How much is industrial land for sale in Selangor in 2026?

Industrial land in Selangor costs about RM68 per sq ft at the median, based on 607 land transfers recorded by JPPH between August 2024 and July 2026. Area medians range from about RM30 psf in Hulu Selangor to RM155 psf in Bukit Raja, with Shah Alam's few deals near RM210 psf. Most plots are 1 to 3.2 acres.

The figures below come from our Selangor industrial transaction data, built from JPPH-recorded transfers of vacant industrial lots and development land zoned for industry. Asking prices are usually higher than recorded prices, so use these medians when you negotiate.

Industrial land prices per sq ft by area

"Middle range" is the 25th to 75th percentile: half of all deals fell inside it. Treat areas with fewer than 10 deals as indicative.

What the trend says

Selangor's median land price rose from RM58 psf in 2021 to RM71 psf in 2024, then was RM65 psf in 2025 and RM70 psf in January to July 2026: flat, not falling. The latest quarter is provisional, because transfers keep being added to the record after a quarter closes.

A wide range usually means very different land trades under one area name, from large unserviced parcels to lots inside finished parks. In Rawang a quarter of deals were at RM17 psf or less, yet the 12-month median was RM70 psf.

Freehold vs leasehold industrial land

Freehold land is held forever. Leasehold land is held for a fixed term written on the title and returns to the state at expiry unless renewed. What matters is the remaining term: banks look at the years left, and a short remaining lease cuts both the loan and the resale price.

About 63% of the industrial building transfers JPPH recorded in Selangor in the 24 months to July 2026 were freehold, so freehold is the norm, not a rare premium. Leasehold titles often carry a restriction in interest that needs state consent to transfer or charge the land, which adds time to the deal. If you only want freehold, start from the freehold industrial land listings in Selangor.

Land category, express condition and zoning: three different checks

"Industrial land" is not one approval. Title, conditions and zoning must all line up before a factory can be built and certified.

Check Where it is recorded What you want to see Who to ask
Category of land use Issue document of title "Industri" (not "Pertanian" or "Bangunan") District land office (PDT)
Express condition (syarat nyata) Issue document of title A condition that allows the factory use you plan, such as light or medium industry District land office
Zoning Council's gazetted Local Plan (Rancangan Tempatan) Industrial zone that fits your industry class Local council planning department, PLANSelangor
Planning permission (KM) Council approval Needed before you build Local council (MBDK, MBSA, MBSJ and others)

Section 52 of the National Land Code (Act 828) sorts alienated land into three categories: agriculture, building and industry. The express condition then states the permitted use, so an industry title can still limit you to, say, light industry. Zoning is separate: the Local Plan under the Town and Country Planning Act 1976 (Act 172) decides what the council will approve, and it can refuse a factory on an industrial title in a zone now planned for other uses. Check both in writing before the SPA.

Agricultural land and the KTK programme

Agricultural land is cheaper because a factory on it is illegal until the category and express condition are converted, which costs a state premium and is not guaranteed. Our guides on converting agricultural land to industrial land in Klang and the land conversion process in Malaysia cover the steps and costs.

Selangor is also acting against factories built on agricultural land without approval. Under its KTK programme, which runs from 1 September 2024 to 31 December 2027, owners had to apply by 31 December 2025 or within 12 months of receiving a Notice 7A, or face forfeiture. Successful applicants get 30% off the conversion premium. If the land you are offered already has a factory on agricultural title, read our KTK programme guide first.

Plot sizes: what is normal

The middle half of Selangor land deals were between 43,109 and 139,172 sq ft, about 1 to 3.2 acres, with a median of about 2 acres. Pulau Indah trades in bigger blocks (median 3.9 acres, median deal RM14.8 million), while Pandamaran lots are small, around 7,000 sq ft. Bukit Raja plots sit around 2 acres and Sungai Buloh plots around 1 acre. Setbacks, plot ratio, fire access and parking reduce what you can build, so ask an architect for a quick massing study before you commit.

Due diligence: power, water, road access and soil

Power supply

Under TNB's Electricity Supply Application Handbook, a maximum demand above 350 kVA up to 1,000 kVA is fed from a new substation, and 1,000 kVA up to below 5,000 kVA is fed at 11kV through a switching station, which may need extra land. The landowner provides the site: for applications from 22 November 2024, TNB says you hand over the land and TNB builds the compact substation plinth, which needs a standard 5m x 7m plot.

Water and drainage

Ask Air Selangor whether the nearby main can meet your process and fire-fighting demand, and who pays for any upgrade. Check drainage and flood history on low-lying coastal land around Klang and Kuala Langat.

