Pulau Carey Industrial Land Price & Plots 2026: 24 Plots from RM75 psf

Key Takeaways

  • The park is a roughly 610-acre masterplanned industrial park on Pulau Carey (Carey Island), Kuala Langat, Selangor, developed in three phases with Phase 1 at 227.94 acres.
  • What is on sale: 24 medium industrial plots on a 67.85-acre parcel inside Phase 1, sized 2.14 to 2.98 acres, split into 8 corner and 16 intermediate plots.
  • Indicative price: from RM75 psf, which works out to roughly RM6.99 million for a 2.14-acre plot and RM9.74 million for a 2.98-acre corner.
  • Discounted and package pricing is not published. Message Yuki or Adam for the net figure and the live availability chart.
  • Connectivity: 5 km to the committed SKVE interchange, 25 km to Westport, 33 km to Northport, 53 km to KLIA.
  • This is land, not a ready-built factory. There is no building specification to quote: power intake, floor loading and clear height are what you design when you build. Tenure and handover dates come from the developer's sales documents, not from marketing material.

What This Park Actually Is

This is a new masterplanned industrial park being built on Pulau Carey, the island in the Kuala Langat district of Selangor that sits south west of Port Klang. The master plan runs to roughly 610 acres across three phases: Phase 1 at 227.94 acres, Phase 2 at 223.84 acres and Phase 3 at 158.03 acres. It is aimed at warehousing, logistics, automotive, and machinery and equipment operators.

The important distinction for buyers: this is industrial land you build on, not a ready-built factory you move into. You specify the footprint, the floor loading, the clear height, the power intake and the container circulation. For processes that a standard semi-detached unit cannot physically take, that is the whole point.

Full project details, the complete plot schedule and the FAQ are on the Pulau Carey project page.

The 24 Plots, and What Each One Costs

The current release is a defined, countable inventory rather than an open-ended "from" price on an unbuilt masterplan. The parcel is 67.85 acres inside Phase 1, subdivided into 24 medium industrial plots (Plot Industri Sederhana) served by 66-foot internal roads and a 100-foot main road, with building setbacks of 40 feet front and rear and 25 feet at the sides.

Plot size Type Number of plots Indicative price at RM75 psf
2.14 acres Intermediate 8 RM6,991,380
2.40 acres Intermediate 8 RM7,840,800
2.50 acres Corner 4 RM8,167,500
2.77 acres Corner 1 RM9,049,590
2.79 acres Corner 2 RM9,114,930
2.98 acres Corner 1 RM9,735,660

That is 8 corner plots and 16 intermediate plots. Corner plots carry two road frontages, which matters more than it sounds if you run container traffic and want separate in and out gates rather than a single choke point.

Every figure above is indicative, calculated at RM75 psf on the stated land area. It is the published starting point, not a transacted price. For context, JPPH-recorded transactions to July 2026 show a median of RM76 psf across 14 industrial land deals in Kuala Langat district over 24 months, against RM88 psf across 154 deals in Klang and Port Klang. These plots come with internal roads already planned, so compare them with serviced land rather than raw parcels. Our Carey Island vs Port Klang vs Banting price comparison goes area by area. Package pricing for specific plots, for corner and intermediate combinations, and for buyers taking more than one plot is negotiated privately, so message us for the net number.

Location: the SKVE Interchange Is the Number That Matters

Destination Distance Drive time
SKVE interchange (committed) 5 km 5 minutes
Westport, Port Klang 25 km 21 minutes
Northport, Port Klang 33 km 30 minutes
KLIA 53 km 42 minutes

Distances are from the developer's sales kit. Of the four, the committed SKVE interchange at 5 km is the one that changes the character of the site. It puts the park onto the South Klang Valley Expressway, which links Pulau Carey and Westport to Cyberjaya, Putrajaya and the North-South Expressway, while WCE Section 2 joins the SKVE to KESAS and Banting. That is the difference between "an island past Port Klang" and a site genuinely on the Klang Valley industrial grid.

Both Port Klang terminals sit inside a 35 km radius for sea freight, and KLIA is a 42-minute run for air cargo. If your requirement is really about being as close to the port gate as possible, compare against factories for sale in Port Klang and industrial land in Banting before you commit.

Why the Island, and Not Just Any Cheaper Land

Two things about Carey Island are on the public record.

