Selangor Rising Industries 2026-2031: Factory Specs and Where to Look by Area
Data centres are taking most of Selangor's new investment, but auto, logistics and semiconductor suppliers still need factories. Here are the specs each industry needs and the areas to look in.

Key Takeaways
- Selangor recorded RM70.0b of approved investment in 1H2026, the highest of any state, mostly from digital services. Data centres take the money; manufacturing is upgrading, not booming.
- Strongest factory demand to 2031: the data-centre supply chain, Port Klang belt logistics, and auto and EV parts. Semiconductor equipment, aerospace, batteries, pharma and food form a second tier.
- Power is now the first filter. New parks offer 800A and 12m height; older low-power terrace factories face the most price pressure.
- Demand is moving south (Banting, Dengkil, Sepang), north (Rawang, Serendah, Hulu Selangor) and to the port edge (Kapar, Telok Gong, Pulau Indah).
- New plants usually take 18 to 24 months, so most 2026 approvals turn into site searches in 2027 to 2028.
Where Selangor's money is going: servers first, production lines second
Selangor's approved investment reached RM101.1b in 2024, the highest in Malaysia. It slipped to RM83.9b in 2025, second behind Johor's RM110.0b. In the first half of 2026 it was back on top with RM70.0b across 835 projects. MIDA credits the rise to digital services; nationally, data centre and cloud projects made up RM95.8b, about 44% of all approvals.
Manufacturing is a much smaller slice. In 1H2025, Selangor approved RM8.3b of manufacturing investment, led by transport equipment (RM2.25b) and E&E (RM2.0b). The state's new plan, RS-2 for 2026 to 2030, narrows its focus to five sectors: E&E, aerospace, automotive, the digital economy and the creative economy. Budget 2027, tabled on 9 October 2026, adds a Selangor semiconductor fund and a RM1.25b fund for data centre and logistics assets in Elmina.
For factory users, the data centre effect is one step removed: hyperscalers buy big land directly from developers, while the factory demand comes from their M&E contractors, switchboard and busduct assemblers, and cooling spares stockists.
Timing matters too. MIDA puts the implementation rate of projects approved in 1H2026 at 65.5% so far, and new projects typically need 18 to 24 months to complete. Expect the 2026 approvals to become factory searches mostly in 2027 and 2028.
Which industries are rising, ranked by evidence
Tier 1: named companies, named sites, already building
Data centres. Selangor approved 39 data centre projects between 2021 and 2025. Google is building at Elmina, with a second data centre site of 77 acres targeted for completion in 2027, AIMS plans 200MW on 10 acres in Cyberjaya, and Bridge Data Centres bought 136.03 acres in IOI's Banting park for RM740.68m.
Port Klang belt logistics. Port Klang handled a record 15.14m TEU in 2025. At Bukit Raja, Sime Darby Property's Metrohub 3 will include a dangerous-goods warehouse because of rising imports of EV parts, especially lithium batteries. Our port belt guide on CT10 and the ECRL covers it in detail.
Autos and EV. Chery is building a RM2.2b, 200-acre auto park in Hulu Selangor and already assembles in Shah Alam. Perodua's first EV, the QV-E, is produced on Tan Chong's paint and assembly lines in Serendah under a three-year deal running to May 2029. With the CKD tax exemption ending in December 2027, see our auto parts factory guide for Rawang and Serendah.
Tier 2: real, but fewer tenants or a single anchor
- Semiconductor back-end and equipment modules. NXP is adding about 500,000 sq ft in Petaling Jaya, with production ramp from Q1 2028. Neways opened a Selangor plant making equipment assemblies for ASML. Contractor Sum Technology is moving into a Jenjarom factory plus a rented semi-D in Banting.
- Aerospace MRO. Selangor Aero Park phase 1 covers about 200 acres, with 40 hectares allocated to GE Aerospace for engine MRO and completion expected in Q2 2027.
- Battery and energy storage. The LSS6 tender requires 1,250MW/6,000MWh of storage, and national ESS investment rose from about RM30m in 2024 to over RM800m in 2025.
- Pharma and food. In Rawang, Hanan Medicare is investing about RM194.9m and its unit GoodScience a further RM100m. Mondelez put RM90m into its Shah Alam Cadbury plant, and national food manufacturing approvals rose 40.9% in 1H2026.
Shrinking: gloves and private recycling
Hartalega closed its Bestari Jaya plant, and Selangor stopped approving new plastic recycling licences. Old glove plants with big floor plates, high power and effluent treatment may come back to market as second-hand large factories.

