Industrial Areas in Selangor & KL: Industrial Parks by Corridor, Prices & Best Uses

Key Takeaways

  • The main industrial areas in Selangor and KL fall into six corridors: the Port Klang belt, Shah Alam and Subang, the northern corridor (Sungai Buloh, Kepong to Rawang and Serendah), the southern corridor (Sepang, Dengkil, Banting and Nilai), the eastern corridor (Balakong to Semenyih), and the PJ, Puchong and KL fringe. The Selangor State Assembly's official list of industrial areas names 228 of them under 12 local councils.
  • For port-linked and heavier industry, the Klang belt is the default: Port Klang handled a record 15.14m TEU in 2025, and Klang and Port Klang recorded 288 JPPH-registered industrial deals in the 12 months to August 2026.
  • Across Selangor and KL, JPPH-registered data shows 1,263 industrial deals worth RM5.72 billion in the 12 months to August 2026. Over 24 months the median semi-D factory sold for RM4.9 million, industrial land for RM69 psf of land, and the median factory rent was RM1.54 psf a month.
  • Puchong (RM2.14 psf), Meru (RM2.04), Subang and Glenmarie (RM2.00) and Kepong (RM2.00) carry the highest registered factory rents. Serendah (RM0.95), Nilai (RM1.06), Pandamaran (RM1.07) and Sepang district (RM1.10) are the cheapest.
  • Choose by freight route, zoning class and power first, then price. TNB supplies loads above 1,000kVA (about 1,440A) at 11kV, which only some parks can host easily.

The best industrial area in Selangor depends on what you move and how much power you need. Container-heavy and heavier industry belongs in the Port Klang belt (Westport, Pulau Indah, Telok Gong, Northport, Kapar, Bukit Raja and Meru). HQ-plus-warehouse and light manufacturing fit Shah Alam, Hicom Glenmarie, Subang and Puchong, while buyers who want land or lower cost look north to Rawang and Serendah or south to Sepang, Banting and Nilai.

Searching "industrial area near me" gives you a map pin, not context. This guide maps every major industrial park in Selangor and Kuala Lumpur by corridor, explains what each one is good for, gives JPPH transaction medians per area, and links to the matching area guides and listings so you can shortlist with real information.

What Is an Industrial Area?

An industrial area is land a local council has zoned and approved for factories, warehouses and workshops, usually laid out as an estate with industrial lots, heavier roads and power and water sized for production. In Malay it is a kawasan perindustrian (also kawasan perusahaan or kawasan industri), and a planned estate is a taman perindustrian (industrial park). In Selangor most of them are run by a local council (PBT); state agencies such as PKNS and private developers build the newer parks.

How Many Industrial Areas Are There in Selangor?

The most complete official list is a written answer to the Selangor State Assembly (third meeting, fourth session, 2016), which names the industrial areas under each local council. We counted 228 named areas. Several of these councils have since been upgraded, so the table names each council by its area.

Local council area Industrial areas listed Examples from the list
Selayang 44 Rawang Integrated Industrial Park, Rawang Perdana, Bukit Rahman Putra, Batu Caves, KIP Kepong
Kajang 34 Bandar Baru Bangi, Balakong Jaya, Taming Jaya, Cheras Jaya, Semenyih Technology Park

Kuala Selangor 6 Alam Jaya (Puncak Alam), Batang Berjuntai Techno Park
Sabak Bernam 3 Sekinchan, Sungai Besar, Sabak Bernam SME zone
Total 228

The list has grown since. A 2018 answer on new industrial areas added, among others, Selangor Biobay in Pulau Indah (1,300 acres), Bandar Bukit Raja (700 acres), Bandar Mahkota in Banting (1,105.54 acres) and UMW's Bukit Sentosa development (765.60 acres). Since 2021 the state has also promoted Managed Industrial Parks (MIP): gated and guarded parks with dedicated park management, shared facilities and defined boundaries. Incentives added in 2022 include fast-track approval and a five-year business licence fee exemption for investors.

Zoning inside each area varies plot by plot. The "industry mix" column is a guide to what is common there, not a permit. Always check the land title category and the council's local plan for the exact lot.

What Factories and Industrial Land Cost by Area (JPPH Data)

These are JPPH-registered transactions and tenancies aggregated by BuyKlang (latest month August 2026), not asking prices, and they are the registered records available so far rather than every deal. The deal count covers the last 12 months; the medians cover 24 months. Every land price is per sq ft of land. Medians mix older and newer stock, so use them to compare areas, then check the specific unit. Full breakdowns by year and building type are in our industrial transaction data pages.

