Rawang Integrated Industrial Park: Guide, Prices and Other Rawang Parks (Sungai Choh, Petronas)
Rawang Integrated Industrial Park sits beside the NSE Rawang toll under MPS. Live asking prices, specs, JPPH data, access to Port Klang, and how it compares with Sungai Choh, Bukit Beruntung, Sungai Buaya and Sungai Buloh.

Key Takeaways
- Rawang Integrated Industrial Park (Taman Industri Integrasi Rawang, signposted as Kawasan Industri Rawang Integrated) is a freehold-dominated estate of detached and semi-detached factories on the west side of Rawang, 48000 Rawang, under Majlis Perbandaran Selayang (MPS).
- It sits right beside the NSE Rawang toll plaza: about 3 km by road from the centre of the estate to the toll, 3.5 km to KTM Rawang station and roughly 55 to 60 km to Northport, Port Klang.
- Live asking prices as of 12 October 2026: 8 BuyKlang sale listings covering 6 buildings, median asking price RM18.9 million (RM4.8 million to RM36.9 million); 5 rent listings covering 4 buildings, median RM2.22 psf a month.
- Typical stock: semi-D factories of about 9,000 sq ft and detached factories of 21,000 to 100,000 sq ft on 1 to 3.6 acres, with 200A to 1,800A power and 25 ft to 60 ft ceilings in our listings.
- JPPH recorded only 5 deals in the estate in the 24 months to July 2026, mostly detached, too few for a median. Rawang as a whole: detached factory median RM6.92 million, factory rent RM1.30 psf.
- Other Rawang parks: RCI Park in Sungai Choh (semi-D median RM3.78 million), Bukit Beruntung (terrace median RM270,000), Bandar Sungai Buaya (land RM45 psf) and the LATAR belt at Kundang and Kuang.
Rawang Integrated Industrial Park is an established industrial estate on the western edge of Rawang town in Gombak district, Selangor, wedged between the North-South Expressway (NSE) Rawang toll plaza and the town centre. It is administered by Majlis Perbandaran Selayang (MPS), uses the 48000 Rawang postcode and is made up mainly of detached and semi-detached factories on large lots. As of 12 October 2026, factories advertised there on BuyKlang ask a median RM18.9 million to buy and RM2.22 psf a month to rent.
Where is Rawang Integrated Industrial Park?
The estate covers the block between the NSE Rawang interchange and Rawang town. On OpenStreetMap the industrial land use is mapped as "Kawasan Industri Rawang Integrated", centred at about 3.303° N, 101.560° E, with its western edge next to the Rawang toll plaza and the Kota Emerald township alongside. Streets follow two numbering systems: Jalan Industri 1/x, 2/x and 3/x, and Jalan R 1/x and R 2/x.

Do not confuse it with Mah Sing Integrated Industrial Park (a separate scheme in the Sungai Buloh and Shah Alam area) or with RCI Park in Sungai Choh.
Access: NSE, LATAR, KTM and the ports
Approximate road distances from the centre of the estate (OpenStreetMap routing, approx., by road; truck times depend heavily on traffic):
| Destination | Distance | Typical drive |
|---|---|---|
| NSE Rawang toll plaza | about 3 km | 5 minutes |
| KTM Rawang station | about 3.5 km | 5 to 10 minutes |
| Perodua, Sungai Choh | about 11 km | 15 to 20 minutes |
| Sungai Buloh | about 17 km | 20 to 30 minutes |
| Kuala Lumpur city centre | about 33 km | 35 to 60 minutes |
| Northport, Port Klang | about 55 to 60 km | 50 to 90 minutes |
| Westport, Pulau Indah | about 70 to 75 km | 70 to 110 minutes |
| KLIA | about 80 km | 70 to 100 minutes |
- NSE. The Rawang interchange is the park's own exit, so trailers reach the expressway without crossing the town centre. Rawang Selatan is the next exit south; PLUS added three lanes to the Rawang Selatan toll plaza in June 2025, when it handled up to 29,000 vehicles a day.
- LATAR and the Guthrie Corridor. LATAR's interchanges include Taman Rimba Templer, Kundang, Bandar Tasik Puteri, Kuang, Ijok and Puncak Alam, linking Rawang to the Guthrie Corridor Expressway towards Shah Alam and Klang. This is the usual alternative to the NSE for port runs.
- Rawang Bypass. The 9 km toll-free Rawang Bypass, opened in November 2017, takes through traffic from Templer Park to Serendah around the town centre.
- Rail. KTM Komuter stops at Rawang station, useful for staff. The East Coast Rail Link section from Gombak via Serendah to Port Klang is due for full operations in January 2028; rail freight from individual factories has not been announced, so plan on trucks for now.
