Puchong Industrial Areas Guide: Estates, Factory Prices and Rent

Key Takeaways

  • "Taman Perindustrian Puchong" is used for several estates, not one park. The main ones are Taman Perindustrian Puchong itself (Jalan TPP 1, 5 and 6), Puchong Utama (Jalan Utama 1 and 2, Jalan PPU), Taman Perindustrian Kinrara and Bandar Kinrara (Jalan TPK, Jalan BK 1), Bandar Bukit Puchong and Pusat Bandar Puchong. Pulau Meranti is to the south, across the line in Sepang district.
  • JPPH-recorded industrial sales in the Puchong area: 97 deals in the 24 months to July 2026, median RM1.4 million. Terrace factories had a median of RM1.32 million (RM615 psf of land); semi-detached factories RM5.41 million (RM551 psf of land).
  • Registered factory tenancies in the same area: median RM4,400 a month, or RM2.14 psf. Terrace units rented at a median RM3,800 (about 1,800 sq ft); semi-D units at RM14,700.
  • Tenure splits by estate. Jalan TPP 1, Bandar Bukit Puchong, Pusat Bandar Puchong and Bandar Kinrara traded almost entirely as freehold; Puchong Utama, Jalan TPP 5 and 6 and Jalan TPK traded as leasehold.
  • Most Puchong estates come under Majlis Bandaraya Subang Jaya (MBSJ). Pulau Meranti estates are in Sepang district, so plans and licences go to Majlis Perbandaran Sepang.
  • Road access is the LDP (E11) through the middle of Puchong, KESAS (E5) to Shah Alam and Klang, SKVE (E26) to Westport, and MEX (E20) and the Bukit Jalil Highway from the Kinrara side.

Taman Perindustrian Puchong and the estates around it form one of the older light-industrial clusters of the Klang Valley, made up mostly of terrace and semi-detached factories along the LDP between Puchong Jaya and Puchong Perdana. In JPPH-recorded transactions to July 2026, a typical Puchong terrace factory sold for about RM1.3 million and a semi-D for about RM5.4 million, and registered rents were around RM2.10 to RM2.40 psf a month. If you need a small unit, start with Puchong Utama or Jalan TPP 1; for semi-D and detached space, look at Jalan TPP 5 and 6 and Pulau Meranti.

Where Are the Puchong Industrial Areas?

Puchong sits south-west of Kuala Lumpur, between Subang Jaya, Bukit Jalil and Putrajaya. Most of it is in Petaling district and is administered by Majlis Bandaraya Subang Jaya. The council became a city council in October 2020, and The Edge reported that its 161.8 sq km area covers Subang Jaya, Puchong and Seri Kembangan. Older documents still use the municipal council name; the body is now MBSJ.

Factory estates run on both sides of the LDP, from Puchong Jaya in the north to Puchong Perdana and Bandar Puteri in the south. Searches for "Taman Perindustrian Puchong" usually mean one of the estates below. Street names are the quickest way to tell them apart, because JPPH records some of them under scheme names that agents rarely use.

Taman Perindustrian Puchong (Jalan TPP)

This is the estate the LRT station is named after. The Taman Perindustrian Puchong LRT station opened in 2016 on the Sri Petaling line extension, beside the LDP, which helps if your staff travel by train. The estate has three main parts:

  • Jalan TPP 1 (Seksyen 1): mainly terrace factories. JPPH records them as "Taman Industri Puchong". 30 of 32 sales from August 2024 to July 2026 were freehold, at a median of RM1.32 million.
  • Jalan TPP 5: terrace and semi-D factories, recorded as "Subang Hilir Industrial Park". Units are larger; the median sale was RM3.88 million, and 16 of 17 sales were leasehold.
  • Jalan TPP 6: semi-D and detached factories, recorded as "Pinwang Industrial Park". Eight sales at a median of RM4.19 million, almost all leasehold.

Puchong Utama (Jalan Utama 1, Jalan Utama 2, Jalan PPU)

Puchong Utama is the main terrace-factory estate in the south of Puchong, near Puchong Perdana. JPPH records it under three names. Jalan Utama 1 units ("Taman Industri Puchong Perdana") sold at a median of RM1.35 million. Jalan Utama 2 units ("Perindustrian Maju Jaya") are smaller and sold at a median of RM898,000, the cheapest way into a Puchong factory. Every one of the 65 sales on Jalan Utama 1 and 2 in the period was leasehold. The larger semi-D and detached lots on Jalan PPU are freehold and trade far higher.

