Telok Panglima Garang Industrial Area: Factories, Industrial Land, Prices and Access

Key Takeaways

  • Telok Panglima Garang (TPG) is a mukim and town in Kuala Langat district, governed by Majlis Perbandaran Kuala Langat (MPKL). Its industrial land runs from Sijangkang and Kebun Baru in the north, through the TPG industrial area and free trade zone, to Telok Mengkuang and Sungai Rambai towards Jenjarom.
  • JPPH-recorded transactions to July 2026 show 99 industrial deals in 24 months across Telok Panglima Garang and Jenjarom, worth about RM967 million. The median factory sold for RM6.19 million, and industrial land for RM75 psf of land.
  • Registered factory rents had a median of RM1.45 psf a month over 54 tenancies (RM11,000 a month at the median). Units under 10,000 sq ft rent for RM1.72 to RM1.94 psf, and big boxes of 30,000 to 60,000 sq ft for about RM0.61 psf.
  • There is no WCE interchange named Telok Panglima Garang. Lorries come in on the SKVE, which meets the WCE near Jenjarom and runs west to Pulau Indah and Westport. A Class 3 lorry pays RM6.90 from the KESAS (SAE) interchange and RM9.16 from Banting.
  • Kuala Langat had 297 unauthorised factories (KTK) on 307 lots in the State's October 2024 count. Check the land category and express condition before paying a deposit on any unit outside a planned estate.

What is the Telok Panglima Garang industrial area? It is the group of industrial estates around TPG town in Kuala Langat, Selangor, strung along Jalan Klang-Banting between Sijangkang and Jenjarom. It mixes planned estates (the TPG industrial area, a PKNS estate and a free trade zone) with older village-edge industrial land at Kebun Baru, Sijangkang and Telok Mengkuang. Factories there sold at a median of RM6.19 million in the 24 months to July 2026, and land at RM75 psf, cheaper land than Klang district or Kapar.

Where Is Telok Panglima Garang?

Telok Panglima Garang sits in the north of Kuala Langat district, on the southern edge of the Klang Valley. The town and its villages are administered by Majlis Perbandaran Kuala Langat, whose councillor zones list every industrial estate by name. Land matters go to the Kuala Langat district land office, not Klang's.

Four names come up again and again when people search for factories here, and they are not the same kind of place:

  • Sijangkang is the northern part of the area, on the Klang side. MPKL lists two industrial estates there, Taman Industri Sijangkang Utama and Taman Industri Sijangkang Jaya, next to large housing estates.
  • Kebun Baru (Batu 9 and Batu 10) is the village strip off Jalan Klang-Banting that holds Kawasan Perusahaan Kebun Baru, one of the older estates in the area.
  • Kampung Medan is a village and housing area beside the Sijangkang industrial strip. MPKL lists no industrial estate under Kampung Medan itself. Kosmo reported in 2021 that Kampung Medan, Kampung Kebun Bharu and Kampung Sijangkang are the villages nearest the factory area, so factory land here borders homes.
  • Jalan Kebun is a different place. It is the Batu 7, Jalan Kebun area of Seksyen 32, postcode 40460 Shah Alam, which MBDK's own school directory places on the Klang and Shah Alam side. Listings sometimes lump it in with TPG. It falls under a different council and land office, and its WCE access depends on the unopened Section 3.

Industrial Estates in Telok Panglima Garang

MPKL's zone list names the estates below, plus the PKNS estate that JPPH records separately. The JPPH column shows what the registry records under each scheme name in the 24 months to July 2026, where there were enough deals.