Land use, zoning and tenure
- Council and planning. Building plans, renovations, business licences and assessment all go through MPS. Check the zoning of a specific lot against the MPS local plan before you sign.
- Industry class. Titles and approvals in the estate are not uniform. Our current listings describe lots approved for medium industry and others for heavy industry, so check the express condition on the title and the approved plan against what you intend to run.
- Tenure. Most units are freehold. Of the 6 distinct buildings for sale on BuyKlang, 5 are advertised as freehold and 1 as leasehold. Across Rawang, JPPH recorded 144 freehold and 26 leasehold building deals in 24 months, so leasehold titles exist and affect financing and consent. Always read the title.
- New builds. Several detached factories in the estate were advertised with the CCC still pending in 2026, so the park is still being filled in with newer, taller buildings, not just resold.

Typical buildings and specifications
Based on the 9 distinct buildings currently listed on BuyKlang (sale and rent; one building is offered for both):
| Building type | Built-up | Land | Power | Ceiling | Other |
|---|---|---|---|---|---|
| Semi-D factory | about 9,000 sq ft | about 17,000 sq ft | 200A | 35 ft | Gated and guarded row |
| Detached, mid-size | 21,000 to 36,000 sq ft | 0.5 to 1 acre | 300A to 800A, some with own TNB substation | 25 ft to 60 ft | Multi-storey office blocks common |
| Detached, large | 49,000 to 100,000 sq ft | 1.7 to 3.6 acres | 300A to 1,800A | 35 ft to 40 ft | 40 ft container access, 3 t/m² floors quoted |
One rented unit comes with an overhead crane under a 60 ft ceiling, and another building offers 58 ft, which suits high racking and heavy assembly. Power figures in adverts are not always consistent (one building is advertised at both 300A and 800A by different listers), so ask for the latest TNB bill and the substation agreement. For loads above 800A, see our guide to high-power factories in Selangor.
Who locates in Rawang Integrated Industrial Park?
The tenant mix is light to heavy manufacturing, building materials and distribution. Two occupiers confirm their address in the park on their own websites:
- Adabi Consumer Industries, the spice and food products maker, which moved its operations to Rawang Integrated Industrial Park in 1996.
- Alseal Marketing Sdn Bhd, a supplier of sealants, adhesives and waterproofing products, at Lot 53, Jalan Industri 2/2, Rawang Integrated Industrial Park.
Live BuyKlang listings and median asking prices (as of 12 October 2026)
These are asking prices on BuyKlang, not transaction prices. Where the same building is advertised more than once, we count it once and use its most recent asking figure.
| Type | Listings | Distinct buildings | Median asking | Range |
|---|---|---|---|---|
| For sale (factory) | 8 | 6 | Median asking price RM18.9 million | RM4.8 million (semi-D) to RM36.9 million |
| For rent (factory) | 5 | 4 | RM1.30 psf a month | RM0.89 to RM2.16 psf (JPPH-registered rents, Rawang & Kundang) |
The sale median comes from six buildings: one semi-D and five detached factories. The rent median comes from four detached buildings of 21,000 to 78,000 sq ft. See the current units on factories for sale in Rawang and factories for rent in Rawang.

JPPH transaction data
JPPH recorded 5 transactions under the park's name in the 24 months to July 2026, mostly detached factories. That is too few to publish a median for the estate, so the figures below are area-level for Rawang (JPPH-recorded transactions to July 2026, 24 months), from our Rawang transaction data:
| Rawang, area level | Median | Typical range |
|---|---|---|
| Detached factory (16 deals) | RM6.92 million, on about 26,215 sq ft of land, RM237 psf of land | RM5.49 million to RM15.15 million |
| Industrial land (117 deals) | RM2.54 million, RM56 psf of land | RM1.39 million to RM4.84 million |
| Factory rent (24 tenancies) | RM1.30 psf a month | RM0.89 to RM2.16 psf |
| Detached factory rent (7 tenancies) | RM12,500 a month for about 7,520 sq ft (RM1.66 psf) | n/a |
How to read this: asking prices are what sellers want, not what buyers paid. Compare an asking price with recorded deals of the same type and size, such as the Rawang detached median of RM6.92 million, and use the JPPH figures in negotiation. Asking rents in the estate also sit above the Rawang median, which is dominated by small terrace tenancies.
