Pandamaran Industrial Area, Port Klang: Factories, Warehouses, Prices and Access
Pandamaran industrial area sits between Klang town and Port Klang at the western end of KESAS. This guide covers its estates, JPPH factory prices and rents, access to Westport and Northport, king-tide risk and a buyer checklist.

Key Takeaways
- Pandamaran is an industrial and residential suburb of Klang, between Klang town and Port Klang, under the Majlis Bandaraya Diraja Klang (MBDK). In land records it is the mukim of Pekan Pandamaran in Klang district.
- Its main industrial estate is Taman Perindustrian Pandamaran, recorded by JPPH as Sobena Jaya. It accounted for 53 of the 62 industrial sales in Pandamaran in the 24 months to July 2026. Kampung Bharu Pandamaran, Kampung Idaman and Portland Industrial Park account for most of the rest.
- JPPH-recorded transactions to July 2026 put the median Pandamaran factory at RM1.5 million. Terrace factories sold at a median of RM1.25 million, semi-D factories at RM4 million, and industrial land at RM133 psf.
- Registered factory rents are low and the sample is thin: 20 tenancies in 24 months, at a median of RM1.07 psf a month and RM5,100 a month per unit.
- Pandamaran sits at the western end of KESAS. From there the toll-free Pulau Indah Expressway (FT181) runs 17.7 km to Westports, so lorries reach the main terminal without going through Klang town.
- The Klang district office lists the Pandamaran industrial area among the places at risk during king tides, so check drainage and floor level before you sign.
Pandamaran is a compact, mostly terrace and semi-D factory district on the mainland side of Port Klang, sitting where KESAS meets the Pulau Indah Expressway to Westport. JPPH-recorded sales to July 2026 put the median factory at RM1.5 million, and the area suits small and mid-size manufacturers, traders and workshops that want a port-side address at Klang-town scale. Large new logistics sheds are found on Pulau Indah and in Kapar instead.

Where Is Pandamaran? Location, Council and Boundaries
Pandamaran lies on the southern side of the Klang River, between Klang town to the east and Port Klang town to the west. It is administered by MBDK, the council that covers Klang and Port Klang. MBDK's own history records that Port Klang was merged into the Klang district council in 1971, and the Sultan of Selangor proclaimed Klang a royal city in February 2024. Building plans, business licences and enforcement in Pandamaran therefore go through MBDK, and land matters through the Klang district land office.
The town grew out of Pandamaran New Village. According to a study in the New Era University College journal, the village was set up near Port Klang in 1951, when about 1,200 households, some 8,000 people, were resettled there. Houses, shops and factories still sit close together, and the estates fit between residential streets rather than forming one large park.
"Pandamaran" means two things when you read prices:
- The town and its estates: Sobena Jaya and the smaller estates around Kampung Bharu and Kampung Idaman.
- Mukim Pekan Pandamaran: the land-registry sub-district. Some deals in the same estates are recorded under Mukim Klang, so our Pandamaran JPPH transaction page combines both.
Industrial Estates in Pandamaran
The estate names below are the names used in JPPH transaction records. Deal counts are for the 24 months to July 2026.
| Estate (JPPH name) | What it is | JPPH deals, 24 months | What the records show |
|---|---|---|---|
| Taman Perindustrian Pandamaran (Sobena Jaya) | The main industrial estate, also recorded as Taman Perindustrian Sobena Jaya | 53 | Median RM1.47 million; mostly intermediate terrace factories, plus corner terrace and semi-D units |
| Kawasan Industri Kampung Bharu Pandamaran | Older industrial lots beside the new village | 4 | Mostly plots of land changing hands |
| Kawasan Industri Kampung Idaman | Small estate recorded under Pekan Pandamaran | 4 | Mainly semi-D factories |
| Portland Industrial Park | Older estate recorded under Pekan Pandamaran and Mukim Klang | Fewer than 4 | Last recorded sale in March 2025 |
Pandamaran is a terrace-factory market. Across the 24 months, intermediate terrace factories were the largest single group of sales, then semi-D factories. Detached factories and warehouses changed hands only a few times. If you need a 40,000 sq ft shed with a large yard, look at Telok Gong, Pulau Indah or Kapar instead.

