Data Centre Supplier Factory in Selangor 2026: Banting, Dengkil and the Specs You Need
Selangor's data centres must have 30% local content. Here is where M&E, switchgear, cable and cooling suppliers should set up, from Banting to Dengkil, and what factory specs they need before 2027.

Key Takeaways
- Selangor approved 39 data centre projects from 2021 to 2025, and several large campuses (Google at Elmina, AIMS in Cyberjaya, DayOne in Dengkil) are due to complete in 2027.
- Data centre investments in Selangor must have 30% local content. That rule is the lever that can pull Malaysian suppliers, and their factories, into the state.
- The suppliers that need premises are M&E contractors, switchgear and busduct assemblers, cable stockists, cooling equipment and spares holders, and cleanroom and fit-out contractors. Most need a 0.5 to 5 acre semi-D or detached factory with a crane, solid power and yard space, not data centre land.
- The supplier arc runs from Shah Alam and Puchong down to Dengkil, Jenjarom and Banting, with Kapar for the north-west sites. BAC's new cooling plant is in Nilai, just across the Negeri Sembilan border.
- The main risks are water and power approvals, big equipment plants choosing Johor, and AI chip export controls that touch some data centre tenants.
This guide is not about the data halls. It is about the contractors, panel builders, cable and cooling suppliers and fit-out firms around them, who need a factory or warehouse within reach of the sites. If you are sizing space for a data hall itself, see our data centre space and amperage guide.
The pipeline: where Selangor's data centres are going
Selangor approved 39 data centre projects between 2021 and 2025, according to MIDA and MDEC data given in the state assembly. The named sites have spread well beyond Cyberjaya.
| Operator | Location | What is known | Timing |
|---|---|---|---|
| Google, built and leased by Sime Darby Property | Elmina Business Park | First data centre under construction, more on a 77-acre site (Sime Darby Property) | 77-acre phase targeted for 2027 |
| AIMS | Cyberjaya | About 10 acres for a 200MW AI data centre (DCD) | Completion targeted for 2027 |
| Bridge Data Centres | IOI Industrial Park, Banting | 136.03 acres bought from IOI Properties (IOI Properties) | SPA signed January 2026 |
| WG Malaysia VIII (IT infrastructure hosting) | Kapar | 157.07 acres bought in the first half of 2026 (The Star) | Not disclosed |
| DayOne | Mah Sing's DC hub, Dengkil | 78.8 acres (The Malaysian Reserve) | Completion expected in the second half of 2027 |
For a supplier, the pattern matters more than any single deal: demand now sits in a ring around Cyberjaya, from Elmina and Kapar to Dengkil and Banting.
Why data centre suppliers need premises close by
The 30% local content rule
The Selangor government told the state assembly that data centre investments must have 30% local content so that domestic companies benefit. The statement does not say how the 30% is measured, but operators and main contractors now have a clear reason to show Malaysian suppliers on their lists. MIDA is pushing the same direction nationally under its localisation agenda.
The work is already flowing to local firms
Sunway Construction's order book passed RM10b on a new data centre job in August 2026. On the equipment side, EITA Resources won a RM40.9m busduct supply contract for a Johor data centre.
Sum Technology, a Petaling Jaya cleanroom and mission-critical M&E contractor, disclosed in its prospectus a Jenjarom factory under renovation, due to start operations by the third quarter of 2026, plus a rented 1.5-storey semi-D factory in Banting next to it. In Shah Alam, switchgear maker TAMCO signed with Hoymiles in July 2026 to assemble 5MWh and 6MWh liquid-cooled battery storage systems at its Shah Alam facility, with integration, testing, commissioning, servicing and long-term maintenance also done locally.
Service, spares and maintenance last as long as the building, and on-site energy is growing too: DayOne signed an MoU with TNB GenCo to explore up to 1.5GW of on-site generation and battery storage for a new Selangor campus.
Supplier type, premises and specs
Suppliers need working factories, not data halls. This is our working view, not a regulatory standard; check it against your equipment list.
| Supplier type | Typical premises | Specs to check | Watch for |
|---|---|---|---|
| M&E contractor (site base and prefabrication) | Semi-D or detached factory, 0.5 to 2 acres, office plus workshop | Yard for pipe spools and cable drums, trailer access, three-phase power for welding and fabrication, staff parking | Approval to store materials in the open yard |
| Switchgear, switchboard and busduct assembly | Detached factory, 1 to 5 acres | Overhead crane sized for the heaviest panel or busduct run, high-amp supply for routine testing, separate test bay, tall doors for crated panels | Power upgrade lead time, landlord consent for crane and test bay |
| Cable and cable tray stockholding | Warehouse with hardstanding yard | Floor loading for drum racks, forklift or crane capacity, container access, covered drum storage | Slab condition, drainage, yard surfacing |
| Cooling equipment and spares (chillers, CRAH units, pumps, filters) | Warehouse or light industrial unit | Clear height for racking, loading bays, drainage for a repair area | Refrigerant storage rules; check with the authorities |
| Cleanroom and fit-out contractor | Semi-D or detached factory with workshop | Clean dry storage for panels, cutting area, dust control | Noise and dust near neighbours |
| Battery storage and modular skid assembly | Detached factory with large yard | Strong floor, crane, fire separation, high power, room to test before dispatch | Bomba and insurance requirements for batteries |
New parks set the bar: IOI's Banting park markets detached factories with 800A power, 12m production height and dual high-voltage intake. Older terrace units often fall well short, so size your load before viewing: the factory power calculator turns welders, test sets, cranes and HVAC into an amperage estimate.
Cleanroom contractors who also serve chip plants should read our semiconductor equipment and cleanroom factory guide.