First, the port. Selangor set aside about 1,699.68 hectares of seabed and Yayasan Selangor coastal land on Pulau Carey for Port Klang's third terminal in September 2025. In July 2026 Transport Minister Anthony Loke said the Cabinet had given policy approval in principle for a public-private partnership, that land issues were still being worked out with the Selangor government, and that the port would be developed in phases over close to 20 years. On 10 July 2026 the Menteri Besar said the state was still waiting for the Transport Ministry's port licence, and that full operation could take at least a decade. As of October 2026 we have seen no official confirmation that ground has been broken.

Second, the land bank. SD Guthrie says it owns 28,646 acres of Carey Island, roughly four fifths of the island, and in June 2025 it signed a joint venture with Sime Darby Property to develop up to 2,000 acres there as an industrial and logistics hub.

The second point is the one buyers underrate. When a single listed plantation owner controls four fifths of an island's land bank, supply is released on that owner's schedule and at that owner's price. Independently held, already subdivided plots with an approved layout are the exception here, not the rule. We cover the full picture in what the approved Port Klang third terminal actually means for buyers.

What Comes From the Sales Documents, Not From Us

Being straight about this is more useful than filling gaps with plausible numbers. Because this is land rather than a ready-built factory, there is no building specification to quote in the first place: power intake, floor loading and clear height are what you design and apply for when you build. What does come from the developer, confirmed on request and sent to you as the document rather than a paraphrase:

  • Tenure. Freehold or leasehold status.
  • Infrastructure completion and handover dates.
  • Payment schedule and booking terms.

Tell us the timeline your process needs and we will get those specifics confirmed against the plots you are shortlisting.

Who These Plots Suit

  • Warehousing and logistics operators. 2 to 3 acres supports a 40,000 to 70,000 sqft warehouse with a proper container yard, 25 km from Westport.
  • Automotive, machinery and equipment. The sectors the developer explicitly targets, both needing heavy floor loading and high clear height that only a purpose-built plant guarantees.
  • Manufacturers outgrowing rented space. JPPH-recorded factory rents in Klang and Port Klang have a median of RM1.44 psf a month to July 2026. If you rent a large shed long term, owning a built-to-spec plant changes both your cost base and your balance sheet.
  • Buyers needing more than 3 acres. Adjacent plots can be combined. Tell us the footprint and we will work the combination against the availability chart.

FAQ

How much does industrial land cost at Pulau Carey?

Indicative pricing starts at RM75 psf. A 2.14-acre intermediate plot works out at about RM6,991,380, a 2.40-acre plot at about RM7,840,800, and a 2.98-acre corner plot at about RM9,735,660. Discounted and package pricing is not published, WhatsApp Yuki at 60167724476 or Adam at 60176729873 for the current net figure.

How many plots are available and what sizes?

Twenty-four medium industrial plots from 2.14 to 2.98 acres. There are 8 corner plots at 2.50, 2.77, 2.79 and 2.98 acres, and 16 intermediate plots at 2.14 and 2.40 acres. Adjacent plots can be combined for larger requirements.

Where are these plots located?

On Pulau Carey (Carey Island) in the Kuala Langat district of Selangor, about 5 km from the committed SKVE interchange, 25 km from Westport, 33 km from Northport and 53 km from KLIA.

Is the land freehold or leasehold?

Contact Adam or Yuki to discuss your requirements. Confirm the available service, scope and terms directly before proceeding.

Are these ready-built factories or land?

Land. These are industrial plots you build on, which is what makes them suitable for processes needing specific floor loading, clear height or power intake that a standard ready-built unit cannot provide.

Is the Port Klang third terminal on Carey Island confirmed?

The Cabinet has given in-principle approval for a public-private partnership, and the Transport Minister said in July 2026 that it will be developed in phases over close to 20 years, once land issues with the Selangor government are resolved. As of July 2026 the state was still waiting for the port licence, and the Port Klang Authority said the environmental impact assessment had not yet been commissioned. The archived source reported no official confirmation that construction has started.

Can foreigners buy industrial land in Selangor?

Yes, with conditions. A Selangor State Assembly answer on the state's 2014 guideline sets a minimum price of RM3 million for foreign purchases of industrial property, and each purchase needs state approval. Every plot here is priced above that threshold. Confirm the current rules with LPHS and your lawyer before signing.
