IOI Industrial Park @ Banting
IOI Properties launched IOI Industrial Park @ Banting on 8 December 2025. According to the company's release, the park covers 322 acres with a gross development value of about RM1.8 billion over five years. Phase one has 103 factory and warehouse units in three types: detached factories for large-scale manufacturing and metal processing, semi-detached factories for light to medium industry, and cluster factories for light industries such as food and beverage or textiles. IOI puts KLIA about 15 km away and highlights three rows of TNB pylons with dual high-voltage transmission lines, plus a bioswale and retention lake for stormwater.
The park is on the Bukit Changgang side of Banting; The Edge described the same 322-acre land in 2020 as IOI's Bukit Changgang Industrial Park. On 29 January 2026 IOI's subsidiary signed the sale of three plots totalling 136.03 acres to Bridge Data Centres for RM740.68 million, so a large part of the park will be a data centre campus. IOI has not published unit prices or tenure for the factory phases, so ask for both, along with the power allocation per unit, before you book.
Banting Industrial City, Mahkota and the WCE Interchange
The WCE Banting interchange sits about 700 m from the Federal Route 31 junction at Bandar Mahkota Banting and about 7 km from Banting town, The Edge reported. Lion Group's Banting Industrial City lies about 1.4 km southwest of that interchange. According to The Edge's December 2024 report:
| Item | Banting Industrial City |
|---|---|
| Developer | Lion Group |
| Size | 1,253 acres, freehold |
| Launched | 2019, GDV RM2.2 billion |
| Uses | Light, medium and heavy industry, plus commercial |
| Land parcels | From 1.2 acres, at RM85 to RM95 psf (Dec 2024) |
| Take-up | More than 60% of the land sold |
The same report describes Lion's Mega Industrial Park 1, 237 acres aimed at heavy industry, with gas pipelines, groundwater tube wells and up to 1,000MW of power from the group's 275kV substation. Listings often call land on this side of the interchange "Mahkota Industrial Park", after Bandar Mahkota Banting; our Mahkota Industrial Park guide covers that pocket in more detail. Asking prices of RM85 to RM95 psf for serviced plots sit above the RM76 psf JPPH median for Kuala Langat, which includes raw and older land.

Compass @ Kota Seri Langat
Compass @ Kota Seri Langat is a joint venture of PNB, KWAP and AREA Industrial Development Holdings on 220 acres of freehold land, about 7 km northwest of the WCE Banting interchange. In 2020 The Edge reported it offering built-to-suit warehouses of 100,000 to 1 million sq ft and detached factories of 8,000 to 50,000 sq ft. In July 2026 the NST reported the park fully taken up after its last land went to a data centre with a planned 210MW IT load and 300 MVA of power. JPPH registers 13 deals under the name "Compass Industri Park" in the 24 months to July 2026, at a median of RM6.51 million, mostly cluster units. Since the park is sold out, expect subsales and leases rather than new launches.
Banting Town, Olak Lempit and the Older Areas
Outside the new parks, Banting's industrial stock is older and more varied: detached factories and warehouses around the town, small schemes such as the Sungai Sedu industrial area, and the Olak Lempit furniture complex. JPPH also registers a scheme named "Bandar Industrial Zone" under Mukim Bandar, where five deals in the 24 months to July 2026 had a median of RM24.73 million, mostly very large detached sheds.
Olak Lempit is covered in detail, with its recorded prices, in our Jenjarom and Kuala Langat industrial parks guide. In short: large detached factories on 2 acres or more, furniture and processing uses, and a mix of freehold and leasehold titles. Older areas also carry more title risk: Kuala Langat had 297 unauthorised factories on Selangor's October 2024 KTK list, so confirm the land category and approvals on any factory outside a planned park.
The Data Centre Factor in Banting
Banting has three named data centre sites: Bridge Data Centres at IOI Industrial Park @ Banting, DayOne's Banting Tech Park, and the 210MW campus at Compass @ Kota Seri Langat. The Bridge deal works out to about RM125 psf of land, well above the RM76 psf JPPH median for Kuala Langat. That premium is for size, a route to high-voltage power, water and approvals; it does not make a 2-acre lot nearby worth RM125 psf.
For ordinary factory owners and tenants the effect is indirect. Contractors, M&E firms, cable, switchgear and cooling suppliers need yards, workshops and warehouses during the build years. Factory prices are a separate market from these land deals: compare a factory with the per-type medians below, not with data centre land. Our Banting data centre guide covers each project, power and water, and the data centre supplier factory guide lists the specs suppliers ask for.
Banting Factory and Land Prices: JPPH Data
JPPH groups Banting with the rest of Kuala Langat district. All figures below are JPPH-recorded transactions for the 24 months to July 2026; the full breakdown is on our Kuala Langat transaction data page.
| Kuala Langat, 24 months to July 2026 | Deals | Median price | Median land | Psf (land) |
|---|---|---|---|---|
| Terrace factory | 27 | RM1.48 million | 2,302 sq ft | RM587 |
| Cluster factory | 9 | RM4.51 million | 13,153 sq ft | RM309 |
| Semi-detached factory | 28 | RM6.52 million | 22,523 sq ft | RM308 |
| Detached factory | 12 | RM16.9 million | 68,927 sq ft | RM188 |
| Industrial land | 14 | RM5.83 million | about 1.8 acres of land | RM76 |
Per square foot of land, bigger lots sell for much less: detached factories had a median of RM188 psf of land, against RM587 for terrace factories. Compare factory psf only within the same type. JPPH places Compass and the Jenjarom schemes in Mukim Tanjong Duabelas (48 deals, many in newer cluster and semi-D schemes) and Olak Lempit in Mukim Bukit Changgang. Only two industrial land deals were recorded in Kuala Langat in the latest 12 months, against 12 the year before, too few to read a land price trend.

Checklist Before You Buy or Rent a Factory in Banting
- Title, tenure and land use. Check the category of land use (Industri), express conditions and tenure on the title. The new parks are mostly freehold, but older Banting and Olak Lempit stock is mixed.
- Approvals. Ask for the approved plans and CF or CCC from the Majlis Perbandaran Kuala Langat (MPKL), and confirm the address is not on the KTK list.
- Power. New parks advertise high-voltage capacity, but your unit's supply is what matters. Get the TNB allocation in writing; if you need 800A or more, start from our high-power factory list for Selangor.
- Gas and water. If your process needs piped gas, confirm the connection point and capacity, not just "gas available".
- Flood and ground. Much of Kuala Langat is low-lying coastal land. Ask about platform levels, drainage and past flooding, and budget for piling on a build-to-suit.
- Truck route. Time the drive from the gate to the WCE or SKVE ramp with a 40 ft trailer, and check village roads for weight limits.
- Price check. Compare against the JPPH medians above on the same basis: psf of land, and for factories only within the same factory type.
