PKFZ Warehouse for Rent vs Westport and Northport: Rent, Costs and ROI 2026
Warehouse rent in PKFZ, near Westport and near Northport compared on JPPH data to July 2026, with a 20,000 sq ft cost breakdown, the duty maths behind the free zone and how to check gross yields against registered sale prices.

Key Takeaways
- Rent is close across the three port zones. JPPH-recorded tenancies to July 2026 put the Port Klang (Klang district) median at RM1.44 psf a month, Pulau Indah near Westport at RM1.62, and the two PKFZ park names at RM1.37 and RM1.75, the last two from small samples.
- For a 20,000 sq ft warehouse, the Port Klang median for 10,000 to 30,000 sq ft units (RM1.22 psf) works out to about RM24,400 a month. At PKFZ rates the same space is roughly RM27,400 to RM35,000.
- The real difference is customs status, not rent. PKFZ is a free zone under the Free Zones Act 1990: no import duty while goods stay inside or are re-exported. Near Westport or Northport you pay duty at the port unless you use a licensed (bonded) warehouse.
- Investor yields are lower than the 5% to 8% often quoted. JPPH-recorded medians to July 2026 put a Klang district semi-D factory at RM4.95 million to buy against RM15,000 a month in rent, and a detached factory at RM14.9 million against RM17,000 a month, so a year's rent is well under 5% of the price. Every building sale recorded on Pulau Indah was leasehold.
- Westport is getting bigger. Westports handled a record 11.33 million TEUs in 2025, and its first new CT10 wharf is scheduled to start operating in Q3 2028.
Which is cheaper, a warehouse for rent in PKFZ, near Westport or near Northport? On rent alone the three are within about 40 sen psf of each other: JPPH-recorded tenancies to July 2026 show medians of RM1.37 to RM1.75 psf in PKFZ, RM1.62 on Pulau Indah and RM1.44 across Port Klang. What decides your cost and return is how your goods clear customs, how far your trucks run to the terminal your shipping line uses, and, for buyers, whether the title is freehold or leasehold.
The Three Zones in One Table
| PKFZ (Port Klang Free Zone) | Near Westport (Pulau Indah) | Near Northport (mainland Port Klang) | |
|---|---|---|---|
| Where | Pulau Indah, beside Westports | Pulau Indah Industrial Park and nearby estates | Bandar Sultan Suleiman, Telok Gong and the north Klang estates |
| Customs status | Free zone, outside the customs area | Ordinary industrial titles; bonded licence possible | Ordinary industrial titles; bonded licence possible |
| Typical tenure | Land leased from the Port Klang Authority group | Leasehold (all 69 building sales JPPH recorded in 24 months) | Mixed; Klang district is mostly freehold |
| JPPH median rent, to July 2026 | RM1.37 to RM1.75 psf (14 records) | RM1.62 psf (20 records) | RM1.44 psf (Klang district, 662 records) |
| Terminal nearby | Westports | Westports | Northport |
| Best fit | Re-export, regional distribution, export manufacturing | Importers and 3PLs on Westports services | Shipping lines calling Northport, north Klang distribution |
Port Klang handled a record 15.14 million TEUs in 2025. Westports' own 4Q2025 investor update reports 11.33 million of those, which leaves roughly 3.8 million TEUs, by subtraction, for the Northport side. Ask your forwarder which terminal your lines actually use before you shortlist by zone. For a wider look at the three areas, see Westport vs Northport vs PKFZ compared.
PKFZ: What You Pay For
PKFZ is a fenced zone of about 1,000 acres on Pulau Indah. In 2019 The Edge reported that open land there had been leased on promotional terms of up to 30 years, with increases of only 5% to 10% every two to three years, and that newer tenancies were moving to market rates. Ask PKFZ for the current lease terms. It is declared under the Free Zones Act 1990, so goods brought in, stored, repacked or re-exported pay no import or excise duty. Duty and sales tax apply only when goods leave for the Malaysian market.
The zone has recovered after years of low use. In June 2026 the NST reported that PKFZ earned a record RM108 million in revenue in 2025, had reactivated 86% of its dormant commercial space and handled 110,467 TEUs by May 2026.
The rent premium buys duty and tax deferral, plus permanent relief on whatever you re-export. It also brings gate procedures: every truck passes the PKFZ customs gate, and each movement is declared on Customs forms such as ZB1, K1, K2 or K8. Rules, forms and the leasing steps are in our Port Klang Free Zone guide.
Near Westport: Pulau Indah
The ordinary industrial estates on Pulau Indah give the shortest truck run to Westports without free zone procedures. Two points matter for cost:
- Rent. JPPH recorded 20 tenancies to July 2026 at a median of RM1.62 psf, half of them small terrace units. Detached factories (8 records) had a median of RM1.68 psf at a median size of 24,520 sq ft.
- Tenure. All 69 building sales JPPH recorded on Pulau Indah in the 24 months were leasehold. The land median was RM82 psf from 30 deals. Details are on the Pulau Indah transactions page.
Westport's capacity is growing. Westports reports that reclamation for CT10 is complete, wharf and yard construction starts in Q1 2027, and the first 300-metre CT10 wharf should start operations in Q3 2028, with CT11 to follow by 2029 to 2030. Its container yard occupancy rose to 85% in 2025 and it raised container tariffs by 15% from 15 July 2025, both worth knowing if you move gateway containers. Current units are listed under warehouses for rent near Westport.

