Teluk Gong (Telok Gong) Industrial Park Guide: Location, Parks, Land and Factory Prices
Telok Gong (Teluk Gong) is the industrial area on Port Klang's mainland just before the Pulau Indah bridge. See its parks, access, JPPH land and factory prices, and the compliance checks buyers need.

Key Takeaways
- Where it is: Telok Gong (also spelled Teluk Gong) is an industrial area in Port Klang, Klang district, Selangor (postcode 42000). It sits on the mainland side of the bridge to Pulau Indah and Westports, south of Pandamaran, under Majlis Bandaraya Diraja Klang (MBDK).
- Not one park: the area holds the established Telok Gong Industrial Park and several named estates, plus LBS Bina's new Telok Gong Industrial Park (TGIP): 69 factories on 60.92 acres, RM587 million GDV.
- Land is the cheapest in the port belt: JPPH-recorded industrial land deals in Telok Gong over the 24 months to July 2026 had a median of RM65 psf, about RM7.43 million for a 2.5-acre plot, against RM82 psf in Pulau Indah.
- Mostly leasehold, mostly big: every building deal JPPH recorded here was leasehold, and detached factories had a median price of RM19 million. Typical stock is detached factories and warehouses on 1.5 to 3 acres.
- Rent benchmark: Axis-REIT's 259,310 sq ft Telok Gong warehouse was let at RM425,764 a month, about RM1.64 psf.
- Check compliance first: Selangor demolished 19 illegal factories on state land here in May 2026, and Telok Gong Industrial Park was the first area in Selangor under the state's Zero Discharge Policy.
Telok Gong industrial park is in Port Klang, Selangor, on the mainland just before the bridge to Pulau Indah, south of Pandamaran and a short drive from Westports. It is a cluster of industrial estates rather than one park, known for large leasehold land and detached warehouses that serve the port. Industrial land here traded at a median of about RM65 psf in JPPH records to July 2026, the lowest of the Port Klang areas.
This guide covers where Telok Gong is, the parks inside it, road access, land versus factory prices, the new LBS project, the compliance issues buyers must check, and the questions people ask most.
Where is Telok Gong?
| Item | Detail |
|---|---|
| Spelling | Telok Gong or Teluk Gong (same place) |
| District and state | Klang district, Selangor |
| Postcode | 42000 Pelabuhan Klang |
| Local authority | Majlis Bandaraya Diraja Klang (MBDK) |
| Position | Mainland side of the Pulau Indah bridge, south of Pandamaran and Port Klang town |
| Main road | Pulau Indah Expressway (Federal Route 181), the road to Westports |
| Water boundaries | Faces Selat Lumut, the channel between the mainland and Pulau Indah |
| Nearest terminals | Westports on Pulau Indah; Northport on the mainland further north |
Telok Gong started as a fishing village, and Kampung Telok Gong still sits among the factories. Around it, the land has filled with warehouses, steel and scrap yards, container depots and manufacturing plants that want to be close to the port.
Do not confuse it with Telok Panglima Garang, a separate industrial town in Kuala Langat district further south and east, on the road to Banting. Both names start with "Telok", and listings sometimes mix them up.
Industrial parks within Telok Gong
Telok Gong is a collection of estates and roads. The names you will see on listings and land titles include:
| Park or address | What to know |
|---|---|
| Telok Gong Industrial Park (established estate) | The core older estate. In 2025 the Selangor government said it was the first industrial area in Selangor under the Zero Discharge Policy, with about 92 ZDP licences issued to premises in the area |
| LBS Telok Gong Industrial Park (TGIP) | New project by LBS Bina; details below |
| TKT Industrial Park | A newer estate of semi-detached and detached factories marketed by its developer |
| Tanjung, Zinco and Sunsui industrial parks | Smaller named estates that appear on listings for detached factories and land |
| Jalan Telok Gong, Jalan Perajurit, Jalan Udang Galah, Jalan Ikan Tampang, Persiaran Telok Gong | Main roads and addresses; older detached factories and yards line many of them |
Two projects share the name "Telok Gong Industrial Park": the established estate and LBS's new TGIP. Check which one a listing means before comparing prices, because new and 20-year-old buildings are priced very differently.

Access: ports and highways
- Westports: take the Pulau Indah Expressway west across the bridge. Telok Gong is the last mainland industrial area before the island, so container trucks avoid Klang town traffic.
- Northport: head north through Pandamaran and Port Klang town. It is a longer, more urban drive than to Westports, so Telok Gong suits Westports users better.
- KESAS and the Klang Valley: the Pulau Indah Expressway connects towards Pandamaran and KESAS for Shah Alam and KL.
- SKVE and the south: the SKVE, which its concessionaire says runs to Telok Panglima Garang, Pulau Carey and Westport, gives a route towards Putrajaya and the KLIA side without going through Klang.
- WCE: the West Coast Expressway links to the SKVE near Banting. Our WCE corridor guide covers each interchange from Banting to Kapar.
Port growth helps Telok Gong directly. Westports' concession covers new berths CT10 to CT17, and CT10 alone adds about 1.6 million TEU from around 2028. Telok Gong and Pulau Indah are the closest mainland and island land to those berths. For how the port fits the wider area, see our Port Klang industrial hub guide.