Taman Perindustrian Kinrara and Bandar Kinrara

On the north-east side, toward Bukit Jalil, there are two pockets. Taman Perindustrian Kinrara (Jalan TPK 1 and 2, recorded by JPPH as "Taman Industri Puchong Raya") is all terrace and leasehold, with 13 sales at a median of RM1.65 million. Bandar Kinrara Seksyen 1 (Jalan BK 1) is freehold and pricier: seven sales at a median of RM2.6 million, including detached factories at around RM9 million. For unit-level detail, see our Bandar Kinrara factory buyer's guide.

Bandar Bukit Puchong and Pusat Bandar Puchong

Bandar Bukit Puchong (Jalan BP 4 and BP 5) had 30 sales, 29 of them freehold, mostly terrace units, at a median of RM2.06 million. Pusat Bandar Puchong (Jalan Industri PBP) is a small freehold estate near the town centre, with 10 sales at a median of RM2.23 million.

Pulau Meranti

Pulau Meranti is the name people use for the estates south of Puchong toward Putrajaya: Taman Meranti Jaya, Meranti Permai, Taman Industri Meranti Perdana, Sinar Meranti Technology Park and Perdana Industrial Park at Putra Perdana. JPPH records all of them in Sepang district (mukim Dengkil), not Petaling, so the council is Majlis Perbandaran Sepang. They had 33 sales at a median of RM4.9 million, with semi-D factories at a median of RM4.99 million and terrace units at RM1.6 million. Tenure was split almost evenly between freehold and leasehold. Compare factories for sale in Sepang if your search extends that far south.

Puchong Factory Prices by Estate

The table uses JPPH-recorded sales from August 2024 to July 2026. Each deal is counted once even if it covered several titles. Small samples move a lot, so treat the medians as a starting range, not a valuation.

Estate (JPPH scheme name) Streets Sales Median price Tenure in records Main type
Taman Perindustrian Puchong (Taman Industri Puchong) Jalan TPP 1 32 RM1.32m Freehold (30 of 32) Terrace
Taman Perindustrian Puchong (Subang Hilir Industrial Park) Jalan TPP 5 17 RM3.88m Leasehold (16 of 17) Terrace, semi-D
Taman Perindustrian Puchong (Pinwang Industrial Park) Jalan TPP 6 8 RM4.19m Leasehold (7 of 8) Semi-D, detached
Puchong Utama (Taman Industri Puchong Perdana) Jalan Utama 1 33 RM1.35m Leasehold Terrace
Puchong Utama (Perindustrian Maju Jaya) Jalan Utama 2 32 RM898,000 Leasehold Terrace
Taman Perindustrian Kinrara (Taman Industri Puchong Raya) Jalan TPK 1, 2 13 RM1.65m Leasehold Terrace
Bandar Kinrara Seksyen 1 Jalan BK 1 7 RM2.6m Freehold Terrace, detached
Bandar Bukit Puchong Jalan BP 4, 5 30 RM2.06m Freehold (29 of 30) Terrace
Pusat Bandar Puchong Jalan Industri PBP 10 RM2.23m Freehold Terrace, semi-D
Pulau Meranti estates (Sepang district) Jalan Meranti Jaya, TPM and others 33 RM4.9m Mixed (17 freehold, 16 leasehold) Semi-D, terrace

For the whole Puchong area, the Puchong industrial transactions page tracks JPPH-recorded deals to July 2026: 97 sales in 24 months, a median of RM1.4 million, with terrace factories at RM615 psf of land. Over five years, building prices have moved within a band rather than climbing steadily, although like-for-like terrace factory prices (same park, same type) in the 12 months to July 2026 were 14% above the 12 months before, across 4 parks. The median building price was RM1.40 million in 2021, RM1.20 million in 2023 and RM1.43 million in 2025. Freehold factories sold at a median of RM5.7 million (13 deals) against RM1.35 million for leasehold (84 deals). That gap also reflects location, size and factory type, not tenure alone, so read the tenure column above together with the estate name.

