Port Klang Industrial Hub Guide 2026: Westports, Northport, Industrial Areas and Prices
Port Klang handled a record 15.14 million TEU in 2025. This guide compares Westports and Northport, the seven industrial areas around them, and JPPH land and rent prices.

Key Takeaways
- Port Klang is Malaysia's busiest port. It handled a record 15.14 million TEU in 2025, up 3.4% on 2024, and kept its place as the world's 10th busiest container port.
- Two terminals, two industrial belts. Westports on Pulau Indah moved 11.33 million TEU in 2025 and Northport on the mainland 3.8 million. Pulau Indah and Telok Gong serve Westports; Bandar Sultan Suleiman, Kapar and Meru sit closer to Northport.
- Prices: JPPH-recorded deals in Klang district over the 24 months to July 2026 put industrial land at a median RM88 psf and factory rent at a median RM1.44 psf a month.
- Cheapest land near the port: Telok Gong (median RM65 psf) and Pulau Indah (RM82 psf), both mostly leasehold. Bukit Raja and Meru cost more but are largely freehold.
- Next catalysts: full WCE completion targeted by early 2027, the ECRL to Port Klang from January 2028 and Westports' CT10 berth from 2028.
Port Klang is the industrial and logistics hub of the Klang Valley because Malaysia's busiest port sits inside it: 15.14 million TEU passed through Westports and Northport in 2025. Around the two terminals are seven industrial areas, from Pulau Indah and Telok Gong next to Westports to Kapar, Meru and Bukit Raja further inland. Land traded at a median of about RM88 psf and factories rented at about RM1.44 psf a month in JPPH records to July 2026.
This guide covers the port itself, each industrial area and what it suits, current land and rent levels, the free zone, the road and rail projects due by 2028, and a checklist before you buy or lease.
Port Klang in numbers: why it works as a hub
Transport Minister Anthony Loke said Port Klang handled 15.14 million TEU in 2025, the highest since it began operating in 1973 and up from 14.64 million in 2024. Transhipment rose to 8.41 million TEU, and the port's 2026 target is 15.37 million TEU.
On ranking, Port Klang placed 10th in Lloyd's List's Top 100 Ports 2025, its first time in the top ten, and kept 10th place in the World Top Container Ports 2026 ranking. That report said transhipment made up about 55% of throughput.
For a factory or warehouse owner the other share matters more. The Port Klang Authority's general manager said gateway cargo, the local imports and exports that get unstuffed, stored and trucked, is now about 47% of throughput. Those boxes are what fill warehouses in Klang.
| Item | Westports | Northport |
|---|---|---|
| Where | Pulau Indah island | Mainland, north of Port Klang town |
| 2025 volume | 11.33 million TEU | 3.8 million TEU, a record |
| Main cargo | Containers, heavy transhipment | Containers plus conventional cargo |
| Expansion | Westports 2, CT10 to CT17 | Five-year upgrading blueprint |
| Nearest industrial areas | Pulau Indah (PIIP, Halal Hub, PKFZ), Telok Gong | Bandar Sultan Suleiman, Kapar, Meru, Pandamaran |
Westports ran at roughly 82% of capacity in 2025, according to the WTCP analyst quoted by The Edge. That is why the next berths matter for land and warehouse demand near Pulau Indah. Units available beside the terminal now are on our warehouse for rent near Westport page.