Area (JPPH grouping) Registered deals, 12 months to Aug 2026 Median semi-D factory price Median industrial land price (psf of land) Median factory rent (psf per month)
Selangor and KL, all areas 1,263 RM4.9 million RM69 RM1.54
Klang and Port Klang 288 RM5 million RM90 RM1.43
Kapar 126 RM6.3 million RM100 RM1.40
Bukit Raja 36 RM9.8 million RM155 Too few tenancies
Meru 12 RM8.2 million Too few deals RM2.04
Pulau Indah, Westport and PIIP 39 Too few deals RM79 RM1.54
Telok Gong 11 Too few deals RM65 Too few tenancies
Pandamaran 18 RM4.1 million RM133 RM1.07
Shah Alam 83 RM5.92 million RM210 RM1.71

Puchong 34 RM5.41 million Too few deals RM2.14
Kajang, Balakong and Bangi 87 RM5.17 million RM139 RM1.55
Semenyih and Beranang 85 RM3.6 million RM35 RM1.22
Sungai Buloh and Kota Damansara 53 RM5.38 million RM84 RM1.65
Kepong and Jinjang (KL) 26 Too few deals RM179 RM2.00
Rawang and Kundang 135 RM4.3 million RM57 RM1.39
Serendah 145 RM3.16 million RM37 RM0.95
Sepang district 17 RM4.94 million RM60 RM1.10
Kuala Langat district 12 RM6.6 million RM76 RM1.36
Nilai, Labu and Enstek (Negeri Sembilan) 142 RM3.5 million RM70 RM1.06

Two patterns stand out. Land is cheapest at the edges (Semenyih and Beranang RM35, Serendah RM37, Rawang RM57 and Sepang RM60 psf of land) and dearest close to KL and the port (Shah Alam RM210, Kepong RM179, Bukit Raja RM155, Kajang and Balakong RM139 psf of land). Registered rents run highest in Puchong, Meru (on only 17 registered tenancies), Subang and Glenmarie, and Kepong. For asking rents by area, see the Selangor factory rental price comparison.

1. The Klang Port Belt: Port Klang, Pulau Indah, Teluk Gong, Kapar and Meru

If your operation moves containers, this is the default answer. Port Klang is Malaysia's busiest port: 15.14m TEU in 2025 against Tanjung Pelepas at 14.03m TEU. Westports' concession runs to 2082 and adds new berths starting with CT10, so warehouse demand around the port has a long runway. Start with the complete Port Klang industrial property guide, and if you are unsure which port zone fits, read the Westport vs Northport vs PKFZ comparison.

Westport and Pulau Indah

Pulau Indah is the island next to Westports. Pulau Indah Industrial Park (PIIP) holds the large plots, the Port Klang Free Zone and the Selangor Halal Hub, which is developed by the state-linked Central Spectrum. It suits port logistics, halal food and heavy users who need big land. Read the Pulau Indah Industrial Park guide and the SBB Industrial Park guide, or browse Westport warehouses for rent. In August 2026 Axis REIT agreed to buy three warehouses in Taman Perindustrian Pulau Indah for RM61m, a sign that institutional landlords want this stock.

Telok Gong

Telok Gong sits between Pandamaran and Pulau Indah and is the belt's heavy-industry pocket: large plants, open yards and industrial land. JPPH recorded a median land price of RM65 psf there, and Steelbro, a New Zealand logistics-vehicle maker, opened a factory and workshop in Telok Gong in September 2026. See the Telok Gong industrial area guide and Telok Gong factories for sale.

Northport, Bandar Sultan Suleiman and Pandamaran

The Northport side mixes bonded and container warehouses with older terrace and semi-D factories in Bandar Sultan Suleiman and Perdana Industrial Park. The Northport industrial land comparison covers the two main zones. Pandamaran, between Port Klang town and Klang, is cheaper to rent (median RM1.07 psf) and has quick truck access to both ports, as the Pandamaran factory guide shows.

Kapar, Bukit Raja and Meru

Kapar is the belt's busiest market, with 126 JPPH-registered deals in the 12 months to August 2026. It is a long-standing base for rubber, plastics and metal works and now attracts data centre buyers: in March 2026, Maybulk, Eonmetall and Leader Steel agreed to sell about 157 acres of contiguous land in Mukim Kapar for RM687.89m to WG Malaysia VIII Sdn Bhd for IT infrastructure development. See the Kapar industrial investment guide. Bukit Raja is the logistics end, home to Sime Darby Property's E-Metro Logistics Park, where Metrohub 3 includes dangerous-goods storage for EV battery imports; read the Bukit Raja factory guide. Meru, between Kapar and Setia Alam, has newer semi-D stock (median RM8.2 million) profiled in the Meru industrial hub guide.

