Balakong Industrial Park Guide: Taming Jaya, Balakong Jaya, Bukit Serdang, Prices and Rent

Key Takeaways

  • "Balakong industrial park" is not one park. It is a cluster of estates around Jalan Balakong in Hulu Langat district (Majlis Perbandaran Kajang, MPKj) that runs west into the Seri Kembangan industrial areas under Majlis Bandaraya Subang Jaya (MBSJ).
  • The main estates by sales activity are Taman Taming Jaya, Taman Industri Balakong Jaya, Kawasan Perusahaan Cheras Jaya, Kawasan Perusahaan Ringan Balakong and, on the Seri Kembangan side, Taman Perindustrian Bukit Serdang.
  • JPPH-recorded industrial sales in the Kajang, Balakong and Bangi area: 243 deals in the 24 months to July 2026, median RM1.67 million. Terrace factories had a median of RM1.34 million (RM559 psf of land).
  • Registered factory tenancies in the same area: median RM1.54 psf a month and RM4,300 a month. Terrace units rented at a median RM1.70 psf, detached units at RM1.35 psf.
  • Taman Taming Jaya and Taman Industri Balakong Jaya trade as freehold in the JPPH records; Cheras Jaya trades as leasehold and Bukit Serdang is mixed. Check the title of every unit.
  • Road access is the Cheras-Kajang Expressway (E7), SILK (E18), Besraya (E9) and, for Bukit Serdang, MEX (E20).

Balakong's industrial area is a group of older and newer estates on both sides of Jalan Balakong, between Cheras, Kajang and Seri Kembangan, mostly made up of terrace, semi-detached and detached factories for light manufacturing, printing, food and distribution. In JPPH-recorded transactions to July 2026, the typical factory sold for about RM1.34 million (terrace) to RM5.1 million (semi-detached), and registered rents were around RM1.35 to RM1.75 psf a month depending on type. If you are searching for a Balakong factory for rent, start with Taman Taming Jaya and Balakong Jaya for terrace and semi-D units, and Kawasan Perusahaan Ringan Balakong for large detached space.

Where Is the Balakong Industrial Area?

Balakong sits on the south-eastern edge of the Klang Valley, south of Cheras and west of Kajang. It is part of Hulu Langat district, and its industrial estates are administered by MPKj. In November 2025, for example, MPKj and the Menteri Besar opened a 15-storey, 598-unit foreign workers' dormitory in Kawasan Perindustrian Kampung Baru Balakong, built to house workers for the surrounding factories.

West of the Besraya and the SILK interchange, the factory rows continue into Seri Kembangan: Bukit Serdang, Sri Serdang and Serdang Raya. Those are in Petaling district and come under MBSJ, which is planning new road links around Taman Bukit Serdang and across the MEX. Buyers often treat the two as one market, but the council matters: licences, renovation approvals and assessment tax go to MPKj on one side and MBSJ on the other. The quickest check is the unit's assessment (cukai taksiran) bill.

The Industrial Parks One by One

Taman Taming Jaya (Taman Perindustrian Taming Jaya)

Taman Taming Jaya is Balakong's busiest industrial estate by number of sales. The township also has homes and shops, so make sure a listing is in the industrial section. The factory stock is mainly intermediate terrace units on lots of roughly 2,000 to 2,200 sf, with a few semi-detached and detached factories with offices. Every Taming Jaya deal in the period was freehold.

Who it suits: printing, packaging, food processing at small scale, workshops, e-commerce stock rooms and trading companies that want an owned unit at around RM1.5 million. Terrace rows mean shared walls and narrower roads, so check lorry access before you commit to a 40-foot container operation.

Taman Balakong Jaya and Taman Industri Balakong Jaya

Taman Balakong Jaya is the wider township; Taman Industri Balakong Jaya is the industrial part, and it carries a broader mix than Taming Jaya: terrace rows, semi-detached and detached factories, a few warehouses and some vacant industrial plots. All Balakong Jaya deals in the period were freehold, which is one reason resale buyers ask for it by name. Semi-D schemes inside Balakong Jaya, such as Taman Industri 21, trade well above the terrace rows: four semi-D sales at about RM7 million each on lots of about 12,500 sf.

If you need 5,000 to 15,000 sf of built-up space with your own compound, Balakong Jaya is usually the first place to look. Compare freehold factories in Balakong with the semi-D factories for sale in Balakong to see what is on offer now.

Kawasan Perindustrian Balakong (Kampung Baru Balakong and Kawasan Perusahaan Ringan Balakong)

"Kawasan Perindustrian Balakong" is used loosely for two areas. One is the older industrial area around Kampung Baru Balakong, where the MPKj worker dormitory was opened in 2025. The other is Kawasan Perusahaan Ringan Balakong, a light industrial estate in mukim Cheras with large detached and semi-detached factories. Its median sale in the records was about RM10 million on lots around 40,000 sf, so this is where larger manufacturers and distributors look.

Around Kampung Baru Balakong, some factories were built on land that was never converted to industrial use. Before you buy or rent there, check the title category and whether the unit is on Selangor's list of unauthorised factories; our guide to the KTK programme explains what the state now requires.