Road access and soil

The lot should front a public road that 40-foot container trailers can turn into; access over a neighbour's land needs a registered easement. Coastal land in the Port Klang belt is often soft ground, so get a soil investigation report before you price the building, because piling can move your budget more than the land price does.

Due diligence checklist

  • Official land search (carian rasmi): owner, category, express condition, restrictions, charges, caveats
  • Remaining lease term (if leasehold) and quit rent paid up to date
  • Zoning confirmed with the council against the gazetted Local Plan
  • TNB supply scheme for your maximum demand and substation site
  • Water main capacity and fire-fighting supply
  • Road frontage, easements and container truck access
  • Soil investigation and flood history

Buying steps and costs

Step What happens Main cost
1. Search Land search, zoning check, site visit Search fees
2. Offer Offer letter with earnest deposit Deposit as agreed
3. SPA Lawyer drafts SPA, checks consent needs Legal fees (SRO 2023)
4. Loan Bank valuation and offer Valuation, loan stamp duty 0.5%
5. Consent State consent if the title or buyer needs it Fees, time
6. Transfer Transfer stamped and registered Stamp duty: 1% to 4% scale for Malaysians/PRs; flat 4% for foreign buyers on industrial land

Stamp duty on the transfer follows the Stamp Act 1949 scale administered by LHDN: Malaysian citizens and permanent residents pay 1% on the first RM100,000, 2% on the next RM400,000, 3% on the next RM500,000 and 4% above RM1 million, so a RM4 million plot is RM144,000. Foreign buyers pay a flat 4% on industrial land, or RM160,000 on RM4 million; the 8% residential rate introduced for foreigners in 2026 does not apply to industrial land.

Legal fees follow the Solicitors' Remuneration Order 2023, in force since 15 July 2023: 1.25% on the first RM500,000 and 1% on the next RM7 million, plus 8% service tax. On a RM4 million plot that is RM41,250 before tax. Run your own figures in the legal fees and stamp duty calculator.

Buying land at a bank auction follows different rules: you bid with 10% of the reserve price and settle within the period in the proclamation of sale, at most 120 days for court and land office sales. See our guide to buying a factory or industrial land at a bank auction.

Financing industrial land: expect a lower margin

Banks see bare land as riskier than a finished factory, with no building or rent to fall back on. For comparison:

  • CIMB's vacant land financing lists up to 70% for commercial and industrial vacant land, with a tenure of up to 20 years or age 65, against up to 90% for residential vacant land.
  • For completed commercial and industrial property, banks publish maximum margins of 85% to 90% of value with tenures of 20 to 35 years; current rates are on our commercial and industrial loan rates page.

Plan for 30% to 40% of the price from your own funds, plus stamp duty, legal fees, design and approvals. Construction is usually financed by a separate facility once plans are approved. Margins vary by customer and valuation, so get offers from two or three banks before you sign.

Can foreigners buy industrial land in Selangor?

Yes, with conditions. A Selangor State Assembly answer on the state's 2014 guideline (Pekeliling PTG Selangor 1/2014, in force since 1 September 2014) sets a minimum price of RM3 million for industrial property in all three zones of the state. Agricultural land, Malay reserve land and property bought at public auction are not open to foreign buyers, and state consent is needed for each purchase. A manufacturing company may also need a MITI licence. Confirm the current rules with LPHS and your lawyer, because the state can update its guideline.

Port Klang belt: Pulau Indah, Telok Gong, Kapar and Bukit Raja

Klang and Port Klang recorded 154 land deals in 24 months, more than any other area in Selangor.

  • Pulau Indah and Westport: large plots at a median RM82 psf, close to the port. Westports secured a concession extension to 2082 tied to its CT10 to CT17 expansion, which supports long-term demand on the island. See our Pulau Indah industrial land guide.
  • Telok Gong: cheaper at RM65 psf with plots around 2.5 acres, a fit for users who want to be near the port without paying island prices. Browse Telok Gong industrial land.
  • Kapar: RM95 psf over 79 deals, the busiest single area in the belt. Data centre buyers have entered too: The Edge reported a RM688 million sale of Kapar parcels for data centre use in the first half of 2026.
  • Bukit Raja: RM155 psf for lots of about 2 acres, among the highest in the belt alongside Pandamaran's small lots.