Estate Location What is there JPPH record, 24 months to July 2026
Kawasan Perindustrian Telok Panglima Garang TPG town and Kebun Baru (MPKL zones 2 and 4) Terrace, semi-D and detached factories "TPG Industrial Park": 16 deals, median RM1.68 million, mostly terraces
Kawasan Perusahaan PKNS, TPG Within the TPG industrial area Semi-D and detached factories 6 deals, median RM9.48 million, mostly semi-Ds
Kawasan Zon Perdagangan Bebas, Telok Panglima Garang TPG town (MPKL zone 4) Free trade zone for export manufacturers Not identifiable by scheme name
Kawasan Perusahaan Telok Mengkuang Telok Mengkuang (MPKL zone 4) Large detached factories and land, often several acres 4 deals, too few for a median
Taman Industri Sijangkang Utama and Sijangkang Jaya Sijangkang (MPKL zone 2) Terrace and semi-D factories near housing Recorded mainly as "Bandar Sijangkang" and "Revolusi Hijau Sijangkang", a few deals a year
Kawasan Perusahaan Kebun Baru Batu 9, Kebun Baru (MPKL zone 2) Older factories off Jalan Klang-Banting Not identifiable by scheme name
Kawasan Perusahaan Batu 12 Sungai Rambai Sungai Rambai, towards Jenjarom Land parcels and detached factories 6 deals, mostly land

Two practical points follow from this. First, much of TPG's industrial land is registered by survey sheet (for example "Syit 107-D") rather than by a park name, so a search for "TPG industrial park" only finds part of the stock. Second, the estates differ a lot. A 3,000 sq ft terrace in the TPG industrial area and a 5-acre detached plant in Telok Mengkuang are different markets.

Telok Mengkuang

Telok Mengkuang is where the bigger detached factories and multi-acre plots are. Most deals in the registry since 2021 were large detached factories or land. It has also seen enforcement against illegal operators: police raided an illegal e-waste plant in TPG in February 2025 and found about 50 tonnes of bullet casings being smelted. See the Telok Mengkuang factories page for units we can show you.

Sijangkang

Sijangkang mixes small industrial estates with housing, and it is mostly a land and small-warehouse market. Plots there show up on our Sijangkang industrial land page. Because homes are close, check the zoning of the lot and the road access for 40 ft trailers before you commit.

Who Operates in Telok Panglima Garang

A 2016 Selangor State Assembly answer named Telok Panglima Garang as Kuala Langat's top industrial area by investment, ahead of Banting. It listed Elentec Malaysia (internet modems and accessories), Golden Pharos Glass (laminated safety glass) and Chao Yuan Industrial (metal stamping for cars, at Kebun Baru) among its largest manufacturers. More recent filings and news reports add:

Company What it does in TPG Source
KHPT Holdings Structural car parts for a new Proton model, made at its existing TPG plant NST, June 2026
AmanahRaya REIT Bought a single-storey detached factory for RM39 million on a 10-year sale and leaseback The Star, May 2025
Resintech Plastic pipe maker; proposed to buy a semi-D factory with a three-storey office on 4,280 sq m of leasehold land for RM11 million, two minutes from its plant The Edge, October 2024
KLK Alami Edible Oils KLK joint venture set up to run a palm oil refinery and packaging plant in TPG The Edge
Emery Oleochemicals Oleochemicals plant in the TPG industrial area Bernama, May 2021
CB Industrial Product Its unit PalmitEco Engineering runs a manufacturing plant in TPG The Edge, 2021

The mix tells you what the area suits: palm oil processing and oleochemicals, automotive parts, building materials, plastics, glass and electronics assembly. Those users want heavy floors, tall eaves and a lot of power more than a short drive to KL.

Access: SKVE, WCE, KESAS and Jalan Klang-Banting

TPG has three ways in and out. Our WCE corridor guide covers every interchange in detail.

Route How it serves TPG Class 3 lorry toll (WCE calculator, Oct 2026)
SKVE (South Klang Valley Expressway) Main expressway through the area. The SKVE concessionaire describes it as running to Teluk Panglima Garang, Pulau Carey and Westport at Pulau Indah Part of the combined WCE and SKVE fare
WCE from KESAS (SAE interchange) South via WCE Section 2 to the SKVE link, then west to TPG RM6.90
WCE from Banting North via WCE Section 1 to the SKVE link RM9.16
Jalan Klang-Banting (Federal Route 5) Old trunk road through Sijangkang, Kebun Baru, TPG town and Jenjarom, used for local deliveries and toll-free trips Free

Fares are from WCE's toll rate calculator. WCE has no interchange named TPG: you leave the WCE at the SKVE link near Jenjarom and the calculator charges one combined fare. Until WCE Section 3 opens in Klang, a lorry heading for Kapar or Northport still crosses Klang on local roads after KESAS.