Puchong price trend by year

Year JPPH-recorded sales Median building price Median terrace price Median semi-D price
2021 55 RM1.40m RM1.25m RM3.40m
2022 67 RM1.35m RM1.27m RM4.55m
2023 61 RM1.20m RM945,000 RM5.38m
2024 67 RM1.40m RM1.28m RM4.12m
2025 61 RM1.43m RM1.24m RM5.13m
2026 (to July) 10 RM1.62m RM1.60m Too few

Terrace prices have held at about RM1.2 million to RM1.3 million for five years, while semi-D medians swing with the mix of units sold. The 2026 figures cover only 10 deals so far, because transfers reach JPPH's records months after the sale, so do not read them as a jump.

Large plots rarely change hands. One that did: in October 2026 The Star reported that Ajiya Bhd agreed to sell 13,536 sq m (about 145,700 sq ft) of freehold industrial land in Puchong with a single-storey factory and two-storey office for RM58 million, or roughly RM398 per sq ft of land.

Factory Types You Will Find in Puchong

Type Share of JPPH sales (24 months) Typical size in records Median sale price Median rent
Terrace factory 76 of 97 About 2,000 sq ft land RM1.32m RM3,800 a month
Semi-detached factory 16 of 97 About 9,600 sq ft land RM5.41m RM14,700 a month
Detached factory 3 of 97 Varies Too few to quote Too few to quote

Puchong is a terrace-factory market. That suits workshops, small assembly, printing, trading and storage firms that need 1,500 to 3,000 sq ft. Semi-D and detached units are scarcer and concentrated in Jalan TPP 5 and 6, Jalan PPU, Bandar Kinrara and Pulau Meranti. If you need 20,000 sq ft or more under one roof, you will usually be looking at Pulau Meranti, or at bigger estates elsewhere such as Shah Alam's industrial sections.

Factory Rent in Puchong

JPPH registered 48 factory tenancies in the Puchong area in the 24 months to July 2026. The median was RM4,400 a month and RM2.14 psf, with the middle half between RM1.64 and RM2.50 psf.

Unit Tenancies Median rent Median size Median psf
Terrace factory 32 RM3,800 1,800 sq ft RM2.18
Semi-D factory 6 RM14,700 6,510 sq ft RM2.40
Stratified factory unit 6 RM2,900 1,270 sq ft RM2.12
All factories 48 RM4,400 n/a RM2.14

Comparing the medians, a terrace factory renting at RM3,800 against a RM1.32 million price is a gross yield of about 3.5%, and semi-D units come out at around 3.3%. Puchong buyers are mostly owner-occupiers paying for location, not investors chasing yield.

When you budget, add 6% service tax on rent from 1 January 2026 if the landlord is SST-registered, plus tenancy stamp duty. The upfront package we usually see is a two-month security deposit, a one-month utility deposit and one month's rent in advance. See current factories for rent in Puchong and factories for rent in Bandar Kinrara.

Access: LDP, KESAS, SKVE, MEX and LRT

  • LDP (Damansara-Puchong Expressway, E11): the 40 km expressway that links Damansara and Puchong. Almost every Puchong estate is a few minutes from an LDP interchange, and it also carries traffic south toward Putrajaya. Expect heavy peak-hour traffic.
  • KESAS (Shah Alam Expressway, E5): the 34.5 km toll road to Shah Alam and Klang. LDP traffic at the Sunway toll plaza can exit to Bukit Jalil, KESAS and Puchong Jaya.
  • SKVE (South Klang Valley Expressway, E26): runs from the Putrajaya side to Westport at Pulau Indah. It is the most direct route from southern Puchong and Pulau Meranti to the port without crossing Klang town.
  • MEX (Maju Expressway, E20): a 26 km link with interchanges at Bukit Jalil, Seri Kembangan and Putrajaya, useful from Bandar Kinrara for central KL and the Putrajaya side.
  • Bukit Jalil Highway: a toll-free road from Puchong Jaya past Bandar Kinrara to Bukit Jalil, which is how most Kinrara traffic reaches the MEX and Besraya.
  • LRT Sri Petaling line: stations at Taman Perindustrian Puchong, Pusat Bandar Puchong and Puchong Perdana bring staff close to the main estates.

For sea freight, check the truck route from your exact unit to Westport or Northport before you sign. Some older terrace rows have narrow service roads where a 40-ft prime mover cannot turn, so confirm access on site.

