Northport and Bandar Sultan Suleiman Industrial Area: Factories, Warehouses, Land and Prices
A guide to the industrial estates around Northport, Port Klang: who runs the port, the estates in Bandar Sultan Suleiman, JPPH-recorded factory, land and rent prices, typical warehouse sizes, access and a checklist before you rent or buy.

Key Takeaways
- Northport is the multi-purpose port at Pelabuhan Utara, Port Klang, run by Northport (Malaysia) Bhd under MMC Corporation's port group. It handled a record 3.8 million TEU in 2025, about a quarter of Port Klang's 15.14 million TEU.
- Bandar Sultan Suleiman (BSS) is the industrial township beside the port. JPPH-recorded transactions to July 2026 show 18 industrial deals in the 12 months to July 2026 worth RM160.48 million, mostly in Kawasan Perusahaan Selat Klang Utara and Kawasan Perusahaan Bandar Sultan Suleiman.
- Sale prices by type: median detached factory RM18.95 million (on about 2 acres, RM194 psf of land), semi-D RM2.8 million (RM256 psf of land), small terrace unit RM360,000, and industrial land RM105 psf.
- Rent: median RM1.33 psf a month across 26 registered tenancies, and RM1.54 psf for detached factories (median 26,000 sq ft at RM36,000 a month). A 50,000 sq ft warehouse near Northport should be budgeted at roughly RM60,000 to RM77,000 a month.
- All 40 building sales recorded in BSS were leasehold, while most of neighbouring Kapar is freehold. Check the remaining lease and any transfer consent before you buy.
- Access: Northport Highway (Jalan Pelabuhan Utara) runs to Klang town and the Federal Highway, the New North Klang Straits Bypass runs to Bukit Raja, and the ECRL's Section D will bring a rail line into Northport.
Northport Industrial Area in Brief
The Northport industrial area is the belt of factories, warehouses and port-side land around Northport at Pelabuhan Utara, Port Klang, with Bandar Sultan Suleiman as its main industrial township. JPPH-recorded transactions to July 2026 put the median factory rent at RM1.33 psf a month and industrial land at RM105 psf, and every recorded building sale was leasehold. It suits importers, exporters and processors that want the shortest truck run to Northport's container and conventional cargo berths.
The area sits in the Klang district, so building plans, business licences and enforcement go through the Majlis Bandaraya Diraja Klang (MBDK), and land matters go through the Klang land office. Current units are on our Northport warehouse for rent page.
What Is Northport? The Port Operator and Its Cargo
Northport (Malaysia) Bhd describes itself as one of the largest multi-purpose gateway ports in Malaysia's national port system. It is part of MMC Port Holdings (MMC Ports), which is wholly owned by MMC Corporation Berhad. It handles containers, cars, break bulk, and liquid and dry bulk cargo from two sites: Northport itself, with container and conventional facilities, and Southpoint, near Port Klang town, for conventional cargo.
Throughput in 2025 was a record. Northport handled 3.8 million TEU, up from 3.67 million in 2024, and 12.9 million freight weight tonnes of conventional cargo, according to the NST. For the whole port, Port Klang handled 15.14 million TEU in 2025, with Westports at 11.33 million, as reported by Malay Mail.
What this means for property: besides containers, Northport moves a large volume of conventional and bulk cargo. That is why the land around it holds process plants such as edible oil mills, container depots, material yards and general warehousing, and not only modern logistics sheds.
Port tariff is not warehouse rent. Many people looking for "Northport tariff" or "Northport storage charges" want the port's own charges for cargo left inside the terminal. Northport publishes its tariff on its own website. Rent for a warehouse outside the gate is a separate private lease, priced per square foot a month, and is covered below.
Is There a "Northport Industrial Park"?
