  • Registered prices on Pulau Indah over the 24 months to July 2026: industrial land at a median of RM82 psf of land (RM14.76 million a deal), detached factories at RM17.8 million (RM221 psf of land) and terrace factories at RM220,000 (RM90 psf of land).

  • Leasehold land on Pulau Indah is listed at about RM100 to RM110 psf for 1.45 to 20.8-acre parcels; the freehold Costa Lagenda parcel works out to about RM69 psf.
  • A shorter lease costs you later: extending industrial land in Selangor costs ¾ × 1/100 × land value × years added, so check the remaining lease before comparing prices.

How Tenure Affects Value

  • Remaining lease: buyers and banks look at the years left. A lease with 70 years or more rarely needs extending during one owner's use; under about 50 years, resale and financing get harder.
  • Extension cost: under the Selangor Land Rules 2003, the premium for commercial and industrial land is ¾ × 1/100 × land value × the number of years added. On a 2-acre plot (87,120 sq ft) assessed at RM82 psf with 40 years left, extending to 99 years would cost about RM3.16 million (illustration only; the land office sets the value).
  • Consent to transfer: many leasehold titles need state consent to sell or charge, which adds time to completion.
  • Financing: banks publish maximums of 85% to 90% of value for industrial property, but a short remaining lease can reduce the amount or tenure. Compare on our commercial loan rates page.

For a full walk-through of the extension formula, see our leasehold factory guide for Klang.