Near Northport: Mainland Port Klang
Northport sits on the mainland side, next to Bandar Sultan Suleiman and Telok Gong. Firms further north in Kapar and Bukit Raja reach it on the New North Klang Straits Bypass. This side offers more stock, more freehold titles and a wider choice of sizes.
JPPH figures for Klang district (shown on our site as Port Klang) to July 2026:
| Unit size | Median rent psf a month | Median monthly rent |
|---|---|---|
| Under 3,000 sq ft | RM1.51 | RM2,500 |
| 3,000 to 10,000 sq ft | RM1.66 | RM9,000 |
| 10,000 to 30,000 sq ft | RM1.22 | RM20,300 |
| 30,000 to 60,000 sq ft | RM1.21 | RM54,500 |
| Above 60,000 sq ft | RM1.08 | RM104,000 |
The quarterly median moved from RM1.44 psf in Q4 2025 and Q1 2026 to RM1.50 in Q2 2026. The full breakdown is on the Port Klang industrial transactions page, and current units are under warehouses for rent near Northport.
What a 20,000 sq ft Warehouse Costs to Rent
A worked example on a three-year tenancy. Rents are JPPH medians, not quotes for a specific unit.
| Cost item | Port Klang median (RM1.22 psf) | PKFZ low (RM1.37 psf) | PKFZ high (RM1.75 psf) |
|---|---|---|---|
| Monthly rent | RM24,400 | RM27,400 | RM35,000 |
| Annual rent | RM292,800 | RM328,800 | RM420,000 |
| Deposits and advance (2 months security, 1 month utilities, 1 month advance rent) | RM97,600 | RM109,600 | RM140,000 |
| Stamp duty, tenancy over 1 and up to 3 years (RM3 per RM250 of annual rent) | about RM3,516 | about RM3,948 | about RM5,040 |
| 6% service tax on rent, if the landlord is SST-registered | RM1,464 a month | Check with Customs for free zone premises | Same |
Notes on the table:
- Deposits follow the common practice in our deals. Expect more for heavy power or water users, new companies, foreign-owned tenants or landlord-funded fit-outs.
- Stamp duty follows LHDN's stamp duty guideline. The tenant normally pays and the agreement must be stamped within 30 days.
- Service tax on rental of commercial and industrial property is 6% from 1 January 2026 and is only charged by a landlord registered for SST.
The gap between Port Klang's median and PKFZ is about RM3,000 to RM10,600 a month on this size. Whether PKFZ pays for itself depends on the duty you would otherwise pay up front.

The Duty Side: When PKFZ or a Bonded Warehouse Pays Back
Suppose each load of imported stock carries RM100,000 of import duty and sales tax and sits 90 days before it is sold.
- Ordinary warehouse near Westport or Northport: the RM100,000 is paid at the port when the goods are cleared.
- PKFZ: nothing is paid until the goods leave the zone for the Malaysian market. At an assumed 5% cost of funds, 90 days' deferral is worth about RM1,233 per load. On goods re-exported from the zone, the RM100,000 is never paid.
- Licensed (bonded) warehouse outside the zone: duty is also deferred, but you need a Customs licence. RMCD's licensing guide sets a RM2,400 licence fee and a bank guarantee of 10% (public) or 50% (private) of estimated annual duty. Our bonded warehouse guide covers the setup.
The rule of thumb: if most of your goods are re-exported, or carry high duty and sit for weeks, PKFZ or bonded storage usually covers the higher rent. If almost everything is sold locally within days, an ordinary warehouse near the terminal you use is usually cheaper.
Investor ROI: Indicative Gross Yields From JPPH Data
Older articles, including an earlier version of this one, quoted 5% to 8% yields for Port Klang warehouses without a source. Here are the JPPH-recorded medians to July 2026. Registered sale psf is per square foot of land while rent is per square foot of floor area, so the two psf figures cannot be divided into a yield: set a year's rent against the sale price instead.
| Area and type | Median monthly rent | Median sale price | Sale psf (land) |
|---|---|---|---|
| Klang district, terrace factory | RM3,500 for about 2,460 sq ft (263 tenancies) | RM869,000 (374 sales) | RM422 |
| Klang district, semi-D | RM15,000 for about 8,490 sq ft (110) | RM4.95 million (170) | RM334 |
| Klang district, detached | RM17,000 for about 13,900 sq ft (246) | RM14.9 million (80) | RM267 |
| Klang district, warehouse | RM54,500 (30,000 to 60,000 sq ft band) | RM17.66 million (9) | RM130 |
| Pulau Indah, detached (leasehold) | RM20,300 for about 24,520 sq ft (8) | RM17.8 million (7) | RM221 |
| PKFZ | RM1.37 to RM1.75 psf | No sale records (land is leased) | n/a |
How to read it:
- These are gross figures. Quit rent, assessment, insurance, repairs and empty months come off before you reach a net yield.
- The rent and sale samples are different buildings, so treat each figure as a direction rather than a promise.
- Freehold sells for more. Across Klang district, 454 freehold factory sales had a median price of RM1.9 million against RM500,000 for 185 leasehold sales, a gap that also mixes location, size and type. Pulau Indah titles are leasehold, and a lease gets shorter every year, which banks and the next buyer will price in.

