Warehouse for Rent in Selangor 2026: Rent PSF by Area, Size, Specs and Lease Terms

Key Takeaways

  • Industrial tenancies registered with JPPH in Selangor (2,145 in the 24 months to July 2026) put warehouse and factory rent at a median RM1.52 psf per month, with the middle half between RM1.00 and RM2.22 psf.
  • Big warehouses cost less per sq ft: units above 60,000 sq ft rented at a median RM1.15 psf, against RM1.67 psf for units under 3,000 sq ft.
  • By area: Puchong (RM2.14) and Shah Alam (RM1.73) sit at the top, Klang and Port Klang (RM1.44) and Kapar (RM1.47) in the middle, Rawang (RM1.30) and Pandamaran (RM1.07) lower.
  • Grade A logistics space costs more: modern logistics buildings ask above the registered median, and new large supply in Shah Alam gives big tenants room to negotiate.
  • Service tax on industrial rent is 6% from 1 January 2026 (down from 8%). Tenants with annual sales under RM1.5 million are exempt.
  • Budget for 2 months' deposit, 1 month utility deposit and 1 month advance rent before you move in.

A warehouse for rent in Selangor costs about RM1.50 psf per month at the median in 2026, based on JPPH-registered industrial tenancies, and most deals land between RM1.00 and RM2.20 psf. Large warehouses above 30,000 sq ft in Klang and Kapar rent nearer RM0.85 to RM1.25 psf, while modern Grade A logistics space asks more. Size, clear height, loading bays and the landlord's fit-out move the price as much as the address.

How much is warehouse rent in Selangor in 2026?

Asking prices tell you what landlords hope for. Tenancies registered with JPPH (the Valuation and Property Services Department) show what tenants actually signed, and BuyKlang summarises them by area on the Selangor and KL industrial transactions page. The figures below are JPPH-recorded transactions to July 2026. They cover industrial buildings as a whole, since JPPH does not split warehouses from factories, and rent is per sq ft of floor area per month. Registered deals lean toward existing stock, so a brand new logistics building usually asks more than the median.

Warehouse rent per sq ft by area

Area Registered tenancies (24 months) Median rent psf/month Middle half of deals Notes
Selangor (all districts) 2,145 RM1.52 RM1.00 to RM2.22 Median monthly rent RM5,000
Puchong 48 RM2.14 RM1.64 to RM2.50 Mostly small terrace units near KL
Shah Alam 115 RM1.73 RM1.31 to RM2.55 Detached units median RM1.55
Kajang and Balakong 180 RM1.54 RM1.05 to RM2.16 Detached units median RM1.35
Kapar 247 RM1.47 RM1.08 to RM1.97 Units above 60,000 sq ft median RM0.84
Klang and Port Klang (whole district) 662 RM1.44 RM1.01 to RM1.92 Includes Westport, Pulau Indah, Bukit Raja, North Port
Pulau Indah 20 RM1.62 RM0.97 to RM1.73 Small sample
Kuala Langat (Banting, Telok Panglima Garang) 69 RM1.38 RM0.66 to RM2.02 Detached units median RM1.45
Rawang 24 RM1.30 RM0.89 to RM2.16 Small sample
Pandamaran 20 RM1.07 RM0.73 to RM1.45 Mostly terrace and detached units
Sepang 91 RM0.98 RM0.66 to RM1.97 Pulled down by small strata units; semi-D median RM1.67

Bukit Raja has no separate rent breakdown yet because too few tenancies are registered there; its warehouses are counted in the Klang district figure. Within that district, tenancies registered in the Port Klang Free Zone had a median of RM1.75 psf across 9 deals, a little above the district median. For zone-by-zone detail, see the Klang and Port Klang rent psf comparison and the Shah Alam warehouse rent guide.

Big warehouse for rent: price by size

The larger the warehouse, the lower the rate per sq ft. That pattern holds across Selangor:

Size of unit Tenancies (Selangor) Median rent psf/month
Under 3,000 sq ft 1,102 RM1.67
3,000 to 10,000 sq ft 629 RM1.56
10,000 to 30,000 sq ft 259 RM1.27
30,000 to 60,000 sq ft 86 RM1.24
Above 60,000 sq ft 69 RM1.15

Source: JPPH-registered tenancies, 24 months to July 2026.

In Klang and Port Klang, the 48 registered tenancies above 60,000 sq ft had a median of RM1.08 psf, so a 100,000 sq ft warehouse runs about RM108,000 a month before service tax. If you need a big warehouse, start with the warehouses for rent across Selangor and filter by size first, then by area.

Grade A logistics warehouses: why they ask more

Modern logistics buildings (high clear height, many dock levellers, wide column spacing, sprinklers designed for high racking) are priced above the registered median:

  • Specification premium: higher clear height, more dock levellers and sprinklers designed for high racking cost more to build, so landlords ask more than the registered Selangor median of RM1.52 psf.
  • New supply: phase one of the Shah Alam International Logistics Hub adds 2.8 million sq ft of net lettable area (IJM's contract announcement), and new buildings still filling up tend to offer rent-free periods and fit-out contributions.
  • Older facilities: landlords of older stock compete on rent and lease terms to keep tenants.