Checklist Before You Buy or Rent a Puchong Factory

  1. Confirm the estate and street. Two units both described as "Puchong Industrial Park" can be on freehold Jalan TPP 1 or leasehold Jalan TPP 5. Use the street name and title, not the advert headline.
  2. Check tenure and remaining lease. Puchong Utama and Jalan TPK units traded as leasehold. Check the expiry date on the title, and allow time for state consent to transfer; check with PTG Selangor.
  3. Confirm the council. MBSJ for most of Puchong; Majlis Perbandaran Sepang for Pulau Meranti. Business licence, signboard and renovation approvals go there.
  4. Check land use and approvals. The title should carry an industrial category, and the building should have its CCC (or CF for older units). Extensions built without approval are common in older terrace rows.
  5. Size the power supply. Older terrace factories often have modest supply. Work out your load with the factory power calculator and ask TNB about upgrade cost and time before you commit.
  6. Check floor loading, ceiling height and loading bay against your machinery and racking.
  7. Walk the truck route. Check road width, turning space and parking at peak hours.
  8. Price the deal against JPPH data. Use the estate table above: a leasehold Puchong Utama terrace at freehold Jalan TPP 1 prices is overpriced.

Nearby Alternatives to Puchong

If Puchong does not have the size or price you need, the nearest comparable markets are Balakong and Seri Kembangan to the east (terrace and semi-D, lower psf of land), Subang Hi-Tech Industrial Park to the north-west (larger detached plants), and Shah Alam to the west. FAQ

Where is Taman Perindustrian Puchong?

Taman Perindustrian Puchong is the industrial estate along Jalan TPP beside the LDP in Puchong, Selangor, served by the Taman Perindustrian Puchong LRT station. The name is also used loosely for the wider group of Puchong estates, including Puchong Utama, Taman Perindustrian Kinrara, Bandar Bukit Puchong and Pusat Bandar Puchong. Most of them are under MBSJ.

How much is a factory for sale in Puchong?

JPPH-recorded sales in the Puchong area had a median of RM1.4 million in the 24 months to July 2026. Terrace factories sold at a median of RM1.32 million (RM615 psf of land) and semi-D factories at RM5.41 million (RM551 psf of land). Smaller leasehold terraces on Jalan Utama 2 sold at a median of RM898,000.

What is the factory rent in Puchong?

Registered factory tenancies in the Puchong area had a median of RM4,400 a month, or RM2.14 psf, in the 24 months to July 2026. Terrace factories rented at a median of RM3,800 for about 1,800 sq ft, and semi-D factories at RM14,700. Add 6% service tax if the landlord is SST-registered.

Is Pulau Meranti part of Puchong?

People call it Puchong and many addresses say Puchong, but JPPH records the Pulau Meranti estates, such as Taman Meranti Jaya and Meranti Permai, in Sepang district. That means the local council is Majlis Perbandaran Sepang, not MBSJ. Prices are higher there because units are mostly semi-D, with a median sale of RM4.9 million.

Are Puchong factories freehold or leasehold?

It depends on the estate. Jalan TPP 1, Bandar Bukit Puchong, Pusat Bandar Puchong and Bandar Kinrara Seksyen 1 traded almost entirely as freehold, while Puchong Utama, Jalan TPP 5 and 6 and Taman Perindustrian Kinrara traded as leasehold. Across the area, freehold factories sold at a median of RM5.7 million against RM1.35 million for leasehold, a gap that also reflects location, size and factory type.

Which council approves factories in Puchong?

Majlis Bandaraya Subang Jaya (MBSJ), formerly the Subang Jaya municipal council, handles most of Puchong, including Taman Perindustrian Puchong, Puchong Utama and Bandar Kinrara. Pulau Meranti estates fall under Majlis Perbandaran Sepang, and JPPH records a few estates with Puchong addresses, such as Putra Industrial Park and I-Hub Puchong, in Kuala Langat district. Check the assessment bill of the unit to be sure.

Which highways serve Puchong's industrial areas?

The LDP runs through Puchong and connects every main estate. KESAS leads west to Shah Alam and Klang, the SKVE runs to Westport at Pulau Indah, and the MEX and Bukit Jalil Highway serve the Kinrara side. Peak-hour congestion on the LDP is the main drawback for daily trucking.
