Factory Rental Cost per Square Foot in Selangor (2026): RM psf by Area and Type

Key Takeaways

The factory rental cost per square foot in Selangor, Malaysia is a median of RM1.54 psf per month on JPPH-registered factory tenancies in Selangor and Kuala Lumpur over the 24 months to August 2026, with typical rents from RM1.02 to RM2.24 psf. Puchong is the highest main area at RM2.14 and Serendah the lowest at RM0.95.

  • By area, registered median rents run from RM2.14 psf per month in Puchong, RM2.04 in Meru and RM2.00 in Subang & Glenmarie, through RM1.71 in Shah Alam and RM1.43 in Klang & Port Klang, down to RM1.22 in Semenyih and RM1.06 in Nilai (Negeri Sembilan).
  • By factory type across Selangor and KL: terrace RM1.62, semi-detached RM1.75, detached RM1.38 and stratified RM1.58 psf per month. The median monthly rent is RM3,700 for a terrace factory of about 2,000 sq ft and RM12,500 for a detached factory of about 8,220 sq ft.
  • Bigger buildings rent for less per sq ft. In Klang & Port Klang a detached factory rents at RM1.22 psf for about 15,090 sq ft, against RM1.47 psf for a terrace unit of about 2,450 sq ft.
  • MIDA's published range for a ready-built factory in Selangor is RM1.50 to RM3.00 psf per month, and RM0.90 to RM1.50 in Negeri Sembilan.
  • Budget beyond the rate: deposits (commonly two to three months plus a utility deposit), stamp duty on the tenancy agreement (RM3 per RM250 of annual rent for a one to three year term), and service tax at 6% from 1 January 2026 where the landlord is registered.

This is the state-wide rental companion to our factory valuation guide. Every rent below is a JPPH-registered tenancy: a real lease recorded with the government, aggregated by BuyKlang on our Selangor & Kuala Lumpur transaction prices and rents page. They are not asking rents from advertisements, and rents are per sq ft of rented floor area per month. The data covers the registered records available so far, latest month August 2026, which is not every lease signed in the state.

How much is factory rent per square foot in Selangor in 2026?

The short answer is about RM1.54 psf per month at the median, with half of all registered factory leases falling between RM1.02 and RM2.24 psf. Where your quote lands inside that range depends first on the area:

Area Median rent (RM psf/month) Typical range (RM psf/month) Registered tenancies, 24 months
Puchong RM2.14 RM1.67 to RM2.52 49
Meru RM2.04 RM1.60 to RM2.22 17
Subang & Glenmarie RM2.00 RM1.40 to RM2.80 115
Shah Alam RM1.71 RM1.28 to RM2.47 119
Sungai Buloh & Kota Damansara RM1.65 RM1.04 to RM2.49 153
Kajang, Balakong & Bangi RM1.55 RM1.06 to RM2.13 206
Pulau Indah, Westport & PIIP RM1.54 RM0.92 to RM1.72 23

Rawang & Kundang RM1.39 RM0.91 to RM2.22 25
Semenyih & Beranang RM1.22 RM0.77 to RM1.64 97
Nilai, Labu & Enstek (Negeri Sembilan) RM1.06 RM0.84 to RM1.66 172

Source: JPPH-registered tenancies, 24 months to August 2026, aggregated by BuyKlang. Counts are the number of leases recorded in the registered data, not the total market. The typical term on these leases is 24 months.

Three patterns behind the numbers:

  1. The central premium. Puchong, Subang & Glenmarie and Shah Alam sit closest to KL and the mature expressway grid, and their industrial land supply stopped growing years ago. Tenants pay for connectivity and for a deep labour pool. Meru's RM2.04 comes from a small sample of 17 leases, mostly semi-detached units, so read it as a pointer rather than a benchmark.
  2. The port belt is about volume and size. Klang & Port Klang records far more factory leases than any other area (780 in 24 months), and its RM1.43 median is pulled down by large detached buildings. A low rate per sq ft on a big building still means a large monthly bill.
  3. The outer corridors are the value play. Semenyih, Nilai and Serendah carry the lowest registered rents for tenants whose customers and workforce do not need a central address.

What is the rent for a terrace, semi-D or detached factory?

The rate per sq ft and the monthly bill tell different stories, so look at both:

Factory type (Selangor & KL) Median rent (RM psf/month) Median monthly rent Typical rented area Registered tenancies
Terrace factory RM1.62 RM3,700 about 2,000 sq ft 1,084
Semi-detached factory RM1.75 RM12,900 about 7,960 sq ft 316
Detached factory RM1.38 RM12,500 about 8,220 sq ft 743
Stratified factory RM1.58 RM3,000 about 1,760 sq ft 285

Source: JPPH-registered tenancies, 24 months to August 2026.