The ECRL's Gombak to Port Klang section, running via Serendah, Puncak Alam and Kapar, is due for full operation in January 2028. Our CT10 and ECRL outlook explains what it means for warehouse owners.

2. Shah Alam and Central Selangor: Shah Alam, Glenmarie, Kota Kemuning and Subang

Shah Alam is the premium middle of the Klang Valley: close to the port, close to KL and mature in infrastructure. Sections 15, 16, 22, 23 and 26 to 28 hold the classic manufacturing stock, while U10 and U12 host newer Class-A logistics builds. Most of the new warehouse space due over the next two years is in Shah Alam, so plain warehouses face competition here while good factories stay tight. Start with the Shah Alam industrial park guide.

3. The Northern Corridor: Sungai Buloh, Kota Damansara, Puncak Alam, Ijok and Rawang

The north is where manufacturers go for newer stock and better value while staying inside the Klang Valley. Sungai Buloh and Kota Damansara serve KL-facing light industry. Puncak Alam and Ijok are the newer overflow with modern semi-D parks. Rawang, Bukit Beruntung, Sungai Choh and Serendah anchor the heavier end, helped by the Rawang Integrated Industrial Park and some of the cheapest land in our table (Serendah RM37, Rawang RM57 psf of land).

Demand is real: Perodua's QV-E is produced on Tan Chong's lines in Serendah, Chery is building a RM2.2b auto park in Hulu Selangor, and Hanan Medicare is investing about RM194.9m in Rawang.

4. The Southern Corridor: Sepang, Dengkil, Cyberjaya, Nilai, Banting and Telok Panglima Garang

This is the growth story of the next decade. Selangor's IDRISS programme covers 16,369.58 acres across Sepang and Kuala Langat, with state incentives running to 31 December 2029. KLIA, data centres and aerospace are pulling manufacturing south.

A terrace factory loads furniture into a lorry while a food plant next door packs boxes for same-day delivery into the city.
IllustrationA terrace factory loads furniture into a lorry while a food plant next door packs boxes for same-day delivery into the city.

5. The Eastern Corridor: Balakong, Seri Kembangan, Kajang and Semenyih

The east serves the KL and Cheras consumer market: food processing, furniture, printing and distribution that needs same-day reach into the city. Land is not cheap here (median RM139 psf of land in Kajang, Balakong and Bangi) because of that proximity.

6. Petaling Jaya, Puchong and the KL Fringe: KL Industrial Parks

These are the oldest industrial addresses in the Klang Valley, now increasingly mixed with commercial use. PJ's Sungai Way Free Industrial Zone and Sections 13 and 51 suit companies that need a city-adjacent base. Puchong balances cost and access along the LDP; see the Puchong industrial park guide. Within Kuala Lumpur, Kepong, Segambut, Batu and Sungai Besi carry the city's remaining industrial stock; browse factories for sale in Kepong. KL industrial land is scarce, so most factory buyers who start in KL end up in Selangor.

Free Industrial Zones in Selangor

MIDA's list of Free Industrial Zones includes four in Selangor: Pulau Indah (PKFZ), Telok Panglima Garang, Sungai Way and Ulu Klang. MIDA says FIZ companies are normally those exporting all or at least 80% of output with mainly imported inputs; they get duty-free imports of raw materials and machinery. If you do not qualify or want to be elsewhere, a Licensed Manufacturing Warehouse gives similar facilities at your own site.

How to Choose the Right Industrial Area

Price should be the last filter, not the first. Work through these in order:

  1. Freight profile. Container-heavy operations belong in the Klang port belt; air freight and E&E lean south towards KLIA; city distribution fits the east, Kepong or the PJ fringe.
  2. Zoning and title. Light, medium and heavy zoning decides what you may legally run, and heavy or pollutive trades also need Department of Environment approval. Check the title category too: Selangor counted 6,690 unauthorised factories on 5,352 lots in October 2024, many on agricultural land. Our KTK programme guide explains what buyers must check.
  3. Power. Under TNB's Electricity Supply Application Handbook, a load above 350kVA (about 500A at 400V) needs its own substation, and above 1,000kVA (about 1,440A) the supply moves to 11kV. Estimate your load with the factory power calculator before viewing.
  4. Floor loading and height. These vary widely between estates. Older terrace units are usually lower and lighter-built than new detached stock, so ask for the structural drawings or a load test before you commit heavy machinery or high racking.
  5. Workforce. Mature corridors (Klang, Shah Alam, Balakong) have established labour pools; newer parks may not yet.
  6. Flood history. Parts of the Klang Valley carry real flood risk; Budget 2027 set aside RM100m for Klang Valley flash-flood retention ponds. Read the Selangor industrial flood risk guide before committing.
  7. Land vs built. If nothing fits, industrial land in Selangor plus a purpose-built facility is often the answer for specialised operations.

