Jenjarom Industrial Park Guide: ETP @ KIIP, i&i Jenjarom, Olak Lempit and Sijangkang

Key Takeaways

  • Jenjarom's two named industrial parks are ETP @ KIIP Jenjarom and i&i Jenjarom Industrial Park. ETP @ KIIP is Klanggroup's 128-acre freehold park with 162 semi-detached and cluster factories plus 28 land lots, handed over in September 2026. i&i Jenjarom is I&I Group's freehold park of about 15.2 acres, with a Phase 3 superlink block due in the second quarter of 2027.
  • "KIIP" is a Klanggroup project label, not a place name. The developer uses it for both ETP @ KIIP Jenjarom and ETP @ KIIP Kapar and does not spell it out in its announcements. Both parks were built with 400A supply, 3 tonnes per square metre floor loading and 40 ft eaves.
  • JPPH-recorded transactions to July 2026 show 107 industrial deals in Kuala Langat district in 24 months, worth about RM1.06 billion. Semi-detached factories had a median of RM6.52 million, or RM308 psf of land, and industrial land RM76 psf. The scheme registered as Jenjarom Industrial Park had 12 deals at a median of RM8.04 million.
  • Registered factory rents in Kuala Langat have a median of RM1.38 psf a month across 69 tenancies, with semi-detached units at RM1.13 psf and detached units at RM1.45 psf.
  • Kampung Olak Lempit is the older heavy-use pocket on the Banting side, built around the Olak Lempit furniture complex. Since 2021, six detached factory deals there had a median of about RM16 million on land of roughly 2.4 acres.
  • Access is by the SKVE and the WCE, not LATAR. WCE Sections 1 and 2 (Banting to SKVE to KESAS) opened in 2024 and 2025; LATAR is a different highway in the north of the Klang Valley.

Where are the industrial parks in Jenjarom? Jenjarom, a town in Kuala Langat district between Telok Panglima Garang and Banting, has two developer parks: ETP @ KIIP Jenjarom by Klanggroup and i&i Jenjarom Industrial Park by I&I Group. Around them sit older industrial pockets at Sungai Rambai, Sijangkang, Telok Mengkuang and, on the Banting side, Kampung Olak Lempit. JPPH-recorded semi-detached factory sales across Kuala Langat had a median of RM308 psf of land in the 24 months to July 2026, and industrial land RM76 psf.

ETP @ KIIP Jenjarom: The Park Behind "KIIP Jenjarom"

"KIIP Jenjarom" means ETP @ KIIP Jenjarom, part of Klanggroup's Excellent Technology Park (ETP) series. Klanggroup delivered vacant possession in September 2026:

Item ETP @ KIIP Jenjarom
Land 51.79 ha (128 acres), freehold
Gross development value RM733 million
Products 162 semi-detached and cluster semi-detached factories, 28 industrial land lots
Sales Fully sold
Occupancy at handover 113 factory units occupied, all 28 land lots handed over
Power supply 400A
Floor loading 3 tonnes per square metre
Eave height 40 ft
Highway access WCE and SKVE

What does KIIP stand for?

Klanggroup's announcements do not expand the acronym. The same label appears on its Kapar park, ETP @ KIIP Kapar Phase 1 (104.84 acres, 170 factories), so treat KIIP as the developer's series name rather than a district or council name.

Because the park is fully sold, buying in ETP @ KIIP now means a subsale, or the resale of a land lot. A new 400A, 40 ft eave semi-D is a different product from older Jenjarom stock, where power and eave height vary unit by unit, so compare like with like. Our Jenjarom factory rental guide goes through what tenants get at each level.

i&i Jenjarom Industrial Park

i&i Jenjarom Industrial Park is developed by I&I Industrial Development Sdn Bhd, part of I&I Group. According to the developer's project list, it covers about 15.2 acres of freehold land in Jenjarom town, with semi-detached and detached factories on land of 30,448 to 57,063 sq ft and built-up areas of 23,499 to 36,884 sq ft. The main phase was targeted for completion in the fourth quarter of 2025.