The same pattern holds inside individual areas:

Area Terrace Semi-detached Detached
Klang & Port Klang RM1.47 (about 2,450 sq ft, RM3,500/month) RM1.78 (about 8,630 sq ft, RM15,000/month) RM1.22 (about 15,090 sq ft, RM19,700/month)
Kapar RM1.36 (about 2,160 sq ft, RM3,000/month) RM1.85 (about 9,520 sq ft, RM16,000/month) RM1.21 (about 17,880 sq ft, RM20,100/month)
Shah Alam RM1.79 (about 2,600 sq ft, RM4,400/month) RM2.12 (about 8,810 sq ft, RM17,300/month) RM1.50 (about 9,170 sq ft, RM12,200/month)
Subang & Glenmarie RM2.11 (about 2,250 sq ft, RM5,000/month) RM2.14 (about 10,000 sq ft, RM12,000/month) RM1.81 (about 6,680 sq ft, RM12,500/month)

Rents in RM psf per month, with the typical rented area and median monthly rent in brackets. Semi-detached factories carry the highest rate in most areas: they are usually newer, come with their own compound and side access, and sit in the size band most small manufacturers want.

Why do bigger factories rent for less per square foot?

Comparing two quotes by address alone is the most common budgeting mistake. In the registered data the detached factories, which are usually the most spacious buildings, rent at the lowest rate in almost every area: RM1.22 psf in Klang & Port Klang and RM1.21 psf in Kapar, against RM1.78 and RM1.85 for semi-detached units in the same areas. In Pulau Indah, Westport & PIIP the detached median is RM1.38 psf for about 55,140 sq ft, which still comes to a median of RM33,700 a month.

Landlords of large boxes price for occupancy and lease length, not for headline psf. A single tenant filling a large building on a long lease is worth more to them than several short tenancies, and few tenants can take the whole space, so the rate per sq ft has to come down to fill it.

Two practical consequences:

  • Do not benchmark a small unit against the state median. The state-wide figure is pulled down by large detached buildings. A terrace unit in Subang at about RM2.11 psf is not overpriced; it is simply the small-unit market in a central area.
  • Compare like with like. Check a quote against the same factory type in the same area first, then against the area median, and only then against Selangor as a whole.

What moves factory rent within the same area?

Two units on the same road can differ widely on rate. The premiums cluster around:

  • Loading provisions: dock levellers and multiple loading bays are the main warehouse differentiators. Retrofitting a dock leveller into a building not designed for it means structural work on the apron and the door opening, and it is not always possible at all, so distribution tenants usually pay for one that is already there. Filter warehouses with dock levellers.
  • Power: production tenants pay up for existing high amperage, because a larger supply needs a TNB application, often a substation, and time and capital before the machines can run. See high power factories for rent.
  • Clear height: racking-driven tenants rent cubic metres, not floor area. See high ceiling factories for rent.
  • Building age and CF status: newer stock with clean certification rents faster and usually higher.
  • Detached versus link: standalone buildings with private yards carry a premium over terraced units of similar size; compare detached factories for rent.

The power premium is easy to misread. Across a whole market, high-power buildings can look cheaper per sq ft, because they tend to be much larger buildings and the size discount hides the power premium. Compare power only between buildings of similar size, and look at the small-footprint, high-power combination as the scarce one: it is rare, so expect to pay more or to take more space than you need.

How do I work out the total monthly cost of renting a factory?

The rent per sq ft is only the first line. A worked example using the registered median for a detached factory in Selangor and KL (about 8,220 sq ft at RM12,500 a month) on a two-year lease:

Item How it is worked out Example
Monthly rent Registered median for a detached factory RM12,500
Security deposit Commonly two months' rent (assumed here) RM25,000
Utility deposit Commonly one month's rent (assumed here) RM12,500
Advance rental First month, paid on signing RM12,500
Stamp duty on the tenancy Annual rent RM150,000 ÷ RM250 = 600 units × RM3 (term over one and up to three years) RM1,800
Service tax on rent, if the landlord is registered 6% of RM12,500 RM750 a month

Deposit months are a matter of negotiation, not law; the two plus one structure is an assumption for the example. The stamp duty and service tax lines are set by law and explained below. Use our tenancy stamp duty calculator for your own figures.

Other lines to budget:

  • Service charges in managed parks and gated schemes.
  • Fit-out and reinstatement: the cost of returning the premises to original condition at lease end.
  • Quit rent and assessment: usually the owner's cost, but check the tenancy agreement.
  • Escalation: multi-year terms typically build in step-ups on renewal; a longer commitment is your main lever for a better rate.

How much is stamp duty on a factory tenancy agreement?

Since 1 January 2025, the Finance Act 2024 has set the duty on a lease without a premium at the following rates for every RM250 of annual rent or part of it, with no exempt first RM2,400:

Lease term Duty per RM250 of annual rent
Up to 1 year RM1
Over 1 year, up to 3 years RM3
Over 3 years, up to 5 years RM5
Over 5 years or indefinite RM7

The same Act sets a minimum duty of RM10 per instrument. Tenancy agreements are in phase 1 of LHDN's stamp duty self-assessment system, in force from 1 January 2026, and are stamped online on MyTax. An agreement signed in Malaysia must be stamped within 30 days; late stamping carries a penalty of RM50 or 10% of the unpaid duty, whichever is higher, within three months of the deadline, and RM100 or 20% after that. Step by step: how to stamp a factory tenancy on MyTax.

Is service tax charged on factory rent?