The reading for 2026: new Grade A space is still leasing up, and tenants who need 100,000 sq ft or more have room to negotiate rent-free periods and fit-out.

Types of warehouse for rent in Selangor

Type What it is Typical users Where you find it
Single-storey detached or semi-D warehouse Standalone building with its own compound and a small office SMEs, distributors, light assembly Klang, Kapar, Shah Alam, Balakong, Rawang
Ramp-up (multi-storey) warehouse Trucks drive up a ramp to load on upper floors 3PLs, e-commerce, regional distribution Shah Alam, Bukit Raja
Grade A logistics warehouse Large floor plates, high clear height, dock levellers on most bays 3PLs, retailers, FMCG Shah Alam, Bukit Raja, Port Klang belt
Cold room or cold storage Insulated chilled or frozen rooms with standby power Food, pharma, cold-chain 3PLs Klang, Shah Alam, Pulau Indah
Bonded or free zone warehouse Goods stored with duty suspended under customs control Importers, re-exporters, regional hubs Port Klang Free Zone, Westport, Pulau Indah
Open yard Hardstand land for containers, trucks or bulky goods Hauliers, container depots Port Klang, Westport, Pulau Indah, Kapar

Ramp-up warehouses are spreading because land is expensive. Ground-floor and upper-floor rates can differ, so ask for the rate floor by floor.

Cold rooms need insulation, refrigeration and heavy power, so they rent at a premium. See the cold storage warehouse requirements and our Klang cold room warehouse guide before you shortlist.

Bonded warehouses are licensed by the Royal Malaysian Customs Department, while space inside the Port Klang Free Zone follows free zone rules instead. The PKFZ bonded warehouse setup and cost guide covers the steps.

Open yards are rented as land. Check that the zoning and council approval allow container stacking or truck parking before you sign, because the council can act against unapproved use.

Warehouse specs that matter before you sign

Rent per sq ft only means something once you know what the building can do. These are the specs that decide whether a warehouse works for your operation:

Spec Why it matters What to ask the landlord
Clear height Decides how many racking levels you can use Height under beams, lights and sprinklers, not roof height
Floor loading High racking and reach trucks need a strong, flat floor Design loading in kN/m² and any slab cracks
Loading bays and dock levellers Decide how many trucks you can load at once Number of bays, dock levellers, canopy cover
Column spacing Wide spans fit more racking aisles Column grid drawings
Truck access and turning A 40-foot trailer must reach every bay Turning space, queue area, road access at peak hours
Power supply Cold rooms, chargers and automation need capacity TNB supply in amps and spare capacity
Fire safety and certificate High racking changes sprinkler and fire certificate needs Current Bomba fire certificate if the building needs one, sprinkler design
CCC or CF and zoning You need a legal building for your licence Copy of CCC or CF and industrial zoning

A cheaper warehouse with too little clear height can cost more per pallet position than a dearer one with taller racking, so compare cost per pallet, not only per sq ft. The logistics warehouse requirements page lists the checks in more detail. Larger buildings can fall under the Fire Services Act 1988 designated premises rules and need a yearly Bomba fire certificate, and higher racking can change what Bomba requires, so check with Bomba before you install it.

Lease terms, deposits and service tax

Deposits and upfront payments

The usual Selangor practice is 2 months' rent as security deposit, 1 month as utility deposit and 1 month's rent in advance. Landlords ask for more from heavy power or water users, polluting or high fire-risk operations, new, small or foreign companies, tenants with a weak CTOS or CCRIS record, and when they pay for renovation. Units with cold rooms, cranes, goods lifts or a substation also attract higher deposits. Large or listed companies can sometimes negotiate less.

Lease length

The median term in the registered tenancies above is 24 months, often with an option to renew. Expect a longer term if the landlord pays for a fit-out. Rent-free periods are negotiated case by case and are easier to win in new buildings still leasing up.

Stamp duty on the tenancy agreement

Stamp duty on a tenancy is paid by the tenant unless the agreement says otherwise, and the agreement must be stamped within 30 days of signing. Leases of 3 years or less do not need to be registered at the land office. Check the current stamp duty rate with LHDN when you budget.

Service tax (SST) on warehouse rent

The government cut service tax on rental or leasing for industrial use from 8% to 6% from 1 January 2026, reported by the NST. Micro, small and medium enterprises with annual sales under RM1.5 million are exempt, and newly established MSMEs get a one-year exemption. Whether utilities billed through the landlord are taxed depends on how they are invoiced, so check with the Royal Malaysian Customs Department.