Factory Prices in Pandamaran: JPPH Transaction Data
JPPH-recorded transactions to July 2026 show 62 industrial sales in Pandamaran in 24 months, worth RM148.8 million. None of them was a first-hand sale from a developer: all were subsales of existing units and land.
| Type | Deals (24 months) | Median price | Middle half of prices | Psf (land) | Typical size |
|---|---|---|---|---|---|
| Terrace factory | 36 | RM1.25 million | RM750,000 to RM1.5 million | RM490 | 2,400 sq ft of land |
| Semi-D factory | 15 | RM4 million | RM2.83 million to RM4.58 million | RM331 | 9,246 sq ft of land |
| Detached factory | 3 | Too few deals | |||
| Industrial land | 8 | RM908,000 | RM438,000 to RM1.82 million | RM133 psf of land | 7,194 sq ft median plot |
| All factories | 54 | RM1.5 million | RM963,000 to RM2.91 million | n/a |
Price trend
- Last 12 months (to July 2026): 23 deals, median price RM2.09 million.
- Previous 12 months: 39 deals, median price RM1.39 million.
- By year: 16 deals in 2021, 27 in 2022, 43 in 2023, 31 in 2024 and 38 in 2025.
Deal numbers fell over the period. The latest two quarters are still filling in, because transfers are lodged weeks to months after signing.
Freehold vs leasehold in Pandamaran
Most Pandamaran factories are freehold: 43 building sales were freehold, at a median of RM1.47 million, against 12 leasehold deals at RM2.89 million. The leasehold figure is higher because the gap mixes location, size and type (more of those deals were semi-D units), not because leasehold is worth more. Read the title yourself: banks and valuers look at the remaining lease, and a short unexpired lease limits your loan.
Factory and Warehouse Rent in Pandamaran
JPPH recorded 20 industrial tenancies in Pandamaran in the 24 months to July 2026.
| Measure | Median | Middle half |
|---|---|---|
| Rent per sq ft per month (all) | RM1.07 | RM0.73 to RM1.45 |
| Monthly rent per unit (all) | RM5,100 | RM3,200 to RM9,700 |
| Terrace factories (8 tenancies) | RM1.10 psf, RM3,100 a month | about 2,190 sq ft |
| Detached factories (9 tenancies) | RM0.69 psf, RM6,100 a month | about 13,860 sq ft |
| Units under 3,000 sq ft | RM1.24 psf, RM2,800 a month | |
| Units of 3,000 to 10,000 sq ft | RM0.99 psf, RM6,000 a month |
This is a small sample, so use it as a floor, not a quote. Registered tenancies include older units and renewals. A refurbished unit with a higher power supply, a good floor and a CCC will rent above the median. For comparison, the whole Klang district registered 662 tenancies at a median of RM1.44 psf a month.
How Pandamaran Compares With the Rest of the Port Klang Belt
All figures are JPPH-recorded transactions and tenancies for the 24 months to July 2026.
| Area | Industrial deals | Terrace factory psf (land) | Median factory price | Median land RM psf | Median rent RM psf/month |
|---|---|---|---|---|---|
| Pandamaran | 62 | RM490 | RM1.5 million | RM133 (8 deals) | RM1.07 (20 tenancies) |
| Klang district overall | 777 | RM422 | RM1.4 million | RM88 | RM1.44 (662) |
| Kapar (mukim) | 382 | RM449 | RM2 million | RM95 | RM1.47 (247) |
| Pulau Indah, Westport and PIIP | 99 | RM90 | RM255,000 | RM82 | RM1.62 (20) |
| Telok Gong | 19 | Too few factory deals | Too few | RM65 | Too few |
Pandamaran terrace factories cost more per square foot of land than the district average because its units are small, and small units cost more per foot. Its median unit price is lower than Kapar's, and the island side records lower prices per foot. Our Port Klang industrial zones comparison explains the Westport, Northport and free-zone choice. If you need duty-free storage, read the Port Klang Free Zone (PKFZ) guide, because Pandamaran itself is not a free zone. For larger freehold sites north of Klang, see the Kapar industrial area guide.