For a zone-by-zone view of Klang and Port Klang, read our Port Klang industrial land guide. Further south, industrial land at Pulau Carey, Kuala Langat is priced from RM75 psf; our Pulau Carey land price guide explains the plots. The planned Port Klang third terminal on Carey Island has in-principle Cabinet approval as a PPP, but the Transport Minister said in July 2026 that land issues were still being resolved with the state and that the project would take nearly 20 years in phases. Do not pay today as if it were already built.

North Selangor: Rawang and Serendah

Land north of Kuala Lumpur is cheaper. Rawang recorded 117 land deals at a median of RM56 psf, with the last 12 months closer to RM70 psf. Serendah, at RM35 psf, and the wider Hulu Selangor district at RM30 psf are the lowest-priced industrial land in the state. The trade-off is distance from Port Klang, so these areas suit manufacturers who do not move containers to the port every day. See current Rawang industrial land for sale. Ijok is the exception at RM90 psf.

South Selangor: Banting, Sepang and Dengkil

Sepang district, where most deals were in the Dengkil area, recorded a median of RM60 psf, and Kuala Langat district, which includes Banting and Jenjarom, RM76 psf. Data centre operators are the main new buyers: the same Edge report said the largest land deal of 1H2026 was 136 acres of powered data centre land at an industrial park in Banting, sold for RM741 million, and named Sepang among the active data centre land areas. Factory buyers now compete with them for land that has power capacity, so confirm TNB supply before you assume a lot can take a heavy load.

IllustrationA buyer and surveyor walk a cleared plot beside palm trees, with a data centre and a power substation behind.

Central Selangor: Shah Alam, Subang and Kajang

Bare industrial land in the central belt is scarce. Shah Alam recorded only 6 land deals in 24 months, at a median of RM210 psf, and Subang and Kajang sat at RM120 to RM139 psf. Here, buying an older factory to rebuild is often the realistic route.

Industrial land for rent

Renting land suits container yards, lorry depots and open storage. Under the National Land Code a lease of more than three years must be registered on the title; a tenancy of three years or less need not be. If you will build on rented land, agree in writing who owns the building at the end. To compare with buying, browse industrial land for sale in Selangor by area.

For the highway that ties these areas together, see our WCE West Coast Expressway industrial corridor guide, interchange by interchange from Banting to Kapar.

Whatever the price, start with the title: our land search guide (carian rasmi on e-Tanah Selangor) shows how to check the land category, express conditions and encumbrances before you pay a deposit.

FAQ

What is the price of industrial land in Selangor per sq ft in 2026?

The median was RM68 psf across 607 JPPH-recorded industrial land deals in the 24 months to July 2026, with half of all deals between RM34 and RM99 psf. Area medians run from RM30 psf in Hulu Selangor to RM155 psf in Bukit Raja.

Which area in Selangor has the cheapest industrial land?

Hulu Selangor district (RM30 psf) and Serendah (RM35 psf) recorded the lowest medians, followed by Semenyih (RM40) and Rawang (RM56). In the Port Klang belt, Telok Gong was cheapest at RM65 psf.

Can I build a factory on agricultural land in Selangor?

Not until the category and express condition are converted to industry and the council grants planning permission; conversion costs a state premium and is not guaranteed. Existing factories on agricultural land fall under Selangor's KTK programme, which runs to 31 December 2027.

How much will a bank lend for industrial land?

Less than for a factory: CIMB lists up to 70% for industrial vacant land, against the 85% to 90% banks publish for completed commercial and industrial property. Plan for 30% to 40% of the price from your own funds.

Can foreigners buy industrial land in Selangor?

Yes, if the price is at least RM3 million, the land is not agricultural or Malay reserve land, and the state consents. Check the current threshold with LPHS and a conveyancing lawyer before signing.

Is freehold or leasehold industrial land better?

Freehold is simpler to finance and resell, and it is the norm in Selangor. Leasehold can work if plenty of the term remains, but a short remaining lease reduces both bank margins and resale price, and transfers may need state consent.

How big is a typical industrial land plot in Selangor?

About 2 acres (83,377 sq ft) at the median, with half of all deals between about 1 and 3.2 acres. Pulau Indah plots are larger, with a median of 3.9 acres.

How do I check industrial land prices in Selangor in 2026?

You check industrial land prices in Selangor using JPPH-recorded transaction data, which shows a median of RM68 per sq ft across 607 deals in the 24 months to July 2026. Area medians range from about RM30 psf in Hulu Selangor to RM155 psf in Bukit Raja, and asking prices are usually higher than recorded prices, so use these medians when you negotiate. You can view the figures in our Selangor industrial transaction data.