For Westport, the SKVE runs west to Pulau Indah. We have not found an official road distance from TPG to the Westport gate, so time your own route at the hours you will run trucks. Our Pulau Indah Industrial Park guide covers the port side.

Telok Panglima Garang Factory Prices: JPPH Data

BuyKlang groups JPPH records for the mukims of Telok Panglima Garang, Tanjong Duabelas, Jenjarom, Sijangkang and Bukit Changgang into one area. Full tables are on the Telok Panglima Garang and Jenjarom transaction data page. All figures below are JPPH-recorded transactions in the 24 months to July 2026.

Type Deals Median price Median land Median psf (land)
Terrace factory 26 RM1.49 million 2,302 sq ft RM656
Cluster factory 9 RM4.51 million 13,153 sq ft RM309
Semi-detached factory 27 RM6.53 million 23,885 sq ft RM308
Detached factory 9 RM14.41 million 51,753 sq ft RM198
Industrial land 13 RM6.00 million about 1.91 acres of land RM75 per sq ft of land

Some patterns stand out:

  • Two mukims make up most deals. Within the group, 39 deals were in Mukim Telok Panglima Garang, where land had a median of RM81 psf, and 48 in Mukim Tanjong Duabelas, where the newer cluster and semi-D parks are.
  • Volume has fallen. The group recorded 127 deals in 2022, 88 in 2023, 82 in 2024 and 50 in 2025.
  • Freehold is common. 50 factory deals were freehold, at a median of RM5.07 million, against 24 leasehold deals at RM4.89 million; the gap mixes location, size and type, not tenure alone.
  • Most deals are subsales. Only 29 of the 99 were first-hand purchases from developers.

How TPG compares with the rest of the port belt

Area (JPPH, 24 months to July 2026) Deals Detached factory median psf (land) Land median psf Rent median psf a month
Telok Panglima Garang and Jenjarom 99 RM198 RM75 RM1.45
Klang district, including Port Klang 777 RM267 RM88 RM1.44
Kapar 382 RM306 RM95 RM1.47
Pulau Indah, Westport and PIIP 99 RM221 RM82 RM1.62
Shah Alam 165 RM310 RM210 RM1.73

Land is where TPG is cheaper, and its detached factories also have the lowest psf of land in this table, though only 9 detached deals were recorded. If land price per acre drives your decision, also compare Banting's industrial parks further south.

Factory Rent in Telok Panglima Garang

Registered tenancies, 24 months to July 2026 Tenancies Median rent a month Median size Median psf a month
All factories 54 RM11,000 n/a RM1.45
Terrace 11 RM1,800 1,300 sq ft RM1.34
Semi-detached 8 RM26,000 13,280 sq ft RM1.64
Detached 29 RM20,000 10,760 sq ft RM1.48

Smaller units rent for more per square foot: RM1.72 psf under 3,000 sq ft, RM1.94 psf from 3,000 to 10,000 sq ft, RM1.39 psf from 10,000 to 30,000 sq ft and about RM0.61 psf from 30,000 to 60,000 sq ft. The quarterly median moved from RM1.48 psf in late 2025 to RM1.36 psf in the first quarter of 2026 and RM1.55 psf in the second. Almost all of these tenancies were lodged from late 2025, so treat the trend as short.

Service tax on commercial and industrial rent is 6% from 1 January 2026, as the NST reported, and only landlords registered for SST charge it. Landlords usually ask for two months' deposit, one month's utility deposit and one month's rent in advance. See current factories for rent in Telok Panglima Garang.

Buy or Rent in Telok Panglima Garang?

