Malaysia Exports Rose 54.5% in September 2026: What Factory Buyers and Tenants Should Check

DOSM reports September exports of RM215.1 billion and an advance Q3 GDP estimate. These national figures are not a factory-rent forecast. Use them carefully when planning space.

THE SHORT ANSWER

DOSM recorded September exports up 54.5% year on year, with E&E products accounting for 51.2% of exports. Its Q3 GDP estimate is preliminary and subject to revision. Neither measure identifies demand or rents at an individual industrial property. Compare actual orders, site specifications and buy-or-rent costs before committing.

What September’s trade figures say

DOSM reported Malaysia’s September 2026 exports at RM215.1 billion, up 54.5% year on year. Imports rose 52.7% to RM181.4 billion, total trade rose 53.7% to RM396.5 billion and the trade surplus was RM33.7 billion. These are national goods-trade values for one month, not counts of factories or occupied warehouses.

The DOSM September external-trade release was published on 19 October 2026. Its values compare September 2026 with September 2025.

The export mix is concentrated

Electrical and electronic products accounted for 51.2% of September exports: RM110.2 billion, up 69.2% year on year. Manufactured exports were RM191.6 billion, up 58.6%. Imports of capital goods rose 20.9% to RM22.3 billion. These figures describe trade; they do not say how many factories opened or how much floor area exporters need.

A food processor, furniture maker or domestic-market supplier may face a different order book and site requirement from an E&E exporter. Check your own customer orders, inventory and production schedule before adding space.

Q3 GDP is an advance estimate

DOSM’s advance estimate put Q3 2026 GDP growth at 5.3% year on year, with manufacturing at 7.5%. The report says it uses July and August data plus estimates for unavailable information and may be revised. Preliminary Q3 GDP was scheduled for 18 November 2026.

Read the advance-estimate report as an early national indicator, not a final score for every subsector or a forecast of industrial property activity.

Selangor’s trade share is broad context

DOSM’s state release dated 28 October says Selangor represented 11.7% of Malaysia’s September exports and 19.5% of imports. It does not identify the industrial park, building or company where goods were produced, or establish a tenant pipeline at a property in Shah Alam or Klang.

Use the state-trade release for broad geography only. A property decision still needs parcel-level checks and the operator’s own plan.

Trade growth is not a rent forecast

Exports can change with price, shipment timing, re-exports, product mix and quantity. The release reports trade values and growth; it does not measure factory rent, vacancy, asking prices or new leases. There is no supported conversion from 54.5% export growth to a local rent increase or guaranteed demand surge.

Treat the data as a reason to review capacity plans, not to rush into buying or signing a longer lease. Compare confirmed orders with actual space constraints.

Translate orders into a site brief

List production lines, stock, loading frequency, clear height, floor loading, power demand, water or effluent needs and the date space must be ready. Separate committed orders from scenarios. Ask engineers and the utility provider about the building itself rather than inferring capacity from national trade figures.

For orientation, compare the Shah Alam / Glenmarie and Port Klang / Pulau Indah guides. They do not certify a lot’s use or services.

Compare buy and rent using actual costs

A purchase may suit a stable long-term requirement and a site that supports your process; renting may suit uncertain volume or a need to preserve capital. Compare deposit and financing, fit-out, utilities, maintenance, break clauses, reinstatement and moving costs. Trade data cannot decide which tenure is cheaper for your company.

Use Port Klang sale searches and Port Klang rental searches as leads only; confirm availability, terms and building records.

Prepare an enquiry around a real requirement

Share your process, target location, floor-area range, power and loading needs, move date, committed growth assumptions and preferred tenure. A shortlist can help compare sites, but it cannot validate your forecast or replace technical and legal due diligence.
