Subang Hi-Tech Industrial Park: Address, Map, Council, Factory Prices and Rent

Key Takeaways

  • Subang Hi-Tech Industrial Park is a freehold industrial estate in Batu Tiga, Subang Jaya, built around Jalan Delima 1/1 and Persiaran Teknologi Subang, with the Federal Highway on its northern edge. It falls under Majlis Bandaraya Subang Jaya (MBSJ), not MBSA.
  • Address and postcode: occupiers publish both 40000 and 47500 postcodes and write either "Shah Alam" or "Subang Jaya". The council on the assessment bill, MBSJ, is what counts for plans and licences.
  • Registered prices (JPPH, Subang and Glenmarie area, 24 months to August 2026): terrace factories sold at a median of RM1.42 million (RM594 psf of land) and detached factories at RM10.25 million (RM511 psf of land). JPPH has no separate row for Subang Hi-Tech, so these are area figures.
  • Registered rents: 115 factory tenancies in the same area had a median of RM2.00 psf a month, typically RM1.40 to RM2.80. Rental service tax on non-residential premises is 6% from 1 January 2026.
  • Not the same estate as Taman Perindustrian UEP (Jalan TP roads), the SS13 Subang Jaya Industrial Estate or the Jalan Subang roads near USJ 1, although adverts often call them all "Subang Hi-Tech". Check the road name first.

Subang Hi-Tech Industrial Park (Taman Perindustrian Subang Hi-Tech) is a freehold industrial estate in Batu Tiga, on the Subang Jaya side of the Shah Alam border, with Jalan Delima 1/1 as its main road and the Federal Highway on its northern edge. It is administered by Majlis Bandaraya Subang Jaya (MBSJ), which names it in its 2035 local plan. The park mixes corporate head offices, telecoms, distribution and light manufacturing, mostly on large detached lots. This guide answers the questions buyers and tenants ask before they shortlist a unit here: the exact address and map position, the council, which nearby estates are different places, access, building rules, who is already there, and what JPPH-registered deals say about prices and rents.

Where is Subang Hi-Tech Industrial Park? Address and map

The park sits in Batu Tiga, between the Federal Highway to the north and the USJ townships to the south and east. Jalan Delima 1/1 runs through it at roughly 3.068° N, 101.570° E (OpenStreetMap), and Persiaran Teknologi Subang is the other main internal road. If you type "Subang Hi-Tech Industrial Park" into a map app, check that the pin lands on Jalan Delima and not on the UEP estate further south.

Occupiers write the address in different ways:

Occupier Address as published Source
Fonterra HQ (owned by Axis-REIT) No. 23, Jalan Delima 1/1, Subang Hi-Tech Industrial Park, Batu Tiga, 40000 Shah Alam Axis-REIT
CelcomDigi investor relations Lot 10, Jalan Delima 1/1, Subang Hi-Tech Industrial Park, 40000 Subang Jaya CelcomDigi
SMC Automation (Malaysia) head office Lot 36, Jalan Delima 1/1, Subang Hi-Tech Industrial Park, 47500 Subang Jaya SMC

What is the postcode of Subang Hi-Tech Industrial Park?

Both 40000 and 47500 are in use, as the table shows. The postcode is a postal convention only. Axis-REIT's record for the Fonterra building shows the land title is in the District of Petaling, and for planning, licensing and assessment the park belongs to Subang Jaya. Use the postcode printed on the title or assessment bill of the lot you are looking at, not the one in an advert.

Which council: MBSJ or MBSA?

The Subang Jaya Local Plan 2035 (Replacement), Volume 4, prepared by MBSJ, lists "Taman Perindustrian Subang Hi-Tech" among the industrial parks in its area, separately from Taman Perindustrian UEP and Taman Perindustrian Subang. The plan also divides MBSJ's area into planning blocks and names block BP2 "Subang Hi-Tech". The plan was approved by the Selangor State Planning Committee on 23 October 2020 and agreed by the State Executive Council on 3 November 2021.

That makes MBSJ the council for building plans, business licences and assessment. MBSA administers the Shah Alam side of the boundary, including Glenmarie. BP2 is a planning block, not a park boundary: it covers a wider area around Batu Tiga, which is one reason the "Subang Hi-Tech" name gets stretched to neighbouring estates.

These are separate estates with their own roads and price levels:

How do you get to Subang Hi-Tech Industrial Park?