Cheras Jaya and Selesa Jaya

Kawasan Perusahaan Cheras Jaya sits on the Cheras side of Balakong. Its terrace factories sold at a median of about RM1.58 million, close to Taming Jaya, but every deal in the records was leasehold, so check the remaining lease and whether the bank will lend on it. Taman Perindustrian Selesa Jaya is a smaller estate near Taming Jaya; it had only a couple of recorded deals in the period, which is too few to quote a median.

Taman Perindustrian Bukit Serdang (Seri Kembangan)

Bukit Serdang is the main factory estate on the Seri Kembangan side, close to The Mines and the MEX. JPPH files it under two names (Bukit Serdang and Bukit Sri Serdang Light Industrial Park), and together they recorded about 43 deals in the period, more than Taming Jaya. Most are 1.5-storey and 2-storey terrace factories. The median price was RM1.79 million for terraces, the highest terrace median among the larger estates in this guide, which reflects its closeness to Kuala Lumpur and the Sungai Besi corridor. Tenure is mixed: in the records about 6 in 10 deals were leasehold.

Serdang Lama, Sri Serdang and Serdang Raya

Serdang Lama is the older part of Seri Kembangan, and people search for it as a place name more than as an industrial estate. Very few factory sales are filed under that name; the nearby factory stock is recorded under Taman Sri Serdang (small terrace factories, about RM1.33 million) and Serdang Raya (a mix up to large detached plants). Both were leasehold in the records. For rental options on this side, see factories for rent in Seri Kembangan.

Getting There: Highways and Transport

Road links are why Balakong works for distribution in the south and east of the Klang Valley:

  • Cheras-Kajang Expressway (E7, Grand Saga): runs along the northern and eastern edge, with the Balakong interchange at Jalan Balakong. Workers can also use MRT Kajang Line stations along this road, such as Batu 11 Cheras.
  • Kajang Dispersal Link Expressway (SILK, E18): loops around Kajang and links the Besraya near Balakong and Mines to the Cheras-Kajang Expressway at Sungai Long.
  • Sungai Besi Expressway (Besraya, E9): the route into Kuala Lumpur. In September 2026 Besraya opened a RM5.22 million lane widening near the Seri Kembangan interchange, aimed at traffic from the Mines toll plaza towards UPM, Balakong and Putrajaya.
  • Maju Expressway (MEX, E20): next to Bukit Serdang, and the link towards Putrajaya, Cyberjaya and KLIA.

The North-South Expressway is reached via the Mines and UPM interchanges. There is no direct expressway to Port Klang, so if you ship by sea every week, compare the trucking cost against a unit in the Port Klang belt.

Factory Prices in Balakong: JPPH Data to July 2026

The numbers below cover JPPH-recorded industrial transfers in mukim Kajang, Cheras and Bangi, which includes the Balakong estates. The full breakdown, updated each month, is on the Kajang, Balakong and Bangi transaction page.

Type Deals (24 months) Median price Psf (land) Median land
Terrace factory 148 RM1.34 million RM559 2,160 sf
Semi-detached factory 55 RM5.10 million RM443 12,198 sf
Detached factory 25 RM9 million RM243 43,072 sf
Industrial land 15 RM9.12 million RM139 n/a
All buildings 228 RM1.67 million n/a n/a

What the data says:

  • Most deals are small. 104 of the 243 deals were between RM1 million and RM2 million. Units above RM10 million are rare: 19 deals in two years.
  • Terrace prices are rising. Like-for-like (same park, same type), terrace factory prices were 16% higher in the last 12 months than in the 12 before, across 9 parks.
  • Tenure alone does not set the price. Freehold factories had a median of RM1.59 million and leasehold RM1.82 million, a gap that mixes location, size and type. In Balakong the location and the unit matter more than the tenure label, but leasehold still affects loan tenure and resale, so check the remaining years.

Asking prices are not transactions; these JPPH medians are what buyers actually paid. To buy now, the current factories for sale in Balakong show tenure, power and size for each unit.

Balakong Factory for Rent: What You Will Pay

This is the question most people bring to Balakong. Registered tenancies in the Kajang, Balakong and Bangi area (JPPH records, 24 months to July 2026) show:

Type Median rent per month Median psf per month Median size
Terrace factory RM3,900 RM1.70 about 2,150 sf
Semi-detached factory RM7,000 RM1.75 about 5,380 sf
Detached factory RM10,000 RM1.35 about 7,000 sf
Stratified factory RM3,400 RM1.27 about 2,080 sf
All factories RM4,300 RM1.54 n/a

By size, units under 3,000 sf rented at a median RM1.75 psf, 3,000 to 10,000 sf at RM1.22 psf and 10,000 to 30,000 sf at RM1.33 psf (about RM20,000 a month). The quarterly median moved from RM1.39 psf in the third quarter of 2025 to RM1.64 psf in the first quarter of 2026. Large detached factories with high power or cranes can rent above these medians.

Where to look:

Costs on top of rent: landlords registered for SST charge service tax on rent, which was cut to 6% from 1 January 2026. In the archived source example, the usual Selangor deposit is two months' rent plus one month for utilities and one month's rent in advance, and landlords ask for more from heavy-power, food or chemical users and from new companies. The tenant normally pays the tenancy agreement stamp duty.

A rough comparison needs care: terrace rent is RM1.70 psf of floor area a month, while the terrace sale median is RM559 psf of land, so dividing one by the other does not give a yield. Work it out from a unit's actual rent and price, before quit rent, assessment, insurance and void periods.