There is no single gazetted estate called Northport Industrial Park. Buyers, tenants and agents use the name for the industrial estates around the port, and they appear under different names in land titles and JPPH records:
| Estate or area | What you find there | JPPH deals, 24 months to July 2026 | Median price |
|---|---|---|---|
| Kawasan Perusahaan Selat Klang Utara | Older terrace and detached factories, process plants, port-side lots (addresses such as Kawasan 20, Lebuh Hishamuddin) | 38 | RM515,000 (land RM105 psf) |
| Kawasan Perusahaan Bandar Sultan Suleiman | Older terrace factories and workshops in the township | 10 | RM300,000 |
| Perdana Industrial Park and the Northport roads | Larger detached warehouses and logistics sheds near the port approach | Recorded within the wider Klang data | Varies by building |
| Inside the Northport gate (free commercial zone) | Space leased within the port area, not freehold or titled sale stock | Not sold on the open market | Ask the port operator |
The edible oil address above appears in a 2024 palm oil traceability declaration from Mewah, which lists a kernel-oil mill at Kawasan 20, Pelabuhan Selat Klang Utara. When you compare prices, use the scheme name on the title rather than the listing headline.
Inside the gate: the free commercial zone
Port Klang's ports carry free zone status. According to MIDA's guide to free zones, a Free Commercial Zone under the Free Zones Act 1990 is for trading (except retail), breaking bulk, grading, repacking and relabelling, and there are 23 FCZs across North, South and West Port of Port Klang, Pulau Indah (PKFZ) and other locations. Space inside a port FCZ is leased through the port, not bought on the open market, and goods there sit outside the principal customs area. If you need duty suspension, compare this with the Port Klang Free Zone (PKFZ) rules and setup before choosing an ordinary titled warehouse outside the gate.

Factory and Land Prices in Bandar Sultan Suleiman (JPPH Data)
JPPH-recorded transactions to July 2026 show 18 industrial deals in Bandar Sultan Suleiman and the Northport side in the 12 months to July 2026; the prices below cover 24 months. The full breakdown is on the Bandar Sultan Suleiman and Northport transaction data page.
| Property type | Deals (24 months) | Median price | Psf (land) | Median land area |
|---|---|---|---|---|
| Terrace factory | 28 | RM360,000 | RM137 | 2,605 sq ft |
| Semi-D factory | 5 | RM2.8 million | RM256 | 7,804 sq ft |
| Detached factory or warehouse | 8 | RM18.95 million | RM194 | 87,418 sq ft (about 2 acres) |
| Industrial land | 8 | RM9.71 million | RM105 | 92,478 sq ft |
Read the table with care:
- The terrace figure is low because the stock is old and small. Most terrace deals are older units in Kawasan Perusahaan Bandar Sultan Suleiman and Selat Klang Utara, so RM137 psf of land does not apply to a modern semi-D or detached building.
- Detached land works out at about RM194 psf. The median detached factory sits on around 2 acres, so most of the RM18.95 million is land and a large shed.
- Deal volume is thin. 18 deals in the last 12 months is a small sample, so one large sale moves the median. Use it as a range check, not a valuation.
For the wider district, JPPH data for Port Klang and the Klang district shows 286 industrial deals in the 12 months to July 2026, and a 24-month median of RM422 psf of land for terrace factories and RM88 psf for vacant land. Rents and Typical Warehouse Sizes Near Northport
JPPH registered 26 industrial tenancies in Bandar Sultan Suleiman in the 24 months to July 2026, at a median of RM1.33 psf a month (middle half RM0.80 to RM1.59 psf).
| Tenancy type | Registered tenancies | Median rent psf a month | Median monthly rent | Median size |
|---|---|---|---|---|
| Terrace factory | 7 | RM0.77 | RM2,200 | 2,850 sq ft |
| Detached factory or warehouse | 13 | RM1.54 | RM36,000 | 25,990 sq ft |
| Large sheds above 60,000 sq ft | 5 | RM1.14 | RM160,000 | above 60,000 sq ft |
| All BSS tenancies | 26 | RM1.33 | RM7,800 | mixed |
Across the whole Klang district, sheds of 30,000 to 60,000 sq ft rent at a median of RM1.21 psf (44 tenancies, median RM54,500 a month), and sheds above 60,000 sq ft at RM1.08 psf (48 tenancies).
Typical sizes. Registered detached tenancies near Northport have a median of about 26,000 sq ft, and the middle half runs from about 6,400 to 53,300 sq ft. Detached buildings that sold had a median land area of 87,418 sq ft, about 2 acres. So a 10,000 to 50,000 sq ft warehouse is the normal stock here, and anything above 100,000 sq ft is a short list.
