Alam Perdana Industrial Park (LBS Central Hub), Puncak Alam: Prices and Specs
Alam Perdana Industrial Park is LBS Bina's 95-acre leasehold factory park in Bandar Puncak Alam, with terrace to detached factories from RM1.19 million. This guide covers its specs, prices, access and JPPH data, plus neighbouring Eco Business Park V (EBP 5).

Key Takeaways
- Alam Perdana Industrial Park (APIP) is LBS Bina Group's 95-acre factory park in Bandar Puncak Alam, Kuala Selangor district. It sits in LBS's Alam Perdana township in Mukim Ijok, under the Majlis Perbandaran Kuala Selangor (MPKS).
- LBS plans 333 terrace, semi-D and detached factories with a GDV of RM1.08 billion. Phases 1 and 2 (212 units) were 73% taken up by August 2025; Phase 3 offers 19 build-to-suit detached factories from RM11.3 million with 12 m ceilings.
- Titles are individual and leasehold, with prices from RM1.19 million for a 1,738 sq ft terrace factory. LBS's 2024 materials gave 2027 as the completion target.
- As of 12 October 2026, BuyKlang has 5 active sale listings inside APIP, all detached, at a median asking price of RM359 psf of land (RM6.1 million to RM39.5 million).
- Eco Business Park V (EBP 5), EcoWorld's 339.93 ha park, is next door. JPPH-recorded transactions to July 2026 show 25 EBP V deals in 24 months at a median of RM3.3 million.
- An older Taman Perindustrian Alam Perdana sits on the Putra Perdana side of Puchong (Mukim Dengkil, Sepang district). Check the mukim on the title before you view.
Alam Perdana Industrial Park is a new light and medium industrial park developed by LBS Bina Group Bhd in Bandar Puncak Alam, Selangor, about 32 km from Shah Alam and 37 km from Port Klang on the developer's figures. It covers about 95 acres of terrace, semi-detached and detached factories on leasehold individual titles, reached by LATAR, DASH and the Guthrie Corridor Expressway (GCE). Malay reports call it Taman Perindustrian Alam Perdana, and LBS's 2024 marketing called the same park Alam Perdana Central Hub (APCH).
Eco Business Park V, EcoWorld's larger park next door, is covered further down. Current units, with power, ceiling height and tenure for each, are on our factories for sale in Puncak Alam and factories for rent in Puncak Alam pages.
Where Is Alam Perdana Industrial Park?
The park is in Bandar Puncak Alam, west of Sungai Buloh and north-west of Shah Alam, inside the Alam Perdana township LBS launched in November 2017. The Edge reported the township as a 470-acre leasehold development in Ijok, Puncak Alam, with a GDV of RM2.7 billion. The industrial park is its employment zone, next to EcoWorld's Eco Grandeur township and Eco Business Park V.

Alam Perdana Industrial Park or Alam Perdana Central Hub?
They are the same park. In April 2024 The Star described LBS's Alam Perdana Central Hub as an industrial development of about 38.4 ha next to the planned ECRL station. In June 2024 LBS told the NST that Phase 1 had sold out, listing 96 terrace and 116 semi-D units. That 212-unit total matches the Phase 1 and 2 count later given for Alam Perdana Industrial Park, and LBS's old Central Hub page now redirects to the park site.

For containers to Port Klang, use LATAR and the WCE towards Kapar and Northport, or go south through Shah Alam; our WCE corridor guide shows which sections are open. The Finance Ministry's ECRL summary lists Puncak Alam as a passenger station, with cargo at Serendah Baru and Port Klang, and the NST reported in August 2026 completion in December 2027.
Developer, Size and Phases
LBS Bina Group Bhd is the developer. Phase 3 was launched jointly with KLM Land Sdn Bhd on 16 August 2025, as The Edge and the NST reported.
| Date | What happened |
|---|---|
| November 2017 | LBS launches the 470-acre leasehold Alam Perdana township (The Edge) |
| April 2024 | Park launched as Alam Perdana Central Hub, from RM2.05 million or RM524 psf; completion slated for 2027 (The Star) |
| June 2024 | Phase 1 sold out; Phase 2 semi-Ds of about 6,003 sq ft from RM3.75 million; GDV RM905 million, 333 units (NST) |