Port Klang industrial areas compared
| Area | Where it is | What it suits | Price pointer (JPPH, 24 months to July 2026) | Guide |
|---|---|---|---|---|
| Westport and Pulau Indah | Island beside Westports; holds PIIP, the Selangor Halal Hub and PKFZ | Port-centric warehouses, halal food, 3PL, large land | Land median RM82 psf; all building deals leasehold | Pulau Indah Industrial Park guide and Pulau Indah land for sale |
| Telok Gong | Mainland side of the Pulau Indah bridge, south of Pandamaran | Big detached warehouses, container yards, land | Land median RM65 psf; detached factory median RM19m | Telok Gong industrial park guide |
| Northport and Bandar Sultan Suleiman | Beside Northport | Port services, older terrace factories, large detached sheds | Land median RM105 psf; terrace median RM360,000 | Northport industrial land: BSS vs Northport Industrial Park |
| Pandamaran | Between Port Klang town and Klang, at the KESAS end | Smaller factories close to both terminals | Terrace median RM1.25m; rent median RM1.07 psf | Pandamaran truck routes and access |
| Kapar | North of Klang towards the coast | Land banks, manufacturing, the most active market | Land median RM95 psf; 117 recorded deals in the 12 months to July 2026 | Kapar industrial area guide |
| Meru | North of Klang town | Freehold semi-D and detached factories | Semi-D median RM8.2m; all recorded deals freehold | Meru industrial hub guide |
| Bukit Raja | East of Klang, on the Federal Highway, NKVE and WCE | Grade A logistics, newer detached factories | Land median RM155 psf; detached median RM14.9m | Bukit Raja warehouse and factory guide |
A quick rule of thumb from these numbers: the closer to Westports, the cheaper the land and the more likely it is leasehold. Inland areas such as Bukit Raja and Meru cost more per square foot, but most titles there are freehold and banks tend to prefer them.
Land, factory and rent prices in Port Klang
The figures below are JPPH-recorded transactions for Klang district, which covers Port Klang, Kapar, Meru and Bukit Raja, over the 24 months to July 2026, with 286 industrial sales in the latest 12 months and 662 registered tenancies over the 24 months. They are actual deals, not asking prices. The full tables are on our Port Klang transaction data page.
Sale prices
| Type | Median price | Median land | Psf (land) |
|---|---|---|---|
| Terrace factory | RM869,000 | 2,002 sq ft | RM422 psf of land |
| Semi-detached factory | RM4.95 million | 15,586 sq ft | RM334 psf of land |
| Detached factory | RM14.9 million | 47,097 sq ft | RM267 psf of land |
| Industrial land | RM10.07 million | about 2.8 acres | RM88 psf of land |
Land has crept up. The yearly median was RM67 psf in 2021, RM76 in 2022, RM73 in 2023, RM78 in 2024 and RM90 in 2025. Tenure makes a big difference: freehold factories had a median price of RM1.9 million (454 deals) against RM500,000 for leasehold (185 deals), although that gap mixes location, size and type, not tenure alone.
Rents
| Type | Median rent psf a month | Median monthly rent | Median size |
|---|---|---|---|
| Terrace factory | RM1.44 | RM3,500 | 2,460 sq ft |
| Semi-detached factory | RM1.76 | RM15,000 | 8,490 sq ft |
| Detached factory or warehouse | RM1.24 | RM17,000 | 13,900 sq ft |
| Units above 60,000 sq ft | RM1.08 | RM104,000 |
Big boxes rent for less per square foot, which is normal. The typical registered term was 24 months. For a quote on a specific building, compare it with these medians before you negotiate. Live asking rents are on our factory for rent in Port Klang and warehouse for rent in Port Klang pages, and standalone buildings have their own detached factory for rent in Port Klang page.

Port Klang Free Zone and the Halal Hub
Two special zones sit on Pulau Indah next to Westports:
- Port Klang Free Zone (PKFZ): The Edge described it as a 1,000-acre zone with land leased for up to 30 years. Goods can be stored, repacked and re-exported without import duty while they stay inside the fence. In June 2026 the Transport Minister launched new projects in the zone, including a factory and worker quarters, with a cumulative investment value of RM566 million. Our PKFZ guide covers the rules, the custom gate and how to rent.
- Selangor Halal Hub: a zone of about 1,000 acres inside Pulau Indah Industrial Park, aimed at food and halal processing. Being inside it does not certify your products; halal certification is still a separate application to JAKIM or JAIS.
A free zone suits re-export, trading and light assembly. If most of your goods go to the local market, a normal warehouse outside the zone is usually simpler.