How it compares with other Rawang parks
| Park or area | Where | Main stock | JPPH signal (24 months to July 2026) |
|---|---|---|---|
| Rawang Integrated Industrial Park | Beside the NSE Rawang toll, MPS | Detached and semi-D factories | 5 deals, mainly detached; no median |
| Rawang Corporate Industrial Park (RCI Park) | Sungai Choh, Hulu Selangor | Newer freehold semi-D factories | 16 deals, median RM3.78 million |
| Sungai Choh industrial area | Around Perodua's plant | Vendor factories, industrial land | 17 deals, mainly land, RM25 psf |
| Bandar Sungai Buaya | North-west of Rawang | Mainly land deals | 7 deals, median RM4.82 million, RM45 psf |
| Bukit Beruntung | NSE Bukit Beruntung exit | Older terrace factories | 137 deals, median RM270,000 |
| Bukit Sentosa | Near Bukit Beruntung | Older terrace factories | 121 deals, median RM195,000 |
| Saujana Teknologi Rawang | Rawang | Semi-D factories | 13 deals, median RM3.37 million |
| Kundang Industrial Park | LATAR side, south-west of Rawang | Detached factories | 17 deals, median RM3.9 million |
JPPH files Sungai Choh, RCI Park, Bandar Sungai Buaya, Bukit Beruntung and Bukit Sentosa under the Serendah and Rasa mukims of Hulu Selangor, even though many addresses say "Rawang". Those areas fall under Majlis Perbandaran Hulu Selangor (MPHS), not MPS.
"Petronas Rawang Industrial Park"
Many people search for "Petronas Rawang Industrial Park" expecting an estate of that name. JPPH has no industrial estate by that name in its Rawang or Hulu Selangor records. The phrase refers to PETRONAS petrol stations serving Rawang's industrial area, used as landmarks for directions. A factory described as "near Petronas Rawang Industrial Park" is usually in or next to Rawang Integrated Industrial Park; confirm the actual lot on the title. Check station details on the PETRONAS station finder.
Sungai Choh and Bukit Beruntung
Sungai Choh is anchored by Perodua, whose headquarters occupies a 522-acre site in Sungai Choh, Rawang with two plants that can build up to 320,000 vehicles a year. On 9 July 2026 MIDA and Perodua held an ESG session for about 50 vendors there. Suppliers looking for space should read our auto parts factory guide before the 2027 CKD deadline. Sungai Choh units on our site are listed under Serendah, the mukim on most titles, so browse factories for rent in Serendah for space near Perodua.
Bukit Beruntung and Bukit Sentosa are the budget option: small terrace factories at a fraction of the price of Rawang Integrated, with lower power and narrower roads. Terrace rents in the Serendah area run at a median RM0.77 psf, about RM1,500 a month for 2,000 sq ft. For everything north of Rawang, including the 861-acre UMW High Value Manufacturing Park, see our Serendah industrial park guide.
Sungai Buaya
Bandar Sungai Buaya, north-west of Rawang, recorded 7 JPPH deals in 24 months, mostly land, at a median RM4.82 million and RM45 psf of land. Building deals are too thin for a semi-D price, so compare semi-D asks there with RCI Park (RM3.78 million median) and Saujana Teknologi Rawang (RM3.37 million). Check the land category on any Sungai Buaya lot, because agricultural and industrial land sit side by side.
Rawang versus Sungai Buloh
Sungai Buloh is about 17 km south by road. JPPH-recorded factory rents there run at a median RM1.71 psf against RM1.30 psf in Rawang, and land and building prices are higher too. Rawang Integrated offers bigger lots and the NSE on the doorstep for less; Sungai Buloh is closer to Kuala Lumpur and Shah Alam. Compare live units on factories for sale in Sungai Buloh.
The LATAR belt: Kundang and Kuang
New supply is going in along the LATAR Expressway. Sunway Property bought 245 acres of freehold land in Kuang, Rawang for RM115 million in August 2023 for an industrial park, and added 99.6 acres for RM65.1 million in June 2025. In July 2026 AME Elite and KLK Land previewed i-Park@Coalfields, a 151.2-acre park fronting the LATAR Expressway. Older Rawang Integrated units will compete with these on power and ceiling height. Adam and Yuki also marketed both phases of Anugerah Suria Tech Park, a freehold terrace scheme in Rawang. If you are buying land instead of a building, see industrial land for sale in Rawang.
Checklist before you buy or rent in Rawang Integrated Industrial Park
- Title and tenure. Confirm freehold or leasehold, the remaining lease, the category of land use and the express condition (medium or heavy industry).
- MPS approvals. Ask for the CCC, approved building plans and any extension approvals, and compare them with the building on site. Some units in the estate carry approved extensions and some new builds still await their CCC.
- Power, floor and ceiling. Get the TNB account, the actual amps and any substation agreement, plus the slab rating and clear height. Ask TNB about supply upgrades before you commit if you need more.
- Trailer access. Drive a 40 ft trailer route from the gate to the Rawang toll. Check turning space inside the lot.
- Flood and drainage. Check the JPS flood information portal and the drains around the lot.
- Workers' housing. If you house foreign workers, the accommodation must meet Act 446.
- Price check. Compare the asking price with JPPH-recorded deals for similar sizes before you offer.
Our Rawang factory inspection checklist covers the building checks in detail.