Sinar Harian's Phase 3 report uses the Malay name Taman Perindustrian Alam Perdana (TPAP).
Land Use and Tenure
- Tenure: leasehold on individual titles, per LBS's park site; The Edge also described the township as leasehold. LBS does not publish the lease expiry, so get it from the SPA or title, because banks set loan tenure against the remaining lease.
- Use: marketed for light and medium industry. The Star's 2024 report listed light industry, manufacturing, logistics, courier, warehouse, showroom, 4S service centre, central kitchen and factory outlet. Confirm your activity against the title's express condition and the MPKS approved plan, especially with effluent, fumes or noise.

- Power. 60A to 200A suits workshops, light assembly and storage. Injection moulding, CNC lines or cold rooms usually need more, so size your load with our factory power calculator and ask TNB about upgrades before you sign.
- Floor loading. 10 kN/m² (about 1 tonne per square metre) is a standard light-industry figure; the Phase 3 detached units at 3 tonnes per square metre suit heavy racking and machinery.
- Green provisions. LBS lists solar PV cabling, EV charger power provision and rainwater harvesting; check what is installed versus provisioned.
Most of our APIP listings are large detached factories; see our detached factories for sale in Puncak Alam.
Who Locates in Alam Perdana Industrial Park
LBS has not published an occupier list, and much of the park is still being built towards the 2027 target, so we name no tenants. Next door in EBP V, SKB Shutters bought 3.97 ha for RM36 million in November 2022 for an automated roller shutter and steel door plant, and the NST named EB Group, Baosteel Malaysia and Rurutiki Sdn Bhd as occupiers. MIDA reported more than 400 enterprises in EBP V by March 2024.
Live BuyKlang Listings and Median Asking Price
As of 12 October 2026: medians of asking prices on active BuyKlang listings, after removing units outside the estate. Asking prices are not transaction prices.
| Estate | Active listings | Type | Asking range | Asking psf (built-up) |
|---|---|---|---|---|
| Alam Perdana Industrial Park, sale | 5 | Detached | RM6.1 million to RM39.5 million | Median RM359 psf of land |
| Alam Perdana area, rent | 1 | Detached, 32,093 sq ft, 200A, 40 ft eave | RM65,000 a month | About RM2.03 psf (single listing) |
| EBP V, sale (for comparison) | 2 | Detached | RM13.8 million and RM15.9 million | RM480 and RM499 psf |
Three of the five APIP sale listings carry the same price per sq ft, which points to developer price-list units rather than resales. The single rental listing records a freehold title while LBS describes APIP as leasehold, so confirm the title.
JPPH Transaction Data
JPPH has no industrial transactions recorded yet under the Alam Perdana scheme in Mukim Ijok, because the park is new. The figures below are area-level, from JPPH-recorded transactions to July 2026 (24 months), and are not APIP prices.
| Area or type | Deals | Median |
|---|---|---|
| Kuala Selangor district, all industrial (details) | 107 | Industrial land RM58 psf |
| Mukim Ijok, all industrial (details) | 63 | Industrial land RM90 psf |
| Ijok detached factory | 12 | RM7.15 million (RM182 psf of land), median land 40,908 sq ft |
| Ijok semi-D factory | 13 | RM3.3 million (RM225 psf of land), median land 13,358 sq ft |
| Ijok cluster factory | 10 | RM2.78 million |
| EBP V (estate, "Eco Perindustrian V") | 24 | RM3.3 million |
Transacted detached factories in Ijok had a median of RM7.15 million, or RM182 psf of land, so compare APIP's asking prices on land psf (listing median RM359). Activity has slowed: 45 Ijok deals in the year to July 2025, 18 in the year to July 2026, with the median building price easing from RM3.51 million to RM3.0 million. Rent: 44 registered Ijok tenancies had a median of RM1.46 psf a month (semi-D RM2.21, detached RM1.25).