Rental or leasing services were brought into the service tax net from 1 July 2025, and the Royal Malaysian Customs Department's MySST portal lists the rate for rental or leasing services as 6% from 1 January 2026. Whether a given rent carries it depends on whether the landlord is registered for service tax and on the exemptions in the rules, so ask for the rent to be quoted with the service tax position stated in the letter of offer.

What does MIDA say about factory rent in Selangor?

The Malaysian Investment Development Authority publishes an indicative cost table for investors. Its Market Rate of Business Space page gives RM1.50 to RM3.00 psf per month for a ready-built factory in Selangor and RM0.90 to RM1.50 in Negeri Sembilan. MIDA's range sits above the registered Selangor median of RM1.54 because it describes ready-built factories as a whole, while the registered figures include older and larger buildings. Use MIDA for a first budget and the registered rents for negotiation.

IllustrationA tenant and agent compare two factories on one road, one with dock levellers and tall racking, the other with a single shutter.

Is factory rent in Selangor going up?

Comparing the same parks and the same factory type year on year, registered rents moved as follows: terrace factories +6% across 24 parks, detached factories +16% across 16 parks, semi-detached factories -11% across 5 parks, and stratified factories +48% across 7 parks. The terrace figure rests on the widest base; the semi-detached and stratified moves come from few parks and can swing with a handful of leases, so treat them with care.

How do I check whether a quoted rent is fair?

  1. Convert the quote to RM psf per month on the rented floor area stated in the offer.
  2. Find the registered median for the same factory type in the same area on the transaction prices and rents page.
  3. Adjust for spec: power, loading, ceiling height, age and certification explain most of the gap above the median.
  4. Add the fixed costs: deposits, stamp duty, service tax and service charges, so you compare total cost, not headline rent.
  5. Negotiate on term: a longer lease or a larger floorplate is the usual way to bring the rate down.

Frequently Asked Questions

How much does it cost to rent a factory in Selangor in 2026?

On JPPH-registered rents over the 24 months to August 2026, the median is RM1.54 psf per month across Selangor and KL. By area: RM1.06 in Nilai, Labu & Enstek, RM1.45 in Telok Panglima Garang & Jenjarom, RM1.43 in Klang & Port Klang, RM1.40 in Kapar, RM1.71 in Shah Alam, RM1.52 in Ijok & Puncak Alam, RM2.00 in Subang & Glenmarie and RM2.14 in Puchong. Newer, higher-spec units usually rent above the median.

What is the factory rental cost per square foot in Selangor?

The registered median is RM1.54 psf per month, with typical leases between RM1.02 and RM2.24 psf. Terrace factories median RM1.62, semi-detached RM1.75, detached RM1.38 and stratified RM1.58 psf per month.

Which area has the most factories for rent?

In the registered data, Klang & Port Klang records the most factory leases by a wide margin, with 780 tenancies in 24 months, followed by Kapar with 292 and Kajang, Balakong & Bangi with 206. These counts are the leases recorded so far, not every factory available.

Why is the same-size factory cheaper in Telok Panglima Garang than Shah Alam?

Distance from KL, a thinner labour pool and younger infrastructure. The registered median is RM1.45 psf in Telok Panglima Garang & Jenjarom against RM1.71 in Shah Alam. For port-driven logistics the trade-off often works; for workforce-hungry assembly it may not.

Are asking rents negotiable?

Usually. Larger floorplates, longer terms and strong covenants close below asking. The listed rate is the start of the conversation; check it against the registered rent for the same type and area before you counter.

Do these rates include service charges and SST?

No. The registered figures are the rent recorded on the tenancy. Service charges in managed parks are extra, and service tax on rental or leasing is 6% from 1 January 2026 where the landlord is registered. Confirm both, and the deposit structure, per building before comparing offers.

Does a factory with higher power cost more per square foot?

Yes, when you compare buildings of similar size. Across the whole market high-power units can look cheaper per sq ft, but that is because they are usually much larger buildings, not because power is free. The scarcest combination is a small footprint with heavy power, and it carries the highest rates.

What is the cheapest way to lower rent per square foot?

Take more space or a longer term. In the registered data detached factories rent at RM1.38 psf against RM1.75 for semi-detached units across Selangor and KL, and the gap is wider in Klang & Port Klang (RM1.22 against RM1.78). The monthly bill still rises with size, so take only the space you can use.

How much does a dock leveller add to rent?

A building with a dock leveller usually rents above one with a plain loading bay of similar size. Retrofitting one is structural work on the apron and door opening and is not possible in every building, so for distribution use the premium is usually worth paying.

How much is stamp duty on a factory tenancy agreement?

For a lease without a premium, RM1, RM3, RM5 or RM7 for every RM250 of annual rent for terms up to 1 year, over 1 to 3 years, over 3 to 5 years and over 5 years, with a RM10 minimum. A RM12,500 a month lease for two years pays RM1,800. It must be stamped on MyTax within 30 days of signing.

How long is a typical factory lease in Selangor?

The typical term on registered factory tenancies in Selangor and KL is 24 months. Larger buildings and owner-specified fit-outs are often let on longer terms with step-ups at renewal.