Access: KESAS, Westport, Northport and Klang Town
KESAS and the Pulau Indah Expressway to Westport
The Shah Alam Expressway (KESAS, E5), which Gamuda describes as a 34.5 km dual three-lane highway built to connect Kuala Lumpur with Port Klang, ends at Pandamaran. There it joins the Pulau Indah Expressway (FT181). The New Straits Times describes FT181 as a 17.7 km toll-free road that connects Pandamaran on KESAS to Westports on Pulau Indah. It has been open since 1995 and has four lanes, against six on KESAS. The same report counted about 50,000 cargo vehicles a day on it in 2017, so expect heavy lorry traffic at peak hours and when Westports is busy.
Northport and Port Klang town
Northport is on the mainland, on the far side of Port Klang town. From Pandamaran, lorries reach it through Port Klang town, then cross the Klang River on the Northport Highway (Jalan Pelabuhan Utara). Pick the Northport side if most of your boxes move through that terminal.
Klang town, the Federal Highway and NKVE
Jalan Klang-Banting (Route 5) and local roads lead east into Klang town and the Federal Highway. The NKVE starts on the far side of Klang at Bukit Raja, so KESAS is usually the quicker route to Kota Kemuning, Shah Alam and Puchong.
WCE
The West Coast Expressway has an open SAE (KESAS) interchange that serves Pandamaran from the south, linking it to Banting and, through the SKVE, to Telok Panglima Garang. The section north from KESAS to the Federal Highway and NKVE is still being built. The Star reported in May 2026 that it is expected to open in the first quarter of 2027. Our WCE industrial corridor guide covers the interchanges and toll rates.

Flooding and King Tides
Pandamaran is low-lying and close to the river mouth. In October 2025, Utusan Malaysia reported the Klang district officer's list of areas at risk from a 5.7 metre king tide, and "Kawasan Perindustrian Pandamaran" was on it, together with Telok Gong and Pulau Indah. That does not mean every unit floods, but it does mean you should:
- ask the landlord and neighbours whether water entered the unit in recent king-tide seasons;
- check the floor level against the road and look for water marks on walls and shutters;
- confirm that your insurance covers flood, and at what excess.
What Pandamaran Suits, and What It Does Not
With mostly small terrace units and mid-sized semi-Ds, Pandamaran suits:
- import and export traders who clear containers through Westport or Northport and hold stock near the port;
- small food, packaging and light manufacturing workshops that need a factory licence but not a large plot;
- owner-occupiers who want a freehold unit at around RM1 million to RM4 million.
It does not suit operations that need a large yard for container stacking, more than about 10,000 sq ft under one roof, or a high-power intake for heavy machinery. For those, Pulau Indah, Telok Gong and Kapar have more suitable stock. Pandamaran is also not part of a free zone.
Warehouse or factory: check the approval, not the advert
Adverts often use "warehouse" and "factory" for the same building. A warehouse needs clear height, loading doors, floor loading and yard space. A factory also needs three-phase power sized for the machines, process water and waste handling. Check the approved use on the building plan and the CCC, and get the power supply in writing.
Pandamaran Buyer and Tenant Checklist
- Confirm the land is in the industrial category on the title, and check tenure and any remaining lease.
- Ask for the CCC (or older CF) and approved building plans. Our CCC guide explains what to look for.
- Check that the unit is not one of the unauthorised factories (KTK) in Klang district. Selangor's October 2024 count found 1,206 of them in Klang district, and our KTK programme guide covers what buyers must check.
- Get the approved power supply in amps from the latest TNB bill, and ask TNB about upgrade capacity before you plan heavier machines.
- Walk the lorry route to KESAS: turning space at the gate, height limits and parking on narrow estate roads.
- Check king-tide and drainage history, and the floor level against the road.
- Compare the asking price or rent with the JPPH medians above for the same unit type.
- Ask MBDK whether your activity is allowed in that estate before you sign, especially food processing or anything with fumes.