Eco Business Park V (EBP 5): The Neighbouring Park
For units, registered prices and the park profile, see our separate Eco Business Park V page. The summary below covers how it compares with Alam Perdana.
Eco Business Park V is EcoWorld's park beside Eco Grandeur, developed by Paragon Pinnacle Sdn Bhd and registered by JPPH as "Eco Perindustrian V". Its phases are Gates: East, West, North, Central and South.
| Date | What happened |
|---|---|
| September 2017 | Launch: 518-acre leasehold park, RM3 billion GDV, EcoWorld and EPF joint venture (The Edge) |
| March 2024 | 769 acres, RM3.5 billion GDV; West, North and Central Gates sold out; South Gate (92.3 acres, 5 to 20-acre sites) and The Rubix Space (18 units from RM3.34 million) launching (EcoWorld) |
| February 2025 | EcoWorld buys the EPF's 40% of Paragon Pinnacle for RM184.08 million; 275 acres undeveloped (The Edge) |
| November 2025 | Exit 2502 opens; EBP V given as 339.93 ha (Bernama) |
The 2017 launch offered cluster factories of 3,795 sq ft on 60 ft x 130 ft lots from RM1.88 million and semi-Ds of 7,870 sq ft from RM3.33 million, with 10 kN/m² floors and 8 m ceilings. JPPH-recorded resales in 2025 and 2026 put cluster factories mostly at RM2.6 million to RM3.3 million, semi-Ds at RM2.6 million to RM5.0 million, detached factories at RM6.0 million to RM11.2 million and land at RM84 to RM105 psf, all leasehold.
Eco Business Park 1 to 5: only EBP V is in Selangor
EBP I is in Tebrau, Johor Bahru, EBP II in Senai and EBP III in Pasir Gudang. There is no EBP IV: EcoWorld called EBP V its fourth Eco Business Park (EcoWorld). A listing that says "EBP 5 Central Gate" is in Puncak Alam; "EBP 1" is in Johor.
Telling APIP and EBP V apart
Some EBP V units are advertised with "Alam Perdana" in the address. An EcoWorld SPA or the JPPH scheme name "Eco Perindustrian V" means EBP V; an LBS SPA means APIP.
Alam Jaya, Bukit Badong and Bestari Jaya
Taman Industri Alam Jaya is the older leasehold estate in Mukim Ijok, with plots of about 0.65 to 3 acres (mostly RM87 to RM120 psf), one-acre detached factories (mostly RM6.1 million to RM10.3 million) and small 1,160 sq ft terraces, per JPPH records from 2024 to July 2026. Bukit Badong is one of the few freehold estates nearby, and Bestari Jaya is mostly land at RM26 to RM51 psf; the comparison table below sums them up, and our Ijok industrial parks guide covers the smaller Ijok schemes.
The Other Alam Perdana: Taman Perindustrian Alam Perdana, Puchong
A second, unrelated estate uses the same name on the Putra Perdana side of Puchong, with addresses such as Jalan PP 11. JPPH records it in Mukim Dengkil, Sepang district, so land and planning matters go to the Sepang authorities, not MPKS.
- Stock: mainly semi-D factories on lots of about 8,400 sq ft, leasehold in every recorded deal; JPPH's first recorded sales date from 2013.
- Prices: semi-D resales from 2023 to 2025 were mostly RM3.6 million to RM4.2 million. Only 4 deals were recorded in the 24 months to July 2026, too few for a median.
- Our listings, as of 12 October 2026: 2 semi-Ds for sale at RM4.1 million and RM4.3 million (RM828 and RM713 psf), with 150A supply.