Route or destination How it serves Subang Hi-Tech
Federal Highway Runs along the park's northern edge, east to Petaling Jaya and Kuala Lumpur, west to Klang and Port Klang. Tropicana's Metropark plan includes a flyover linking the site directly to the Federal Highway. The Batu 3 toll stopped collecting on 1 January 2018.
ELITE (North-South Expressway Central Link) Named by Axis-REIT as the alternative route; north to the NKVE, south to KESAS and the North-South Expressway, and on to KLIA.
KTM Komuter Batu Tiga station on the Tanjung Malim to Port Klang route is the nearest rail stop for workers.
Subang Airport (Sultan Abdul Aziz Shah) Across the Federal Highway, home of the aerospace cluster.
Northport and Westport, Port Klang West via the Federal Highway or KESAS.

Federal Highway traffic around Batu Tiga is heavy at peak hours, so drive the route at the hours your trucks will run before you commit, and check whether a 40 ft container can turn at the gate of the lot you are viewing.

Land use and tenure

  • Tenure: freehold. Axis-REIT lists its Fonterra property in the park as freehold, and the NST describes Tropicana Metropark as sitting on "prime freehold land in the Subang Hi-Tech Industrial Park". Tenure belongs to each title, so confirm it on yours.
  • Land use: the park is listed as an industrial park in MBSJ's local plan. Each title carries its own category of land use and express condition, so check that the title says industrial (perusahaan or perindustrian) and read any restriction in interest.
  • Council: MBSJ, planning block BP2.
  • Redevelopment: Tropicana acquired land in the park in 2011 for RM385.5 million and is building the 35.4 ha Tropicana Metropark mixed development on it. In September 2025 OSK Property agreed to buy 1.34 ha of freehold land within the Metropark masterplan for RM44 million. That is development land, not an industrial lot, but it shows the redevelopment value behind big freehold sites here.

Typical buildings and specs

The park has three main stock types: terrace factories, semi-detached factories and large detached buildings on one acre or more, many combining a two or three-storey office with a warehouse or production hall. Two published examples from occupiers:

Building Land Built-up and layout Source
SMC Automation head office 14,852 sq m (about 3.7 acres) Head office with production and a warehouse holding up to 30,000 variations of pneumatic products SMC
Fonterra HQ 97,952 sq ft 2-storey office with annexed warehouse, 35,710 sq ft net lettable Axis-REIT

MBSJ building rules for new work

MBSJ's local plan sets these rules for industrial buildings. They apply when you build, extend or redevelop, so an older building may not match them:

Type Minimum lot Plot ratio Max plinth Storeys Setbacks (front / rear / side)
Detached 1 acre (0.4047 ha) 1:3 60% Not stated 40 ft / 25 ft / 25 ft
Semi-detached 60 ft x 132 ft 1:2 60% 3 40 ft / 20 ft / 25 ft
Terrace 20 ft x 80 ft Not stated Not stated 3 (2 for industries that produce waste) Not stated
Flatted (multi-storey) 1 acre 1:3 60% 6 40 ft / 20 ft / side not stated

The same table asks for a surau and a canteen, and storage able to hold two months of raw material and waste. The plan's environmental guidelines, which name Subang Hi-Tech, follow Department of Environment buffers: 300 metres for heavy or high-risk industry, 150 metres for medium and 50 metres for light industry. With homes close by, warehousing and light industry are the easiest uses to approve; a medium or heavy process needs early advice from MBSJ and the DOE.

Power is lot-specific. Check the TNB supply (amperage and any substation on site) before you sign. Our factory power calculator turns your machine list into the amperage to ask for.

What to check in an older building

If the building is not new, inspect the roof and gutters for leaks, the floor slab for cracks or settlement, drainage, fire equipment (sprinklers, hydrants, alarms) against current Bomba requirements, the maintenance record of the switch room and transformer, the height and canopy of the loading area, and approved plans for every extension. If major repairs are needed, have an engineer assess them before you sign and put the cost into your offer or lease negotiation.

Who is located in Subang Hi-Tech Industrial Park?

Occupiers confirmed by a company or official source:

  • SMC Automation (Malaysia), established in 1978, has its head office, production and warehouse at Lot 36, Jalan Delima 1/1.
  • CelcomDigi gives Lot 10, Jalan Delima 1/1 as its investor relations address.
  • Fonterra Brands (Malaysia) uses Axis-REIT's freehold building at No. 23, Jalan Delima 1/1 as its corporate headquarters.
  • Maxis, Digi, Times Publishing Group and FedEx Malaysia are named by Axis-REIT as prominent neighbouring buildings.
  • Tropicana Metropark occupies a large former industrial site in the park, now a mixed development.