Three effects on industrial property
1. Data centres are repricing large land
The two largest data centre land deals disclosed in 1H2026 came to about RM1.43b for 293.1 acres, roughly RM110 psf on our calculation: WG Malaysia VIII, an IT infrastructure hosting company, bought 157.07 acres in Kapar for RM687.89m, and Bridge Data Centres paid RM740.68m for 136.03 acres in Banting. In August 2026 Mah Sing sold 78.8 acres in Dengkil for RM617.9m, about RM180 psf. For comparison, JPPH-registered industrial land sales had a median of RM210 psf of land in Shah Alam and RM69 across Selangor & Kuala Lumpur in the 24 months to July 2026 (transaction data).
There is a brake. The Menteri Besar has said there will be no data centre approval without enough water and power, and Selangor requires data centres to hold three days of water storage and meet a 30% local content rule. For SME buyers, the effect is indirect: higher land benchmarks and scarcer power allocation.
2. Specs are polarising
The Edge has reported a shortage of medium to large manufacturing plants in the Klang Valley, and Sime Darby Property's Elmina twin factories were fully taken up at launch. At the same time, a large pipeline of new warehouse space is due over the next two years, most of it in Shah Alam. Reported Klang Valley deal volume and value were lower in 1Q2026 than a year earlier, although JPPH-registered data still counted 1,254 industrial deals worth RM5.67 billion across Selangor & Kuala Lumpur in the 12 months to July 2026 (transaction data).
Our reading: this is a pause, not a slump. In 2026 to 2027, big generic warehouses in Shah Alam are a tenant's market, powered detached and semi-D factories stay firm, and older terrace units on about 100A or less are the easiest to bargain down. If you need 800A or more, ask us for high-power units, including ones that are not publicly advertised, or browse high-power factories for sale in Selangor.
3. Demand is moving south, north and to the port
Deal momentum has been reported in Klang, Kuala Langat and Hulu Selangor, the districts with new parks. New supply includes i-Park@Coalfields, 151 acres on the LATAR Expressway. The ECRL section from Gombak through Serendah, Puncak Alam and Kapar to Port Klang is due for full operation in January 2028, and the WCE is targeted for full completion by end-March 2027. Westports' yard density is around 80%, and CT10's first 300m of wharf is due in Q3 2028.

Checklist: 8 things to confirm before you view a factory
- Power. Ask for amps, kVA and whether HV supply or a substation is on site. Our TNB amperage guide explains what each level can run, and the factory power calculator turns your machine list into a load.
- Eaves and apex height, and crane. Racking works off the clear height under beams, not the apex. Confirm crane tonnage, or whether the structure can take one.
- Floor loading. Ask for the design load in t/m² and check the slab under your heaviest machine, not just the average.
- Land area, tenure and Bumi lot status. Confirm title area, freehold or leasehold years left, and any Bumiputera restriction on buyers.
- Zoning and use class. Light, medium and heavy industry are treated differently. Painting, plating and chemical processes may need DOE approval.
- CCC or CF, and Bomba. Check that the certificate covers the building as it stands today, including extensions, and that fire approvals fit what you will store.
- 40ft trailer access and distance to port and highway. Check the turn into the gate and time the drive to Westports or Northport.
- Water and effluent. Confirm the water supply size, trade effluent arrangements and grease traps for food use.

FAQ
Which industries will drive factory demand in Selangor to 2031?
The data-centre supply chain, Port Klang belt logistics, and auto and EV parts have the strongest evidence, with named projects under construction. Semiconductor equipment, aerospace, batteries, pharma and food are real but smaller, while gloves and private recycling are shrinking.
How much power does a factory in these industries need?
It depends on the machine list, but as a starting point food plants often begin around 300A, cold stores around 400A, moulding and stamping 600A and above, and data-centre or semiconductor suppliers 800A and above. Run your own load through a power calculator before you shortlist.
Are data centres pushing up industrial land prices in Selangor?
For large parcels, yes. The two largest data centre land deals of 1H2026, in Kapar and Banting, worked out to about RM110 psf, and Mah Sing's Dengkil sale in August 2026 to about RM180 psf. Ordinary SME lots feel it indirectly through higher benchmarks and tighter power allocation.
Is it a good time to rent a warehouse in Shah Alam?
For big generic warehouses, tenants have more bargaining power in 2026 to 2027, with about 10m sq ft of new space due in Shah Alam. Cold rooms, dangerous-goods storage and port-edge yards stay tighter.
Where should auto and EV parts suppliers look for factories in Selangor?
The north is the new cluster: Rawang, Serendah, Bukit Beruntung and Hulu Selangor, within driving distance of Chery's park and Perodua's EV line at Serendah. Look for 1 to 5 acre detached factories with crane provision and high power.