Item Phase 3 superlink (developer figures)
Land area 3,397 to 4,008 sq ft (37 to 44 ft by 90 ft)
Built-up area 4,326 to 5,103 sq ft
Tenure Freehold
Power supply 150A
Floor loading 1 tonne per square metre, hardener finish
Eave height 30 ft
Main road 66 ft wide frontage road
Target completion Q2 2027

Source: I&I Group, Phase 3 page. The unit schedule on the same page lists slightly smaller built-up figures for the corner and intermediate units, so confirm the floor area in the sale and purchase agreement. The developer does not publish prices.

A superlink on 150A suits light assembly and storage, not a moulding or metalworking line. Our factory power calculator gives a quick estimate of the amps your machines need.

Jenjarom Industrial Park Prices: JPPH Transaction Data

JPPH records transfers by district, mukim and scheme name, not by developer. All figures are JPPH-recorded transactions to July 2026; the full breakdown is on our Kuala Langat industrial transaction data page.

Kuala Langat, 24 months to July 2026 Deals Median price Median land Median psf (land)
Terrace factory 27 RM1.48 million 2,302 sq ft RM587
Cluster factory 9 RM4.51 million 13,153 sq ft RM309
Semi-detached factory 28 RM6.52 million 22,523 sq ft RM308
Detached factory 12 RM16.9 million 68,927 sq ft RM188
Industrial land 14 RM5.83 million about 1.8 acres of land RM76 per sq ft of land

Freehold factories sold at a median RM5.63 million over 55 deals, against leasehold at RM4.89 million over 24 deals. That gap mixes location, size and type, not tenure alone, so it is not a premium or discount for freehold.

Prices by registered scheme

Scheme as registered by JPPH (24 months to July 2026) Deals Median price Main type
Jenjarom Industrial Park 12 RM8.04 million Semi-detached
TPG Industrial Park 16 RM1.68 million Terrace
Kawasan Perusahaan PKNS, TPG 6 RM9.48 million Semi-detached
Kompleks Perabot Olak Lempit 7 Mostly land deals Land
Kawasan Perindustrian Sungai Rambai 6 Mostly land deals Land
Kawasan Perusahaan Telok Mengkuang 4 Too few for a median Detached

The registry does not say which developer's phase each "Jenjarom Industrial Park" deal belongs to. Over the longer run from 2021, it holds nine semi-detached sales at a median of about RM9.0 million, on a median of about 30,500 sq ft of land, all freehold. For what deposits, legal fees and stamp duty add on top of the price, see our Jenjarom factory purchase cost breakdown.

Kampung Olak Lempit Industrial Area

Kampung Olak Lempit is a village area on the Banting side of Kuala Langat. Its industrial core is the Kompleks Perabot Olak Lempit (Olak Lempit furniture complex), which also houses the government's fibre and biocomposite centre, FIDEC, according to a Ministry of Plantation and Commodities visit report. Around it are large detached factories, warehouses and open industrial land used by furniture makers, recyclers and processors.

What the JPPH records show for the complex since 2021:

  • Detached factories: six deals, median about RM16 million, on a median of about 103,600 sq ft (2.4 acres) of land.
  • Industrial land: five deals at a median of RM75 psf, close to the Kuala Langat median.

In January 2026 a night fire spread across four adjacent premises there, including a used-oil processing factory, and three people died, The Star reported. Check what neighbours store and process, and ask for the Bomba fire certificate. JPPH records most Olak Lempit deals under Mukim Bukit Changgang, which is also where IOI's industrial park sits; for that side of the district see our Banting industrial area guide.

Sijangkang and the Telok Panglima Garang Side

Sijangkang lies in Mukim Telok Panglima Garang, on the Klang side of Jenjarom. Its industrial stock is mostly land and small warehouses rather than a planned park. JPPH has only a handful of Sijangkang industrial deals since 2021, including land at around RM59 psf in 2022, too few for a reliable median. Current plots are on our Sijangkang industrial land page.