That mix explains the demand pattern: office plus warehouse plus light assembly, rather than heavy process plants.

Factories for sale and rent in Subang Hi-Tech Industrial Park

Stock inside the park itself is small and changes week to week, and many adverts tagged "Subang Hi-Tech" are really in UEP, SS13 or along Jalan Subang. Before you compare a unit, check that its road is Jalan Delima or Persiaran Teknologi Subang. Our Subang Hi-Tech Industrial Park page shows the BuyKlang units confirmed inside the park today, and the wider area is on factories for sale in Subang, freehold factories in Subang, detached factories for sale in Subang and factories for rent in Subang.

Judge any price against registered deals, not against other adverts. The next section has the JPPH figures.

How much is a factory in Subang Hi-Tech? JPPH-registered prices

JPPH-registered transactions in BuyKlang's dataset have no separate estate row for Subang Hi-Tech. The figures below are area-level JPPH-registered transactions for the Subang and Glenmarie area that BuyKlang tracks as one group, over the 24 months to August 2026. They are the registered records available so far, not every unit sold. Do not read them as Subang Hi-Tech prices.

Area level, 24 months to August 2026 Registered deals Median price Typical range Median psf
Terrace factories 126 RM1.42 million RM1.1 million to RM2.17 million RM594 of land
Semi-detached factories 18 RM7.41 million RM4.94 million to RM10.7 million RM706 of land
Detached factories 16 RM10.25 million RM6.08 million to RM29.38 million RM511 of land
Industrial land 23 RM7.85 million RM1.31 million to RM9.78 million RM120 of land

Every sale psf here is per sq ft of land (price divided by lot size), so compare it only within the same factory type. In the 12 months to August 2026 the area recorded 71 industrial deals worth RM300.53 million in total. Freehold factories had a median price of RM2.4 million (71 deals) against RM1.44 million for leasehold (90 deals); the gap mixes location, size and type, not tenure alone. Like for like, terrace factory prices in the same parks rose 7% in the last 12 months against the 12 before, across 7 parks.

What is the factory rent in Subang Hi-Tech?

JPPH registered 115 factory tenancies in the Subang and Glenmarie area over the same 24 months, at a median of RM2.00 psf a month and typically RM1.40 to RM2.80, usually on 24-month terms:

Area-level rent by type Median monthly rent Median rent psf Typical size Tenancies
Terrace RM5,000 RM2.11 about 2,250 sq ft 63
Semi-detached RM12,000 RM2.14 about 10,000 sq ft 7
Detached RM12,500 RM1.81 about 6,680 sq ft 29
Stratified RM3,800 RM1.92 about 1,880 sq ft 14

Rents are per sq ft of rented floor area. Full charts are on the Subang and Glenmarie transactions page.

Buy or rent? A rough comparison

Compare a median monthly rent with a median price, never one psf with the other: rent psf is per sq ft of floor area, sale psf is per sq ft of land. In this area a terrace factory rents at a median of RM5,000 a month and sells at a median of RM1.42 million, but the two samples are different units, and quit rent, assessment, insurance, repairs and empty months are not deducted. For an owner-occupier the case for buying here rests more on freehold tenure and long-term control of the site than on the rent saved.

Extra costs of renting

Budget for more than the rent. Rental of non-residential premises is a taxable service, and the rate was cut to 6% from 8% with effect from 1 January 2026; the amendment order setting the 6% rate for rental and leasing services has since been gazetted. The landlord charges it only if registered for service tax. The tenant normally pays stamp duty on the tenancy agreement; our tenancy stamp duty calculator works it out. The usual upfront payment is two months' security deposit, one month's utility deposit and one month's rent in advance. Our Subang factory and warehouse rent guide covers lease terms across the wider Subang area.

Can a foreign company buy a factory in Subang Hi-Tech?

Yes, subject to Selangor's rules. In an answer to the Selangor State Assembly, the state said foreign acquisitions follow the Selangor Land and Mines Director's circular No. 1/2014, effective 1 September 2014, which sets a minimum price of RM3 million for industrial property in all three zones and requires state approval. Foreign companies and non-citizens who are not permanent residents pay a flat 4% stamp duty on the memorandum of transfer, in force since 1 January 2024. The rise to 8% under Budget 2026 applies to residential property only. Renting is much simpler; see our guide for foreign companies buying or renting a factory and the legal fees and stamp duty calculator.

