Warehouse for Rent in Shah Alam 2026: Rent PSF, New Supply and Specs
Warehouse-sized units in Shah Alam rent for a median RM1.39 to RM1.63 psf a month on JPPH-registered tenancies. Compare sizes and areas, new supply in Shah Alam and Bukit Raja, key specs and lease terms.

Key Takeaways
- Warehouse-sized units in Shah Alam rent for a median of RM1.39 to RM1.63 per sq ft a month: RM1.63 psf (about RM23,000 a month) for 10,000 to 30,000 sq ft and RM1.39 psf (about RM59,400) for 30,000 to 60,000 sq ft, from tenancies registered with JPPH in the 24 months to July 2026.
- Big boxes: across Petaling district, which includes Shah Alam, units above 60,000 sq ft rent for a median of RM1.50 psf, about RM99,200 a month.
- Klang is the cheaper alternative: Klang and Port Klang warehouses above 60,000 sq ft median RM1.08 psf, and 30,000 to 60,000 sq ft RM1.21 psf.
- Supply is growing: large new blocks are opening in Shah Alam and next door in Bukit Raja, which gives tenants more choice in 2026 and 2027.
- Spec drives the price more than the section: clear height, floor loading, dock levellers, power and a valid fire certificate decide whether a unit is worth the top or bottom of the range.
Warehouse rent in Shah Alam is typically RM1.40 to RM1.65 per sq ft a month for units of 10,000 to 60,000 sq ft, based on JPPH-registered tenancies to July 2026. That works out to roughly RM24,000 a month for a 15,000 sq ft unit and RM56,000 for a 40,000 sq ft unit. Smaller warehouses cost more per sq ft (about RM1.75 to RM2.05), and large logistics boxes in Klang come in cheaper at about RM1.10 to RM1.20.

How much is warehouse rent in Shah Alam?
JPPH does not register warehouses as a separate type, so the clearest guide is rent by unit size. The figures are medians of tenancies registered with JPPH, not asking rents, quoted per sq ft of floor area per month. Full monthly data is on the Shah Alam industrial transactions page.
| Unit size | Area | Median rent psf/month | Median monthly rent | Tenancies |
|---|---|---|---|---|
| Under 3,000 sq ft | Shah Alam | RM2.03 | RM4,000 | 46 |
| 3,000 to 10,000 sq ft | Shah Alam | RM1.74 | RM8,000 | 39 |
| 10,000 to 30,000 sq ft | Shah Alam | RM1.63 | RM23,000 | 19 |
| 30,000 to 60,000 sq ft | Shah Alam | RM1.39 | RM59,400 | 7 |
| 30,000 to 60,000 sq ft | Petaling district | RM1.39 | RM55,900 | 21 |
| Above 60,000 sq ft | Petaling district | RM1.50 | RM99,200 | 11 |

Two more reference points from the same data:
- Detached factory-warehouses in Shah Alam rent for a median of RM1.55 psf (typical RM1.04 to RM1.83), about RM13,900 a month for a median 10,960 sq ft.
- All Shah Alam industrial tenancies have a median of RM1.73 psf, and the 12-month median to July 2026 is RM1.82, so rents are holding up.
Why do bigger warehouses cost less per sq ft? A 40,000 sq ft tenant has fewer landlords to choose from, but the landlord also has fewer tenants who can take the whole box, and the walls, roof and land are spread over more floor. The exception is modern high-spec logistics space, where clear height and docks push rent back up.
Shah Alam vs other warehouse areas
| Area | Median rent psf (all sizes) | 30,000 to 60,000 sq ft | Above 60,000 sq ft |
|---|---|---|---|
| Shah Alam | RM1.73 | RM1.39 | Too few tenancies |
| Petaling district | RM1.97 | RM1.39 | RM1.50 |
| Klang and Port Klang | RM1.44 | RM1.21 (44 tenancies) | RM1.08 (48 tenancies) |
| Selangor overall | RM1.52 | RM1.24 | RM1.15 |

For a 50,000 sq ft warehouse, the gap between Shah Alam (about RM1.39) and Klang (about RM1.21) is roughly RM9,000 a month. Shah Alam earns that back if most of your deliveries go into the Klang Valley, your staff live in Shah Alam, Subang or Klang, or you need to be near customers in Petaling Jaya and KL. Klang wins if containers move to and from Northport and Westport every day. Our Klang factory and warehouse rent guide compares the port-side zones, and current units are on the warehouse for rent in Port Klang page.
Where the warehouses are in Shah Alam
- Hicom Glenmarie (Seksyen U1): mature park beside Subang, mostly mid-size warehouses with a good share of office space. Good for distributors who also need a showroom or customer-facing office.
- Seksyen 15 and 16: older central estates near the Federal Highway with larger detached plots. Expect wide variation in building age and roof condition.
- Seksyen 23 and Seksyen 26 to 28: medium and heavy industrial sections on the KESAS side of the city, convenient for runs toward Klang and the port.
- Bukit Jelutong (Seksyen U8): newer semi-D and detached buildings near the Guthrie Corridor Expressway and NKVE, usually at higher rents.
- Kota Kemuning (Seksyen 31) and Bukit Kemuning: smaller warehouses and factory-warehouses in planned parks, served by KESAS and the Kemuning-Shah Alam Highway.
- Bukit Raja (Klang district, next door): the main cluster of large new logistics parks; see our Bukit Raja warehouse guide.