Checklist Before You Sign
- Ask your forwarder which terminal (Westports or Northport) your shipping lines use, and how many containers a month you move.
- Work out the share of goods re-exported versus sold in Malaysia, and the duty and tax on each.
- For PKFZ: confirm the activity is allowed in a free zone, and get the lease or sublease consent and gate registration in writing.
- For bonded storage outside the zone: check the building can meet Customs rules (one main entrance, fencing, CCTV, alarm) before you commit.
- Check floor loading for your racking with the floor loading calculator, plus clear height, docks and power.
- Confirm the CCC or CF, and the remaining lease term on leasehold land.
- Budget deposits, stamp duty and service tax as well as rent.

FAQ
How much is warehouse rent in PKFZ compared with Westport and Northport?
JPPH-recorded tenancies to July 2026 show medians of RM1.37 to RM1.75 psf a month under PKFZ park names, RM1.62 psf on Pulau Indah near Westport, and RM1.44 psf across Klang district, which covers the Northport side. The PKFZ and Pulau Indah samples are small, so treat them as ranges. Large units rent for less per square foot: above 60,000 sq ft the Klang district median is RM1.08 psf.
Is it cheaper to rent a warehouse in PKFZ or outside it?
Outside is usually cheaper on rent. PKFZ makes sense when duty deferral and duty-free re-export save more than the rent difference, which on a 20,000 sq ft unit is about RM3,000 to RM10,600 a month at median rates. If you sell nearly everything locally and quickly, an ordinary warehouse near your terminal tends to cost less overall.
What rental yield does a Port Klang warehouse or factory give?
JPPH-recorded medians to July 2026 put Klang district factories at RM869,000 to buy and RM3,500 a month to rent for a terrace, RM4.95 million and RM15,000 for a semi-D, and RM14.9 million and RM17,000 for a detached unit. For each type a year's rent is under 5% of the median price, below the 5% to 8% often quoted, although the rent and sale samples are different buildings. Net yields are lower after quit rent, assessment, repairs and vacancy.
Can I buy a warehouse in PKFZ as an investment?
Not as a freehold. PKFZ land belongs to the Port Klang Authority group and is leased out, so what changes hands is a building on leased land or the remaining lease, and assignment needs PKFZ's consent. JPPH has no recent sale records under PKFZ names, so yields cannot be benchmarked the way they can for Klang district.
Should I rent near Westport or near Northport?
Choose by the terminal your shipping lines use. Westports handled 11.33 million TEUs in 2025, about three quarters of Port Klang's total, and its CT10 expansion should start operating in Q3 2028. Northport serves the remaining lines and is closer to the mainland estates, where there is more stock and more freehold land.
What do I pay upfront to rent a warehouse in Port Klang?
Usually two months' security deposit, one month's utility deposit and one month's rent in advance, so about four months' rent in cash, plus stamp duty on the tenancy agreement. A three-year tenancy is stamped at RM3 per RM250 of annual rent, about RM3,516 on RM24,400 a month. Add 6% service tax on rent if the landlord is SST-registered.
When will Westport's new terminals open?
Westports reports that CT10 reclamation is complete and its first 300-metre wharf should start operations in Q3 2028, with a second CT10 wharf by end-2028. CT11's wharves are scheduled for the end of 2029 and mid-2030. More berths should mean more demand for warehouses near Westport, but the timing depends on construction progress.