How to budget for a 50,000 sq ft warehouse near Northport
At the district median for that size (RM1.21 psf) a 50,000 sq ft warehouse costs about RM60,500 a month. At the BSS detached median (RM1.54 psf) it is about RM77,000. A newer building with high eaves, dock levellers and heavy power sits at the top of that range or above it. In our deals, landlords commonly ask for 2 months' deposit, 1 month's utility deposit and 1 month's rent in advance, and more for heavy or high-risk uses.
If you need the space quickly, shortlist only buildings that already have a CCC or CF, a fire certificate and the power you need, because new approvals and TNB upgrades take time. Units near the port are listed under Northport industrial land for sale and factories for rent in Bandar Sultan Suleiman.
Northport vs Westport, Pulau Indah, Kapar and Pandamaran
JPPH-recorded transactions to July 2026 (deal counts for the latest 12 months, prices and rents over 24 months):
| Area | Industrial deals (12 months) | Terrace factory psf (land) | Median land psf | Median rent psf a month | Tenure of building deals |
|---|---|---|---|---|---|
| Bandar Sultan Suleiman and Northport | 18 | RM137 | RM105 | RM1.33 | All leasehold |
| Pulau Indah (Westport side) | 38 | RM90 | RM82 | RM1.62 | All leasehold |
| Kapar | 117 | RM449 | RM95 | RM1.47 | Mostly freehold |
| Pandamaran | 23 | RM490 | RM133 | RM1.07 | Mostly freehold |
| Klang district (all) | 286 | RM422 | RM88 | RM1.44 | Mostly freehold |
Choose Northport and BSS when your cargo moves through Northport, when you handle conventional or bulk cargo, or when you want a big shed close to the port at a lower rent than Pulau Indah. Choose the Westport side when your lines call at Westports or you want the Pulau Indah free zone and newer parks. The full port-by-port comparison is in Westport vs Northport vs PKFZ.
Kapar, a short drive up the bypass, has the most deals and mostly freehold titles; see the Kapar industrial area guide. Pandamaran, between Port Klang town and Klang, suits smaller units close to both ports; see Pandamaran factories and warehouses.

Access: Roads and Rail
- Northport Highway (Jalan Pelabuhan Utara). The main road between Port Klang town, the Federal Highway junction and the Northport gate. Most BSS traffic uses it.
- New North Klang Straits Bypass. A tolled expressway from the Northport interchange to Bukit Raja, which gives trailers a way to Kapar, Meru and the inland highways without going through Klang town.
- West Coast Expressway (WCE). The WCE runs north from the Klang area toward Kuala Selangor and south from the KESAS (SAE) interchange to Banting. The missing link is Section 3, between KESAS and the NKVE and Federal Highway in Klang, which The Star reported in May 2026 is expected to open in the first quarter of 2027. The WCE industrial corridor guide shows which sections and interchanges are open.
- ECRL rail. In February 2025 the Cabinet approved a double-track Section D running 25 km from Jalan Kastam station to Northport and Westports, and in August 2025 MRL signed a supplementary agreement with CCCC to build it. Check MRL for the current opening date.
Drive the route from the unit to the Northport gate at 7am and 5pm on a weekday before you commit. Trailer queues near the port and narrow inner roads in the older estates can turn a short trip into a long one.
Leasehold, Approvals and the Unauthorised Factory Check
Every one of the 40 building sales JPPH recorded in BSS in 24 months was leasehold. For a buyer this means checking the expiry date, whether the title needs state consent to transfer or charge, and whether your bank will lend on the remaining term. Check the exact conditions with the Klang land office.
Unauthorised factories (KTK) are a known issue in Klang. In April 2026 the Selangor exco for local government told the state assembly that the Bandar Sultan Suleiman industrial park itself had no illegal factories, but that 10 unauthorised factories were found in the surrounding areas, of which 7 were regularised through planning permission and 3 were under enforcement, as reported by Berita Harian and The Star. MBDK has a joint task force inspecting industrial premises. How the state programme works is explained in our Selangor KTK programme guide.