JPPH also records two schemes under the same mukim, Sungai Rambai and Telok Mengkuang, where most deals since 2021 were land parcels of around 3 acres and large detached factories. Telok Panglima Garang town has its own terrace and semi-D parks, listed in the scheme table above.

Semi-detached (median 17,740 sq ft) 13 RM18,000 RM1.13
Detached (median 8,270 sq ft) 38 RM14,200 RM1.45

Smaller units rent for more per square foot: about RM1.69 to RM1.86 psf below 10,000 sq ft, RM1.17 psf from 10,000 to 30,000 sq ft and RM0.65 psf from 30,000 to 60,000 sq ft. The quarterly median moved from RM1.30 psf in the fourth quarter of 2025 to RM1.55 psf in the second quarter of 2026, on fewer than 35 tenancies a quarter. Access: SKVE, WCE and Jalan Klang-Banting

Jenjarom sits between two expressways and one trunk road:

  • SKVE (South Klang Valley Expressway). The SKVE concessionaire describes the route as running to Telok Panglima Garang, Pulau Carey and Westport at Pulau Indah. Its Tanjung Dua Belas interchange near Jenjarom is where the WCE joins it.
  • WCE (West Coast Expressway). Section 1, Banting to SKVE (11 km), opened on 31 August 2024, according to a Selangor State Assembly answer, and Section 2, SKVE to KESAS, followed on 22 January 2025. Section 3 through Klang is expected to open in the first quarter of 2027, WCE Holdings said in May 2026.
  • Jalan Klang-Banting (Federal Route 5). The old trunk road through Telok Panglima Garang, Jenjarom and Banting, used for local deliveries and by vehicles avoiding tolls.

LATAR, which some listings mention for Jenjarom, is the Kuala Lumpur to Kuala Selangor expressway in the north of the Klang Valley. It plays no part in Jenjarom's port access.

WCE fare (Class 3 lorry, WCE calculator, Oct 2026) Toll
Banting to Telok Panglima Garang RM9.16
Banting to SAE (KESAS) RM10.59
Banting to Pulau Indah RM16.11

Council, Land Office and Unauthorised Factory Checks

Jenjarom falls under the Majlis Perbandaran Kuala Langat (MPKL), headquartered in Banting, for building plans, business licences and enforcement. Titles are handled by the Kuala Langat district and land office, or PTG Selangor for registry titles.

Kuala Langat had 297 unauthorised factories (KTK) on Selangor's October 2024 list, out of 6,690 statewide. A KTK is a factory built or used without the required approvals, often on agricultural land, which is why a cheap factory in a village area needs a title check. Our Selangor KTK guide explains the regularisation programme and what passes to a buyer.

Checklist Before You Buy or Rent in Jenjarom

  1. Title and land use. Confirm the category of land use is industry ("Industri"), read the express conditions, and check tenure on the title itself. If leasehold, check the years left against your loan tenure; see our freehold vs leasehold guide for Jenjarom.
  2. Approvals. Ask for the approved building plan and the CF or CCC. For older Olak Lempit and Sijangkang stock, check the address is not on the KTK list.
  3. Power. 150A, 400A and higher supplies are all found in Jenjarom. Ask for the TNB bill and the switchboard rating, and ask TNB what an upgrade would take.
  4. Floor loading and eaves. 1 t/m² (i&i Phase 3) and 3 t/m² (ETP @ KIIP) suit different uses. Our floor loading calculator helps you check racking loads.
  5. Truck route. Drive the route from the SKVE or WCE ramp to the gate with a 40 ft trailer in mind, and check village roads for weight limits.
  6. Neighbours and fire safety. In mixed areas, check what adjacent premises store and ask for the Bomba fire certificate.
  7. Price check. Compare the asking price with the JPPH medians above on the same basis: price per sq ft of land, against the same factory type.