For one of the most searched parks in this corridor, see our Subang Hi-Tech Industrial Park guide with location, factory specs, rents and sale prices.

Frequently Asked Questions

What is the best industrial area in the Klang Valley?

There is no single best area; it depends on freight and power. For sea freight and heavier industry, the Port Klang belt (Westport, Pulau Indah, Kapar, Bukit Raja) is the standard choice. For HQ plus warehouse, Shah Alam, Hicom Glenmarie and Subang lead, and for the lowest cost, Rawang, Serendah, Sepang and Nilai.

What are the major industrial parks in Selangor?

The best known are Pulau Indah Industrial Park and the Selangor Halal Hub, Hicom Glenmarie, Subang Hi-Tech, the Shah Alam sections, Bukit Raja's E-Metro Logistics Park, Rawang Integrated Industrial Park, Balakong's Taman Taming Jaya, i&i Jenjarom and Selangor Aero Park in Sepang. Nilai 3, Nilai 7 and Arab Malaysian Industrial Park sit just across the border in Negeri Sembilan.

How do I find an industrial area near me in Malaysia?

Map searches show pins, not suitability. Identify your corridor with the table above, open the matching city listing page, and filter by power, ceiling height, floor loading and tenure. You can also send your requirement through find me a factory and get a shortlist across the market.

How much does industrial land cost in Selangor?

In JPPH-registered transactions over the 24 months to August 2026, the Selangor and KL median was RM69 psf of land. It ranged from RM35 in Semenyih and Beranang, RM37 in Serendah and RM57 in Rawang to RM210 in Shah Alam and RM155 psf of land in Bukit Raja. Prime Klang Valley land with power can trade higher than these medians; see the Selangor & Kuala Lumpur transaction data for each area.

Which industrial areas are closest to Port Klang and KLIA?

For Port Klang: Pulau Indah, Telok Gong, Bandar Sultan Suleiman, Pandamaran, Kapar and Bukit Raja are all a short drive from Westports or Northport. For KLIA: Sepang, Dengkil, Bandar Enstek and Nilai are the closest industrial areas.

What is the difference between light, medium and heavy industrial zoning?

Light industrial suits clean assembly, e-commerce fulfilment and storage. Medium covers most manufacturing with moderate emissions and machinery. Heavy is for pollutive or high-impact trades and usually needs Department of Environment approval on top of correct zoning; check the lot's permitted use with the local council before signing.

Is there industrial land in Kuala Lumpur?

Very little. KL's industrial stock sits in Kepong, Segambut, Batu, Cheras and Sungai Besi, mostly older terrace and semi-D factories, and land transactions there are rare. Most buyers who want land or a large new factory end up in Selangor.

What is the average price of industrial land in Rawang?

The median industrial land price in Rawang and Kundang is RM57 psf of land, based on JPPH-registered transactions in the 24 months to August 2026. Rawang is one of the cheapest areas for industrial land, alongside Semenyih and Beranang at RM35, Serendah at RM37 and Sepang at RM60 psf of land. These are transaction medians rather than asking prices, so use them to compare areas before checking a specific lot.

How many industrial areas are there in Selangor?

The Selangor State Assembly's official list names 228 industrial areas under the state's 12 local councils, led by Selayang (44), Kajang (34), Klang (29) and Shah Alam (28). That list dates from 2016, and newer parks such as Selangor Biobay, Bandar Bukit Raja and Bandar Mahkota in Banting have been added since.

What is a Managed Industrial Park (MIP) in Selangor?

A Managed Industrial Park is a Selangor state initiative launched in 2021 for gated and guarded parks with dedicated park management, shared facilities and defined boundaries. Since 2022 it has come with incentives, including fast-track approval and a five-year business licence fee exemption for investors. Ask the developer whether a park is certified before relying on the incentives.

What is kawasan perindustrian in English?

Kawasan perindustrian is Malay for industrial area: land zoned and approved for factories, warehouses and workshops. A taman perindustrian is a planned industrial park, and you will also see kawasan perusahaan and kawasan industri on signboards and land documents.