Checklist before you buy or rent in Subang Hi-Tech

  1. Confirm the estate: Jalan Delima or Persiaran Teknologi Subang, not Jalan TP, Jalan SS 13 or Jalan Subang.
  2. Confirm the council and postcode. The assessment bill should say MBSJ. Do not rely on a "Shah Alam" postal address.
  3. Check the title: freehold, industrial land use, express condition and any restriction in interest.
  4. Ask for the CCC or CF. Any extension, mezzanine or added office floor needs MBSJ approval. Our CCC guide explains what to ask for.
  5. Measure your power need and match it to the TNB supply on the lot, not to the advert.
  6. Check plot ratio headroom if you plan to build more: 1:2 for semi-D and 1:3 for detached under the MBSJ plan.
  7. Match your activity class to the DOE buffers. Light industry and warehousing are simplest next to housing.
  8. Test truck access at peak hours, including container turning space.
  9. Price against JPPH data, not asking prices alone, and compare psf only within the same factory type.
  10. Budget the add-ons: 6% service tax on rent, tenancy stamp duty, deposits and fit-out.

Frequently Asked Questions

Where exactly is Subang Hi-Tech Industrial Park?

It is in Batu Tiga, on the Subang Jaya side of the Shah Alam border, with the Federal Highway on its northern edge and USJ to the south. The main roads are Jalan Delima 1/1 and Persiaran Teknologi Subang, at roughly 3.068° N, 101.570° E. The nearest KTM Komuter stop is Batu Tiga on the Port Klang route.

What is the address and postcode of Subang Hi-Tech Industrial Park?

Addresses are written as "Jalan Delima 1/1, Subang Hi-Tech Industrial Park" followed by either 40000 Shah Alam or 47500 Subang Jaya, depending on the occupier. Both postcodes are in use. For planning and assessment the park is under Subang Jaya, so check the postcode on the title or assessment bill of the actual lot.

Is Subang Hi-Tech Industrial Park under MBSJ or MBSA?

It is under Majlis Bandaraya Subang Jaya (MBSJ), whose Subang Jaya Local Plan 2035 lists Taman Perindustrian Subang Hi-Tech among its industrial parks and names planning block BP2 "Subang Hi-Tech". A "Shah Alam" postal address does not make it an MBSA property.

Is Subang Hi-Tech Industrial Park freehold?

Axis-REIT lists its Fonterra building in the park as freehold, and the NST describes the Tropicana Metropark site as prime freehold land in the park. Tenure belongs to each title, so check the title of the lot you are buying before you sign.

How much does a factory in Subang Hi-Tech cost?

JPPH has no estate-level figure for the park. In the wider Subang and Glenmarie area, JPPH-registered terrace factories sold at a median of RM1.42 million (RM594 psf of land) and detached factories at RM10.25 million (RM511 psf of land) in the 24 months to August 2026. Compare psf only within the same factory type.

What is the factory rent in Subang Hi-Tech?

Across the Subang and Glenmarie area, 115 JPPH-registered factory tenancies in the 24 months to August 2026 had a median of RM2.00 psf a month, typically RM1.40 to RM2.80. Terrace factories had a median of RM5,000 a month for about 2,250 sq ft. Add 6% service tax if the landlord is registered, plus tenancy stamp duty and deposits.

Is UEP Subang Hi-Tech the same as Subang Hi-Tech Industrial Park?

No. Taman Perindustrian UEP is a separate MBSJ park on the Jalan TP roads in the 47600 postcode, south of Jalan Delima. SS13 (Jalan SS 13/x) and the Jalan Subang roads near USJ 1 are also different estates, although adverts often borrow the "Subang Hi-Tech" name for them.

What kind of business suits Subang Hi-Tech Industrial Park?

Companies that combine an office, a warehouse and light assembly fit best, such as distributors, automation firms, telecom companies and food or FMCG operations. Because housing is close, DOE buffers of 50 metres for light and 150 to 300 metres for medium and heavy industry make heavy process plants a poor fit.

Can a foreign company buy a factory in Subang Hi-Tech Industrial Park?

Yes, with Selangor state approval and at a price of at least RM3 million for industrial property under the state's 2014 circular. Foreign companies and non-citizens who are not permanent residents pay a flat 4% stamp duty on the transfer; the 8% rate from Budget 2026 is for residential property only. Confirm eligibility and procedure with your conveyancing lawyer.
