---|---|---|
| Federal Highway | The main KL to Klang artery through PJ | Section 51/51A via Jalan Tandang, Section 13, Section 19, Sungai Way FIZ |
| LDP (Damansara-Puchong) | About 40 km from Damansara to Puchong | Sungai Way FIZ, Taman Mayang, Kota Damansara, Sunway Damansara |
| NKVE | About 35 km between Klang and Kuala Lumpur, with a link to the North-South Expressway at Bukit Lanjan | Kota Damansara, Ara Damansara (via Subang) |
| SPRINT | About 26.4 km in three links: Kerinchi, Damansara and Penchala | Section 13, Section 19, Kota Damansara via Penchala |
Central PJ roads are congested at peak hours. Occasional containers into Section 51 or Section 19 are workable; daily container runs to the port usually point to Shah Alam or the Klang belt.
Factory prices in Petaling Jaya (JPPH)
JPPH-recorded transfers in Petaling Jaya, 24 months to July 2026 (58 deals, 56 of them buildings):
| Type | Deals | Median price | Typical range | Median psf (land) | Median land |
|---|---|---|---|---|---|
| Terrace factory | 25 | RM1.59 million | RM1.2m to RM2.4m | RM675 | 2,160 sq ft |
| Semi-detached factory | 9 | RM8.6 million | RM7.1m to RM9.8m | RM660 | 10,125 sq ft |
| Detached factory | 7 | RM5.98 million | RM3.55m to RM10.47m | RM518 | 9,720 sq ft |
| Stratified factory | 13 | RM350,000 | RM215,000 to RM600,000 | n/a | n/a |
Points to read from it:
- Most PJ industrial land is leasehold. 42 of the 56 building deals were leasehold (median RM1.37 million) against 14 freehold (median RM1.94 million).
- The median moved because the mix moved. The last 12 months had 19 deals, and more semi-D and detached deals in Section 51 lifted the median; it does not mean every unit rose by the same amount.
- Deal volume is thin. Petaling Jaya recorded 31 industrial transfers in 2025, so one large deal moves the average. Use the medians by type, not the headline.
Factory rent in Petaling Jaya (JPPH)
JPPH-registered factory tenancies in Petaling Jaya, 24 months to July 2026 (55 tenancies, typical term 24 months):
| Size | Tenancies | Median rent per month | Median psf per month |
|---|---|---|---|
| Under 3,000 sq ft | 32 | RM2,000 | RM1.84 |
| 3,000 to 10,000 sq ft | 11 | RM11,000 | RM2.20 |
| 10,000 to 30,000 sq ft | 11 | RM30,900 | RM2.30 |
| All sizes | 55 | RM5,000 | RM2.10 (RM1.58 to RM2.57 typical) |
By type, terrace factories rented at a median RM2.00 psf, stratified units at RM2.20 and detached factories at RM2.60.
Worked example, 20,000 sq ft at RM2.30 psf: RM46,000 a month in rent. In the archived source example, the usual upfront package is two months' deposit, one month's utility deposit and one month's rent in advance, so about RM184,000 before fit-out. An SST-registered landlord adds 6% service tax on rent from 1 January 2026, RM2,760 a month here, and the tenant normally pays stamp duty on the tenancy agreement.
Modern or refurbished buildings in Kota Damansara and Section 51 ask well above these medians, so treat RM2.10 as a floor for good stock, not a target.

Rent or buy in PJ
On JPPH medians, a terrace factory sells for about RM1.59 million and rents at RM2.00 psf a month. Buyers in PJ are mostly paying for location and land, not yield: supply is fixed, and rezoning can lift land value. Tenants get the address without carrying the redevelopment risk, which suits most operating businesses here.
When PJ is not the right fit
PJ works for showrooms, light assembly, service centres, R&D and regional offices with storage. If you need a big floor plate, heavy power or daily container runs, the nearby alternatives are usually better value:
- Shah Alam: larger plants and land across many sections; see our Shah Alam industrial areas by Seksyen guide and factories for rent in Shah Alam.
- Glenmarie: a central alternative with newer corporate stock; see factories for rent in Glenmarie.
- Subang: close to Ara Damansara and the airport; see factories for rent in Subang.
Checklist before you rent or buy a factory in PJ
- Zoning and plan status: confirm the lot's current land use and whether it sits in the Section 13 RKK, the draft RKK for Sections 19, 51 and 51A, or another plan area. Ask MBPJ, not the landlord.
- Land lease: most PJ industrial titles are leasehold. Note the expiry year; banks and future buyers will.
- Power: older PJ buildings are often sized for a previous tenant. Check the actual TNB supply on the meter and the switchboard rating.
- Floor and lift: many PJ buildings are multi-storey. Check goods lift capacity, floor loading and column spacing on the floor you will use.
- Loading: central sites are tight. Walk the turning path for a 40 ft container or a 10-tonne lorry at the hours you operate.
- CF or CCC and approvals: confirm the building has its certificate and that your use matches the approved plan.
- Lease terms: look for redevelopment break clauses, reinstatement duties, service tax and who pays quit rent and assessment.
FAQ
Where are the industrial areas in Petaling Jaya?
The main ones are Section 51 and 51A along Jalan Tandang, Section 13, Section 19, the Sungai Way Free Industrial Zone (SS8) and Taman Mayang (SS25/SS26). Kota Damansara and Sunway Damansara hold the newest stock, and Ara Damansara has a small terrace-factory pocket. All are under MBPJ.
How much is factory rent in Petaling Jaya?
JPPH-registered tenancies in the 24 months to July 2026 show a median RM2.10 psf a month, typically RM1.58 to RM2.57. Units of 10,000 to 30,000 sq ft rented at a median RM2.30 psf, about RM30,900 a month. Modern or refurbished buildings ask above these medians.
How much does a factory cost in Petaling Jaya?
Over the same 24 months, terrace factories sold at a median RM1.59 million (RM675 psf of land) and semi-detached factories at RM8.6 million. Stratified units were about RM350,000. In Section 51/51A, the busiest park, the median deal was RM6.24 million.
Is Section 13 PJ still an industrial area?
Partly. Section 13 is moving to mixed use under MBPJ's Special Area Plan, and about a quarter of it has been redeveloped. Some factories remain, but land there now trades at around RM515 to RM650 psf as redevelopment land, so it suits stratified or short-term users more than new factory buyers.
What is the Sungai Way Free Industrial Zone?
It is the large-plant industrial zone in SS8, between Kelana Jaya and the Federal Highway, near the LDP. It housed electronics plants such as Western Digital, and in 2020 Wistron bought a Western Digital factory there for RM120 million. Parts of the surrounding land have been redeveloped into housing.
Will PJ industrial land be rezoned?
Some of it already has been, in Section 13. MBPJ's draft Special Area Plan for Sections 19, 51 and 51A covers more than 400 hectares and focuses on high-tech industry, rezoning and transit housing. Check the latest status with MBPJ before you sign a long lease or buy.