Worked example: 20,000 sq ft at RM1.30 psf

Item Amount
Monthly rent (20,000 x RM1.30) RM26,000
Service tax at 6% (if your business is not exempt) RM1,560 a month
Security deposit (2 months) RM52,000
Utility deposit (1 month) RM26,000
Advance rent (1 month) RM26,000
Cash before moving in (excluding SST, stamp duty, fit-out) RM104,000

3PL or your own warehouse lease?

With a 3PL you pay per pallet, per order or per sq ft used, the operator runs the floor and systems, and you do not fund racking or a fit-out. That suits seasonal or uncertain volumes and market entry. With your own lease you pay a fixed rent for the whole building for two years or more, plus deposits and racking, but you control layout, staff and security, and the cost per pallet falls once you fill the space. Many companies start with a 3PL and move to their own lease when volumes settle; cold rooms, bonded status or a special layout tip the decision earlier.

New warehouse supply in Shah Alam and Bukit Raja

Most new Klang Valley logistics space is landing in Shah Alam and the Klang corridor:

  • Shah Alam International Logistics Hub: built for Global Vision Logistics on a 71-acre site, with a four-storey warehouse complex. Phase one has 2.8 million sq ft of net lettable area, according to IJM's contract announcement.
  • Tasco Shah Alam Logistics Centre: Tasco told The Edge it would add four-storey warehouses on its Shah Alam site, taking the centre to about 1.4 million sq ft by 2026.
  • Bukit Raja: Big Caring Group's Bukit Raja Distribution Centre, about 242,000 sq ft with automation, was due for completion in 2Q 2026. Our Bukit Raja factory and warehouse guide covers the estates there.
  • Wider Klang Valley: more logistics space is scheduled for completion between 2026 and 2028, as reported by MIDA.

For tenants this means more choice of large modern space through 2026 and 2027, and better terms on new buildings still filling up. Small older units in established estates face less competition, so expect fewer discounts there. Browse current Shah Alam warehouses for rent and Port Klang warehouses for rent.

Which Selangor area suits your warehouse?

Choose the Port Klang belt (Westport, Pulau Indah, Kapar) for container trade, bonded storage and haulage; Shah Alam and Bukit Raja for Klang Valley distribution and e-commerce; Puchong and Balakong for last-mile delivery into KL; Rawang for the north and lower rents; and Sepang or Banting for KLIA cargo and larger, cheaper plots. If owning makes more sense, compare warehouses for sale in Selangor against five to ten years of rent.

Checklist before you rent a warehouse in Selangor

  1. Pick the area from your delivery routes and port or airport trips.
  2. Size the space from pallet count and racking plan, not current floor area.
  3. Measure clear height under beams and sprinklers, and check floor loading against your racking.
  4. Count loading bays and dock levellers, and test turning with a 40-foot trailer.
  5. Check power supply in amps if you need cold rooms, chargers or automation.
  6. Ask for the CCC or CF, industrial zoning and any Bomba fire certificate.
  7. Check drainage and flood history.
  8. Agree deposits, rent-free period, renewal option and repair duties in writing.
  9. Budget for 6% service tax if your business is not exempt, and stamp the agreement within 30 days.

FAQ

How much is warehouse rent per sq ft in Selangor?

JPPH-registered industrial tenancies in Selangor had a median rent of RM1.52 psf per month in the 24 months to July 2026, with most deals between RM1.00 and RM2.22 psf. Grade A logistics space asks more than the median, while units above 60,000 sq ft rent for about RM1.15 psf.

Where is the cheapest warehouse rent in Selangor?

Pandamaran (median RM1.07 psf), Rawang (RM1.30 psf) and Kuala Langat (RM1.38 psf) were at the lower end of registered rents, and large detached warehouses in Kapar also rent well below the state median. Lower rent usually means older buildings or longer trips, so check access and specs as well as price.

How much deposit do I need to rent a warehouse?

The usual practice is 2 months' rent as security deposit, 1 month as utility deposit and 1 month's rent in advance. Landlords ask for more from new or foreign companies, heavy power users, polluting or high fire-risk operations, and when they pay for renovation. Large or listed tenants can sometimes negotiate less.

Is there SST on warehouse rental in 2026?

Yes. Service tax on rental or leasing for industrial use is 6% from 1 January 2026, down from 8%. Businesses with annual sales under RM1.5 million are exempt, and new MSMEs get a one-year exemption. Check with the Royal Malaysian Customs Department how utilities on the landlord's bill are treated.

Should I use a 3PL or lease my own warehouse?

A 3PL suits seasonal or uncertain volumes because you pay for the space you use and do not fund your own racking or fit-out. Your own lease suits stable volumes, special handling such as cold rooms or bonded storage, and operations large enough to fill the building most of the year. Many companies start with a 3PL and move to their own lease once volumes settle.

Is new warehouse supply pushing rents down in Shah Alam?

New Grade A supply gives tenants of large space more room to negotiate. The 2.8 million sq ft first phase of the Shah Alam International Logistics Hub adds a large block of new space that is still leasing up. Registered Shah Alam rents still had a median of RM1.73 psf, so smaller units in established estates have not fallen the same way.
