Price psf = transacted price ÷ land area, for factories as well as land, the usual basis for landed industrial transactions. The built-up area in the registered records is incomplete and inconsistent, so it is not used. Compare psf within the same factory type: a terrace unit covers most of its lot, a detached factory much less of it. Stratified units have no land of their own and are shown by price only.

What the numbers mean

For a buyer, the entry point is a terrace factory: 213 recorded deals in 24 months, a median price of RM638,000, a typical range of RM450,000 to RM990,000, and RM225 psf of land on a median land size of 2,400 sq ft. Semi-detached factories sit higher, with a median of RM3.02 million and RM253 psf of land, while detached factories have a median of RM9.7 million and RM169 psf of land on a median land size of 52,689 sq ft. Industrial land has a median of RM3.56 million and RM51 psf of land. Each factory psf is per sq ft of land, so it is not comparable across factory types.

Against the wider area, the like-for-like picture is mixed: terrace factory prices rose 14% across 9 parks, semi-detached factory prices fell 10% across 6 parks, and industrial land rose 16% across 6 parks. Renting is a separate measure. Across 404 registered factory tenancies, the median rent was RM1.00 psf/month, typically RM0.75 to RM1.58 psf/month, on a typical 24-month term. Terrace factories let at RM0.88 psf/month, semi-detached at RM1.66 psf/month and detached at RM1.17 psf/month.

How these figures are calculated

Archived transaction download is unavailable.

  1. Source: industrial property transfers registered with JPPH (Jabatan Penilaian dan Perkhidmatan Harta), the government valuation department. Industrial buildings plus vacant industrial lots and land approved for industrial development.
  2. Coverage: January 2021 to August 2026. The 12-month window is September 2025 to August 2026. The 24-month window is used for the breakdown tables so each figure has enough deals.
  3. A transfer lodged on several titles at one price is counted once, with the areas added up. Nominal transfers under RM150,000 and implausible prices per sq ft are removed before any median is calculated.
  4. Figures are medians, with the typical range shown as the 25th to 75th percentile. A median is only published from 5 deals or more; an industrial park is only listed from 3 deals.
  5. Only totals and medians are published. No individual transaction, owner name, lot or street number appears on this page.
  6. Every price per sq ft is transacted price ÷ land area (lot size), for factories as well as vacant land, the usual basis for landed industrial transactions. The built-up area in the registered records is often missing or inconsistent, so it is not used. Stratified units have no land of their own and are shown by price only.
  7. Recalculated weekly as new transfers are registered.
  8. These figures cover only the JPPH-registered transfers and tenancies available in our data so far. They do not include every factory sold or rented in the area, and recent months are still being lodged. Use them as a reference, not a complete count or a valuation.