Roads, rail and the projects due by 2028
Port Klang already has KESAS, the Federal Highway and NKVE towards Shah Alam and KL, and the SKVE, which its concessionaire says runs to Telok Panglima Garang, Pulau Carey and Westport. Three projects will change access within about 18 months:
| When | Project | What changes |
|---|---|---|
| Early 2027 | WCE full completion | 8 of 11 sections were running in August 2026; the full Banting to Taiping route links Kapar and Bukit Raja north and south |
| January 2028 | ECRL, Gombak to Port Klang | The government said the line would be ready by December 2027 with operations from January 2028, giving Port Klang a rail link to the east coast |
| 2028 | Westports CT10 | The concession runs to 2082 and covers berths CT10 to CT17; CT10 alone adds about 1.6 million TEU |
The Edge reported that the full Westports 2 expansion will lift Westports' capacity from 14 million to about 27 million TEU a year. Our Westports CT10 and ECRL outlook explains which areas should feel it first, and the WCE corridor guide goes interchange by interchange from Banting to Kapar.

Which property type for which business
| Property type | Typical use | What to look for |
|---|---|---|
| Terrace or cluster factory | Workshops, light assembly, small traders | 2,000 to 3,000 sq ft, enough three-phase supply, lorry turning space in the lane |
| Semi-detached factory | Medium manufacturing, regional distribution | Own loading bay, yard depth for a 40ft trailer, office mezzanine |
| Detached factory or warehouse | 3PL, food processing, heavy manufacturing | Clear height, floor loading, dock levellers, power upgrade path |
| Industrial land | Build-to-suit plants, container yards, open storage | Zoning, tenure and remaining lease, flood level, road frontage |
Buy or rent in Port Klang?
| Buy | Rent | |
|---|---|---|
| Upfront cash | Down payment, stamp duty, legal fees | Usually 2 months' deposit, 1 month utility deposit and 1 month advance rent |
| Flexibility | Low; resale takes months | High; move or resize at the end of the term |
| Cost over time | Instalments plus quit rent, assessment and maintenance | Rent reviews at renewal |
| Suits | Owner-occupiers staying 10 years or more, firms that need heavy fit-out | New operations, uncertain volumes, firms testing the area |
A buyer pays more upfront but gains from rising land values; land medians here rose from RM67 psf in 2021 to RM90 psf in 2025. A tenant keeps cash for the business. If your fit-out is heavy (cold rooms, cranes, effluent treatment), buying or a long lease usually makes more sense than a two-year term.
Checklist before you buy or lease in Port Klang
- Match the terminal. If your lines call at Westports, Pulau Indah or Telok Gong cuts haulage time. For Northport, look at Bandar Sultan Suleiman, Kapar or Meru.
- Check the title and tenure. Most Pulau Indah and Telok Gong titles are leasehold. Confirm the remaining lease, because it affects bank financing and resale.
- Confirm approvals. Ask for the CCC or CF and approved plans. Selangor is clearing unauthorised factories: in May 2026 it demolished 19 illegal factories on state land at Telok Gong, and the state told the assembly that 10 unauthorised factories had been found around Bandar Sultan Suleiman.
- Get the power in writing. Note the amps, voltage and transformer size, and ask TNB whether an upgrade is possible before you sign.
- Walk the truck route. Check road width, gate turning radius for a 40ft prime mover and any weight limits on small bridges.
- Check flood history and drainage. Visit after heavy rain and ask MBDK about the area's record.
- Ask about effluent rules. Factories that discharge process water need the right DOE and LUAS approvals; Telok Gong was the first area in Selangor under the state's Zero Discharge Policy.
- Compare the price with JPPH medians for the same area and property type before you make an offer.
FAQ
Is Port Klang Malaysia's busiest port?
Yes. Port Klang handled a record 15.14 million TEU in 2025, up 3.4% on 2024, and it ranked 10th in the world in both the Lloyd's List 2025 and the World Top Container Ports 2026 rankings. Westports handled 11.33 million TEU and Northport 3.8 million.