New warehouse supply in and around Shah Alam
| Project or indicator | What it adds | Source |
|---|---|---|
| Tasco Shah Alam Logistics Centre | Four-storey warehouse adding 600,000 sq ft, with a second phase taking the site to 1.4 million sq ft by 2026 | The Edge |
| E-Metro Logistics Park, Bandar Bukit Raja | Metrohub 4 (about 1.38 million sq ft) completed; Metrohub 3 (about 840,000 sq ft, part for dangerous goods) due Q3 2027 | NST, July 2026 |
Klang and Shah Alam are the two main warehouse locations in Greater KL, which is why most large occupiers shortlist both.
What this means for tenants: more modern space is being completed. If your timing is flexible, you have more options and more room to negotiate than two years ago. The thin part of the market is still specialised space: high power, cold rooms, dangerous goods, or very high clear height.
Warehouse specs that decide the rent
| Spec | Why it matters | What to ask for |
|---|---|---|
| Clear height | Sets how many pallet levels you can rack, and so your real cost per pallet | Height to the underside of the roof beams, from the approved plan |
| Floor loading | Racking and forklifts put concentrated loads on the slab | Design load in kN/m² or tonnes/m²; test with the floor loading calculator |
| Loading docks | Dock levellers and enough doors keep lorries moving | Number of dock levellers, door sizes, apron depth and turning room for 40 ft trailers |
| Power | Chillers, automation, battery charging and lighting add up | TNB supply in amps; size your need with the factory power calculator |
| Fire protection | Sprinklers and a fire certificate are needed for many uses, and insurers check them | Valid fire certificate and sprinkler design that suits your rack height; see fire rules for Shah Alam factories |
| Office ratio | Office space costs the same rent per sq ft as storage | Office and warehouse areas listed separately |
Units with more height are listed on the high-ceiling factories for rent in Shah Alam page.
Whole building, part floor, or a 3PL?
- Whole building (single tenant): most control over layout, security and hours. You carry repairs agreed in the lease and the full rent from day one.
- Space in a multi-tenanted warehouse: large ready-built warehouses such as the Metrohubs in Bukit Raja are let in sections, often with shared docks and security. Expect a service charge on top of rent.
- 3PL contract: you pay per pallet or per order instead of leasing space. Useful when volumes swing, or while you test the market before taking a lease.

Lease terms and costs
- Term: the median registered tenancy in Shah Alam runs 24 months. For warehouses where you invest in racking or a mezzanine, negotiate a longer term or a renewal option so you can recover the fit-out.
- Upfront: usually 2 months' rent as deposit, 1 month as utility deposit and 1 month in advance. Landlords may ask for more from new or foreign-owned companies, high-risk goods and heavy power users.
- Service tax: 6% on rent from 1 January 2026, down from 8%, with businesses up to RM1.5 million in annual sales exempt, Malay Mail reported.
- Stamp duty: on the tenancy agreement, paid by the tenant unless agreed otherwise, within 30 days of signing.
- Reinstatement: agree in writing what you must remove at the end (racking anchors, partitions, mezzanines).
Should you sign now or wait for new supply?
| Your situation | What to do |
|---|---|
| Need to move within 6 months | Sign now. New buildings take time to complete and fit out |
| Need high power, cold rooms, dangerous goods or very high clear height | Sign now. This space is scarce whatever the overall pipeline |
| 12 to 24 months of flexibility, standard spec | Shortlist new completions and existing units together and negotiate |
| Cost matters more than location | Compare Klang, Port Klang and Kapar, where large boxes rent for less per sq ft |
| Landlord of an older warehouse | Upgrade roof, power, docks and fire systems, or expect longer vacancies against new stock |
Checklist before you sign

FAQ
What is the rent for a warehouse in Shah Alam?
JPPH-registered tenancies to July 2026 show a median of RM1.63 per sq ft a month for 10,000 to 30,000 sq ft units and RM1.39 for 30,000 to 60,000 sq ft. In Petaling district, units above 60,000 sq ft rent for a median of RM1.50 psf. Actual rent depends on clear height, docks, power and building age.
How much does a 20,000 sq ft warehouse cost to rent in Shah Alam?
At the median of RM1.63 psf, about RM32,600 a month before service tax. A newer building with high clearance and dock levellers can cost more, and an older unit with a low roof less. Add about four months' rent in upfront deposits and advance rent.
Is it cheaper to rent a warehouse in Klang than Shah Alam?
Usually yes for large units. Klang and Port Klang warehouses of 30,000 to 60,000 sq ft rent for a median of RM1.21 psf, against RM1.39 in Shah Alam. Shah Alam is worth the premium if your customers and staff are in the central Klang Valley rather than at the port.
Is there a lot of new warehouse supply coming to Shah Alam?
Yes. Tasco is expanding its Shah Alam Logistics Centre to 1.4 million sq ft, and next door in Bukit Raja the E-Metro Logistics Park has completed a 1.38 million sq ft block with another due in Q3 2027.
What clear height should a warehouse have?
It depends on your racking and goods. Ask for the clear height to the underside of the roof beams from the approved plan, then work out how many pallet levels fit after sprinkler clearance. Higher clearance means more pallets per sq ft of rent.
Do I pay service tax on warehouse rent?
Service tax on rental of non-residential premises, including warehouses, is 6% from 1 January 2026. Businesses with annual sales up to RM1.5 million are exempt, so confirm with your landlord and accountant.
How long are warehouse leases in Shah Alam?
The median registered tenancy runs 24 months. For warehouses where you install racking or a mezzanine, a longer term or a renewal option is common, and it gives you room to negotiate a rent-free fit-out period.