Checklist Before You Rent or Buy Near Northport
- Title and land use. Industrial category on the title, the scheme name, tenure and remaining lease.
- Building approvals. Approved plans and a CCC or CF that match what is on site, with no unapproved extensions.
- KTK status. Confirm the lot is not on the unauthorised factory list.
- Fire certificate. Ask for a current Bomba fire certificate for the building's use.
- Power. Get the approved TNB supply in amps in writing, and ask about upgrade capacity.
- Floor loading and eaves. Check the slab rating for racking or machinery and the clear height under the trusses.
- Trailer access. A 40 ft trailer must enter, turn and leave without reversing onto the road.
- Drainage and flood history. Low, coastal plots need a drainage check, not just a visual one.
- Distance to the gate. Time the run to Northport, and to Westports if you use both.
- Price check. Compare the asking price or rent with the JPPH medians above for the same type and size.

FAQ
Where is the Northport industrial area?
It is the industrial land around Northport at Pelabuhan Utara, on the north side of Port Klang in the Klang district. The main estates are Kawasan Perusahaan Selat Klang Utara, Kawasan Perusahaan Bandar Sultan Suleiman and the warehouse strip along the Northport roads. Planning and licensing fall under MBDK.
Is there an official Northport Industrial Park?
No single gazetted estate carries that name. People use "Northport industrial park" for the estates around the port, mainly Bandar Sultan Suleiman and Selat Klang Utara. Space inside the port gate sits in Northport's free commercial zone and is leased through the port, not sold.
How much does it cost to rent a 50,000 sq ft warehouse near Northport?
Budget about RM60,000 to RM77,000 a month. That is based on JPPH-recorded rents to July 2026: RM1.21 psf for 30,000 to 60,000 sq ft sheds across the Klang district and RM1.54 psf for detached buildings in Bandar Sultan Suleiman. Newer buildings with dock levellers and heavy power cost more.
How much is a factory in Bandar Sultan Suleiman?
JPPH-recorded sales over 24 months to July 2026 show a median of RM18.95 million for a detached factory (on about 2 acres of land), RM2.8 million for a semi-D and RM360,000 for a small older terrace unit. Industrial land sold at a median of RM105 psf.
Is industrial property around Northport freehold?
Not in the recorded sales. All 40 building deals JPPH recorded in Bandar Sultan Suleiman in the 24 months to July 2026 were leasehold. Check the expiry date, the transfer and charge conditions, and how many years your bank needs left on the lease.
Is Westport or Northport better for a warehouse?
It depends on where your cargo moves. Westports handled 11.33 million TEU in 2025 against Northport's 3.8 million and sits beside the Pulau Indah free zone and newer parks, while Northport also handles a large conventional and bulk trade. JPPH medians show rent of RM1.33 psf around Northport against RM1.62 psf in Pulau Indah.
Can I store goods duty-free near Northport?
Only inside a free zone or a licensed warehouse. Northport is one of Port Klang's free commercial zones, where trading, breaking bulk, repacking and relabelling are allowed under the Free Zones Act 1990. An ordinary warehouse in Bandar Sultan Suleiman is inside the customs area, so it needs a licensed warehouse approval from customs to hold goods duty-suspended.
How do trucks get from Bandar Sultan Suleiman to the highways?
Most use Northport Highway (Jalan Pelabuhan Utara) to Port Klang and the Federal Highway, or the tolled New North Klang Straits Bypass to Bukit Raja. Time both routes at peak hours, because port queues and narrow estate roads add delay.
Who operates Port Klang's Northport?
Northport is run by Northport (Malaysia) Bhd under MMC Corporation's port group. It is part of MMC Port Holdings (MMC Ports), which is wholly owned by MMC Corporation Berhad.
Can you give me an example of an industrial estate near Northport?
Bandar Sultan Suleiman (BSS) is the industrial township beside Northport, and it is the main industrial township of the Northport industrial area. JPPH-recorded transactions to July 2026 show 18 industrial deals in Bandar Sultan Suleiman and the Northport side in the 12 months to July 2026, mostly in Kawasan Perusahaan Selat Klang Utara and Kawasan Perusahaan Bandar Sultan Suleiman.