Land or factory in Telok Gong: prices from JPPH data
These are JPPH-recorded transactions coded to Telok Gong over the 24 months to July 2026: 19 deals, 12 of them land. The sample is small, so treat the figures as a guide. The full tables are on our Telok Gong transaction data page.
| Item | Industrial land | Detached factory |
|---|---|---|
| Deals | 12 | 5 |
| Median price | RM7.43 million | RM19 million |
| Middle half of deals | RM5.26 million to RM9.13 million | RM18 million to RM20.72 million |
| Median size | 107,978 sq ft (about 2.5 acres) | 117,327 sq ft of land |
| Median rate | RM65 psf of land | RM174 psf of land |
| Tenure | Leasehold titles dominate | All recorded building deals leasehold |
The land median was RM52 psf in 2024 and RM65 psf in 2025, and the last 12 months to July 2026 came in at RM64 psf.
How Telok Gong compares
| Area | Median industrial land price (JPPH, 24 months to July 2026) |
|---|---|
| Telok Gong | RM65 psf |
| Pulau Indah | RM82 psf |
| Klang district overall | RM88 psf |
| Kapar | RM95 psf |
| Bukit Raja | RM155 psf |
Telok Gong is cheaper per square foot than Pulau Indah next door. The trade-off is title: leasehold land with a shorter remaining term is harder to finance, so the discount partly reflects tenure, not only location. Our Pulau Indah Industrial Park guide and Pulau Indah industrial land guide cover the island side, and the Selangor industrial land guide compares land across the state.
Should you buy land or a built factory?
| Buy land and build | Buy or rent an existing factory | |
|---|---|---|
| Typical size | Plots from about 1.5 acres to 12 acres or more | Detached units of about 30,000 to 85,000 sq ft on 1.3 to 3 acres |
| Time to operate | Long: plans, building approval, CCC | Short, if the CCC or CF and power are in order |
| Best for | Container depots, custom plants, owners holding long term | 3PL, warehousing, manufacturers who need space now |
| Main risk | Approval delays, title conditions, filling and drainage costs | Old structure, limited power, unapproved extensions |
For new-build factories in Telok Gong, our checklist on what to check before booking a new factory in Telok Gong goes through CCC timing, power, floor loading and the defect liability period.
Warehouse and factory rent in Telok Gong
JPPH has too few registered tenancies coded to Telok Gong to give its own median, so use these benchmarks:
| Benchmark | Rent |
|---|---|
| Axis-REIT warehouse, Telok Gong: 259,310 sq ft net lettable area | RM425,764 a month, about RM1.64 psf |
| Klang district, detached factories and warehouses (JPPH, to July 2026) | Median RM1.24 psf a month |
| Klang district, units above 60,000 sq ft | Median RM1.08 psf a month |
| Pulau Indah, detached factories (JPPH, to July 2026) | Median RM1.68 psf a month |
The Axis-REIT deal is also a price marker. The trust agreed in 2025 to buy that 10.19-acre leasehold site, with the lease running to April 2093, for RM80 million. A modern, fully let warehouse sits at the top of the range; older detached units with lower eaves rent closer to the district median. The new LBS Telok Gong Industrial Park (TGIP)
LBS Bina Group says TGIP has a GDV of RM587 million and comprises 69 three-storey factories on 60.92 acres. Other points from the developer:
- Two release phases with detached, semi-detached and terrace units.
- Built-to-suit options for the detached units.
- Semi-detached units from 12,674 sq ft, priced from RM7,351,000, aimed at light and medium industry.
- Provisions for solar power and EV charging, plus rainwater harvesting.
Earlier reports gave different figures: in 2024 The Star described a 20ha LBS industrial park at Teluk Gong with a GDV of RM1.3 billion. Ask the developer for the current phase plan, the title tenure and expiry, the power per unit and the expected CCC date before booking.

Compliance: what every Telok Gong buyer must check
Telok Gong has a long history of informal factories, and enforcement is now active.
- Illegal factories on state land. In May 2026 a 300-strong joint team demolished 19 illegal factories on state land at Telok Gong. The state said the operators had run for 15 to 20 years after their temporary occupation licences (TOL) expired. The officers cited Section 425 of the National Land Code, with penalties of up to five years' jail or a RM500,000 fine. A month earlier the state told the assembly that operators along Persiaran Telok Gong had dismantled their premises, with about five still remaining.
- Effluent. Telok Gong Industrial Park was the first area in Selangor under the Zero Discharge Policy run by LUAS, the state water regulator. In September 2026 MBDK and the Department of Environment stopped a plastic-scrap washing line at Jalan Udang Galah, issued 15 compounds in one operation and moved to revoke the factory's trade licence.
What this means in practice:
- Confirm the title. It must be an issued title for industrial use, not a TOL, state land or agricultural land with an unapproved factory.
- Ask for the CCC or CF and approved plans, and check that extensions and mezzanines are on the approved plans.
- Check the trade licence history with MBDK if you are taking over a running operation.
- For wet processes such as washing, plating or food processing, ask LUAS whether you need a ZDP licence and budget for proper effluent treatment.
- Get TNB supply details in writing, including amps and transformer size.
- Walk the lorry route and check road width, gate turning radius and flood history after heavy rain.

Is Telok Gong the same as Teluk Gong or Telok Panglima Garang?
Telok Gong and Teluk Gong are two spellings of the same place in Port Klang. Telok Panglima Garang is a different industrial town in Kuala Langat district, further south on the way to Banting. Check the district on the title, because listings sometimes mix the two up.
How much is industrial land in Telok Gong?

Is Telok Gong land freehold or leasehold?
Mostly leasehold. All seven factory and warehouse deals JPPH recorded in Telok Gong over the 24 months to July 2026 were leasehold. Some freehold lots exist, so always confirm the tenure and the remaining lease on the title, since both affect financing and resale.

What should I check before buying a factory in Telok Gong?
Confirm the land is an issued industrial title and not state land or a TOL, and ask for the CCC or CF and approved plans. Selangor demolished 19 illegal factories on state land here in May 2026. If your process discharges water, check the Zero Discharge Policy licence with LUAS.