Where in Selangor suppliers are setting up
| Area | Data centre activity nearby | Fit for suppliers |
|---|---|---|
| Banting | Bridge Data Centres at IOI Industrial Park | Newer detached stock with high power; Sum Technology's rented semi-D |
| Jenjarom | Between Banting and Klang | Sum Technology's own factory; semi-D and detached units for contractors |
| Dengkil | DayOne at Mah Sing's DC hub; next to Cyberjaya and Sepang | Site bases and spares stores serving the Cyberjaya cluster |
| Kapar | A 157-acre data centre land purchase on the port side | Yard-heavy users such as cable and tray stockists |
| Shah Alam | TAMCO's facility; within reach of Elmina | Established engineering base; higher prices, tighter supply |
| Puchong | Between Kuala Lumpur, Cyberjaya and Shah Alam | Smaller M&E firms needing an office with a workshop |
| Nilai (Negeri Sembilan) | BAC's new cooling plant | Cooling installers and service firms |
South: Banting, Jenjarom, Dengkil. Here Selangor's newest data centre sites sit next to supplier-sized factories, the same pattern Sum Technology chose. Start with factories for rent in Banting and widen to Jenjarom if you need a detached unit with yard.
Shah Alam and Puchong. Shah Alam has the deepest pool of engineering factories, but mid to large manufacturing units are harder to find; registered prices and rents by factory type are on our Shah Alam transaction data page. If you plan to stay long term, look at factories for sale in Shah Alam.
Nilai, just across the border. BAC broke ground on a US$150 million plant in Nilai on 5 August 2026. It will make closed-circuit cooling towers, adiabatic coolers, hybrid cooling and liquid cooling systems, with a 30,000 sq m first phase targeted for end-2027. For cooling installers, Nilai sits on the same corridor as Dengkil, Sepang and Cyberjaya.
Power is usually the deciding spec. If a test bay or BESS line needs more than a standard unit offers, ask us for high-power factories in Selangor, including units that are not publicly advertised, or browse high-power factories for rent in Selangor.
Timing: work back from 2027
Google's second Elmina data centre site is targeted for 2027, AIMS targets 2027 for its Cyberjaya build, and Mah Sing expects its Dengkil hub to complete in the second half of 2027. New industrial projects generally take 18 to 24 months to complete.
So a supplier that wants a working base for 2027 deliveries should shortlist in 2026 and sign by early 2027. If the building needs a TNB upgrade, ask how long it takes before you sign.
Supplier site checklist
- Drive from the shortlisted address to each site you serve at peak hours.
- Compare the building's TNB supply (amps and kVA) with your full load: welders, test sets, cranes, compressors and air-conditioning.
- Check crane capacity, span and hook height against your heaviest panel, skid or cable drum.
- Measure doors, walk the trailer turning path, and confirm the yard is hardstanding and may be used for open storage.
- Check floor loading where drums, panels or battery modules will sit.
- Confirm the land use allows fabrication and assembly, not only storage, with the local council.
- For battery or refrigerant work, check fire separation and storage rules with Bomba and your insurer.
- Ask your client what evidence it needs for the 30% local content requirement, since the published rule does not define the measure.
- Match the lease to your contracts, with a renewal option and agreed reinstatement terms.

Risks to price in
Water and power approvals. Selangor's Menteri Besar has said there will be no data centre approval without enough water and power. Developers must provide tanks with three days of water storage, and projected data centre water demand of 632 MLD compares with Air Selangor's reserve of 1,055 MLD (The Edge, cited above). New treatment capacity arrives in stages, with Sungai Rasau stage one in 2027. Tighter approvals would push supplier demand later.
Equipment plants going elsewhere. Vertiv is adding a power and cooling equipment plant in Johor, due to be fully operational in 2027, and BAC chose Nilai. The clearer Selangor demand is from contractors, assemblers and service firms.
Export controls. Since 14 July 2025, Malaysia has required a Strategic Trade Permit for exports and transshipments of US-origin high-performance AI chips. US lawyers also warn that hosting AI workloads for Chinese entities can create export-control exposure. Check who your client's end user is before committing to premises for one job.

FAQ
What does Selangor's 30% local content rule mean for data centre suppliers?
Selangor requires data centre investments to have 30% local content so that domestic companies benefit. How it is measured is not published, so ask your client what counts. It gives operators a reason to use Malaysian suppliers with local bases.
Which data centre projects in Selangor complete in 2027?
Google's second data centre site at Elmina is targeted for 2027, AIMS targets 2027 for its 200MW Cyberjaya build, and the Mah Sing DC hub sold to DayOne in Dengkil is expected in the second half of 2027.
Where should a switchgear or busduct assembler look for a factory in Selangor?
Look for detached factories in Shah Alam, Banting, Jenjarom or Dengkil, where you can reach several data centre sites. Check crane capacity, power for testing and door height first.
What factory specs does a data centre M&E supplier need?
Most need a 0.5 to 5 acre semi-D or detached factory with a yard, three-phase power, a crane sized to their heaviest item, and good trailer access. Assemblers add a test bay and higher power; stockists need floor loading.
Is Nilai in Selangor, and why does the BAC plant matter?
No, Nilai is in Negeri Sembilan, just across the border from Dengkil and Sepang. BAC's US$150 million plant there will make cooling towers, adiabatic and liquid cooling systems for data centres, with phase one targeted for end-2027.
Should a data centre supplier rent or buy a factory?
Rent if your work depends on one or two projects, and align the lease with the contract. Buy if you serve several operators, need a crane, test bay or power upgrade you would not want to leave behind, and plan to stay ten years or more.