Question Buying makes sense if Renting makes sense if
How long will you stay? 10 years or more, and you will spend on power and cranes Under 5 years, or the product line may move
What size do you need? Detached or 1 to 5 acres of land; few units of that size come up for rent Terrace or semi-D under 15,000 sq ft, where rent evidence is best
What is the yield? Compare a year's rent with the median price of the same factory type; rent psf is per sq ft of floor area and sale psf is per sq ft of land, so they cannot be divided You keep cash for machines instead
Power and approvals? You control upgrades and the fire certificate The landlord must already hold them

KTK and Title Risk in Kuala Langat

Selangor's unauthorised factory (Kilang Tanpa Kebenaran, KTK) count matters in TPG because a lot of its industrial use grew on village and agricultural land. In a July 2025 written answer, the State gave 6,690 KTK on 5,352 lots statewide as of October 2024. Kuala Langat, under MPKL, accounted for 297 factories on 307 lots, about 4.4% of the state total. That is far below Petaling and Klang, but enough that you will meet them in Kebun Baru, Sijangkang and Telok Mengkuang.

Enforcement is real. In July 2022 MPKL ordered an illegal e-waste operator in TPG to tear down its structure and vacate the land within 30 days. Owners of KTK land who receive a Notice 7A have 12 months to apply for conversion under the State's programme, which runs to the end of 2027. Our KTK programme explainer sets out the discounts and deadlines.

Checklist Before You Buy or Rent in TPG

  1. Title first. Get a land search from the Kuala Langat land office. The category of land use should be industrial (perusahaan) and the express condition should allow your activity.
  2. Planning and CCC. Ask MPKL whether the building has approved plans and a Certificate of Completion and Compliance (CCC), or a Certificate of Fitness for older units.
  3. Power. Confirm the incoming supply in amps and the transformer. If you need more than 300A, ask TNB about capacity early. See high-power factories in Telok Panglima Garang.
  4. Trailer access. Drive the route with a 40 ft trailer in mind: turning circle, road width, weight limits and any village roads.
  5. Neighbours. Find out what the lots next door store and process, and ask for the Bomba fire certificate.
  6. Flooding and drainage. Ask the owner and neighbours about past floods, and check the platform level against the road.
  7. Price check. Compare the asking price with the JPPH medians above on the same basis: price per sq ft of land, for the same factory type.

If you are weighing TPG against its southern neighbour, our Jenjarom industrial park guide covers ETP @ KIIP and i&i Jenjarom. Industrial land plots in TPG are on the industrial land for sale in Telok Panglima Garang page.

FAQ

Is Telok Panglima Garang in Klang or Kuala Langat?

Telok Panglima Garang is in Kuala Langat district, not Klang. The council is Majlis Perbandaran Kuala Langat (MPKL), and land matters go to the Kuala Langat land office. Many listings still say "Klang" because the area sits on the southern edge of the Klang Valley and trucks run to Port Klang.

What industrial estates are in Telok Panglima Garang?

MPKL lists Kawasan Perindustrian Telok Panglima Garang, the TPG free trade zone, Kawasan Perusahaan Telok Mengkuang, Taman Industri Sijangkang Utama, Taman Industri Sijangkang Jaya and Kawasan Perusahaan Kebun Baru. JPPH also records a PKNS estate in TPG and the Batu 12 Sungai Rambai estate towards Jenjarom.

Industrial land had a median of RM75 per sq ft of land in the 24 months to July 2026, on 13 JPPH-recorded deals with a median plot of about 1.91 acres. That is below the RM88 psf median for Klang district and RM95 psf for Kapar. The middle half of deals sold between RM63 and RM83 psf, so location and title matter a lot.

How much is factory rent in Telok Panglima Garang?

Registered tenancies had a median of RM1.45 psf a month, or RM11,000 a month, across 54 tenancies in the 24 months to July 2026. Detached factories had a median of RM20,000 a month and terraces RM1,800. Service tax of 6% applies if the landlord is registered for SST.

Are there unauthorised factories in Telok Panglima Garang?

Yes. Kuala Langat had 297 unauthorised factories on 307 lots in the State's October 2024 count, and MPKL and the police have acted against illegal e-waste plants in TPG. Always do a land search and ask for the CCC or Certificate of Fitness before you pay a deposit.
